Hi, I recently visited the GR Queens Pride property at Begur Road. Has anybody booked a flat there ? The builders said 60% of flats are already booked, though no construction work has started yet. I would also like to know the future prospects of this property / area.

Hi Messiya,

Thank you for sending this along.

However, I was reading reviews for this project and the builder. You guys don't even have a single positive review on any of the websites except a whole lot of negative reviews. Could you explain why this is so? Also, there are some very bad reviews how you have treated customers. This is not convincing at all and unless you prove these things wrong, I cannot go further with this.

11) Coming to customer visit to our site is concern we welcome the customers to come with the prior appointments but there are very very few customer(Exceptional) who would like to visit every week and wants to answer all their queries on weekly basis which is impossible as the construction is going on we request them to avoid bringing elders as well as kids for their safety if someone (Exceptional) wants flout all the rules repeatedly just because he has paid some amount we will not be able to attend to them .( such people are free to write whatever he feels like without any valid proof )

12) We are the most reasonably priced high raised project in this area we are able to offer at this price as the builder is personally involved in the day to day affairs of the project and we have no creditors and we pass this benefit to the customers for someone it may sound unprofessional and everyone is free to have their own opinion

8) My structure (column and beam) size is as per the guidelines provided by the Indian bureau of construction you are free to check the size of my column with rest of the people in the industry
9) We will complete the project within 6months by all means.

10) As far as the earlier project is concerned there is no water supply there the reason at the time when we handed over the project to the customers it was under CMC and there was no Cauvery water connection at that time now it comes under BBMP hence the apartment owners have to pay the betterment charges (It is a practice when one property is coming under BBMP government collects the fees ) but they are refusing to pay .please understand that any person is purchasing a commodity at the existing conditions if the government changes the status of the area the overall value of the property goes up so is the taxes ( The earlier property is” B” Khatha .

Hi, after reading through all your views and feed backs, I sent an email to GR and this is what they replied to me. Once I have read the content and tone of the reply, it was quite evident that builder has a "I don't care" attitude towards her customers and what they feel. I have made up my mind not to proceed with this builder any further... Here we go with the full content:

"Hi it is nice to know that you are giving so much importance to the reviews as a result it is becoming big money-spinner for many companies instead of replying to all the quarries raised by different people I would like to tell you what we are delivering here.
1) There is no deviation in this project construction is done exclusively as per the sanction plan
2) All the specifications will be met with without exception
3) Our is “A “Khatha property and approved by BBMP where you will have no problem in future where as 80% of the buildings are of” B” Khata."

4) There is no Cauvery water connection in this area as soon as the government decided to provide the water connection all the apartments will get it including us As you know very well we are not collecting any deposits from the customers for water connection.(As per our knowledge Cauvery water will come any time within 6 months but it is purely at the discretion of the govt) currently we are using bore well water which is 100% potable.
5) Total area of the land is 51500 the plan approval is for 17000 hence you have 77% open area without any doubt
6) We are not providing window grill as it is not part of our specification in case anybody is interested the same can be arranged at a cost of 6000/grill which is less than manufacturing cost .
7) We provide 24 hours power back up to all the points of the apartment including common area ( Many people provide only for common area and few points in the apartment

Is it worth buying the GR Queens pride property at Begur road? The building has 9 floors in Block A for commercial use and I am not sure if it increases the value of the apartment for the residents or decreases it?

It is a practice in real estate to book the flat before construction work starts. Begur is off Bangalore-Hosur highway and one of the real estate destination in Bangalore. The future in Bangalore is really positive and there are 5 major roads that connect Begur to rest of Bangalore.Bangalore's BMTC buses arrives and departures every 5 min to all parts of the city.
