If it has got all the necessary approvals and the site is converted than I think you can take the site. But before buying such sites consult a legal expert and cross check all the necessary documents provided.
Mostly probably you can buy a DC conversion land for building a commercial showroom. First you have to convert the land to non-agricultural land and a non-agriculture order has to be obtained from the collector of the district where the property is situated. Along with this, you need to take the latest receipts evidencing the payment of non-agriculture tax. In cases where the conversion from agricultural use to non agriculture use is not done within the given time frame, there should be an order from the authority concerned extending the period.
DC Conversion is a legal process and is mandatory Under Section 95 of Karnataka Land Revenue Act, by which the occupant or the property owner makes an application to the Deputy Commissioner of the District seeking his assent/permission/sanction for the change of land use from agriculture to non-agriculture(Residential/Public Use/Semi Public Use/Industrial/Commercial) use. The Jurisdictional revenue authority will consider the application on the basis of rules and regulation formulated for this purpose and accordingly an order may be issued. The Conversion fee/fine is levied and an official memorandum (OM) is issued to the applicant, directing the applicant to pay the same in the state treasury. Upon the confirmation of such payment, the Deputy Commissioner will issue Conversion Order.
Hello dear...as far as i know the DC - District Commisioner, is responsible for converting revenue land to residential. The land is eligible for residential use only if it is DC converted. If you are planning to build a house with B khata (form B register), it is better to go for DC converted sites otherwise BBMP will not sanction the building plan. Else you have to go for original khata (also called A khata) sites.
i am planning to buy a plot in bangalore which is panchyat approved. agriculture land. seller is saying he has taken approval but not converted to DC. what does it mean. can we buy a plot without DC conversion.
DC Converted means the conversion of land from 'agricultural' (i.e. land that can only be used for farming according to the government, and hence assessed for tax accordingly) to 'residential'. DC stands for District Commissioner, the officer who has the authority to approve such conversions. DC converted sites are usually eligible for bank loans.
