Has any one booked any flat in Ashish J K apartments ,Marathahalli(Builder - Aashish Developer and Builders)? It seems currently booking is in progress for the C Block ( A & B Block is over). Please let me know how good the builder is as not found any review regarding the builder.
BIG NO !!!! I will not recommend this builder. If you want pain and headache go ahead. you pay money to him and he will show you attitude like he is doing any kind of favor for you. you ask any question and clarification, if it is not in his favor, he will reply rudely or may be no reply. you might see abusive language even especially from younger brother.
There are problems with their floor plan which you realize after getting possession. Main door is narrow, power points are at wrong location, some of the balcony can be accessed by common corridor etc etc. when you ask him to fix some of the issues, reply is "No diamond for cheap price".
He will give you possession of your block but construction in other blocks will still be going on. ultimately you are paying for his security and maintenance.
At the end you are paying him money for an isolated location and his abusive attitude. He kept good spacious parking for second sale and allot congested parking with policy, NO Change

Do not buy any property on this road and Vibgeyor school road, since both roads are having problems. All the builders are clearly wanted to escape from the responsibility of bring the road. Now all the builders are telling only residents have to fight with BBMP. But the BBMP says you are fools even though they gave the approvals after taking the huge bribe.

Good things i see is 1.Don't have much delay as other builders do. 2.The documents are good. 3.Good location , very near to Whitefield and ORR . Also can be considered as middle location for Electrinics city Manyta tech park (Hebbal) or any part of city.
Issues
1. Builder is not constructing the Club House and Swimming pool according to the plan he showing in brochures and sites . Now i see a septic tank and transformer yard is coming up in that place . I think he is planning to construct the club house in basement as he did it in his previous project (Aashish Rajini ) . This is against BBMP approval and customer interest .
2. There is only one road to this project , that road got some issues and it is very narrow now . The other road they claim does not exist and they are never going to come up

I would like to ask all you people there has anyone went to BBMP for quering about road approval.........i have got checked only the document of property and found it clean .....There are talks about road joining OTR but i guess those are all mouth spread .......i haven't find any mention of it anywhere on BBMP site or any other place.............regarding the road my guess is will take another 2 yr to come ...........

Hello Ashima,Road is an issue now but they r telling that it wud be ready by next year..Also there are lot of projects going on in the same area ,so i think it shud be ready be done.
Hi Romil here...i have already booked the flat in this scheme 2 BHK ...........i felt the builder is nice and has co-oprated me in all my queries.........Road is a issue that's going to remian as for last 3 yr i have seen aashish rose all those property were build 3 yrs back and still no road.........but the price point and location at which flat is offered in my opinion is good............

As per my understanding from builder, possession for Block A, B, C, D will be completed by July 2012. I am again going to meet builder on coming Sunday.

Hi Sarad and friends... i have booked a 2 BHK in AJK.. E Block... i got the documents checked by a lawyer... the documents are good according to the lawyer. I got it @ 2875 / sqft... the builder said that the possession for Block A and B is April 2013 (Block E & F in Dec 2013, not sure about block C & D).. the progress of the construction seems like they will meet the deadline. Yes, the builder does not consider changes in the floor plan and changes in the material used for tiles, etc... but i am pretty much OK with the floor plan considering the price and the location. The only concern is the road.. i have checked with the builder.. they said that the approval from BBMP is already there... but the issue is the temple on the road because of which road construction could not be started...
Guys, Seems people are just floating queries but nobody is giving required feedback. Came to know from this thread that few people have booked apartment in Ashish JK. Is it possible for them to provide feedback if the title of the apartment is clear. Builder has claimed it's 'A' khata. As I have surveyed all the 3 projects on this road (Sonesta/ AJK/ Vishnu) and collected feedback........all the 3 projects seems okay. Sonesta is the costliest one and Vishnu & AJK are at same rate. For me the main worry is timely possession of property. Vishnu is giving possession in Dec 2012 & AJK is claiming July 2013 (as per their claim). Request the forum to please comment on AJK & Vishnu. I am planning to take some decision on AJK & Vishnu bu end of this week. Your earliest reply will definitely help me to take some decision.

I have also seen sonesta meadows opposite to this one. they are quoting 3300/- why such a price difference ? also main concern for me would be ROAD. on the way there is a farm land. And would there be
sewage drain canal ?
water pipeline ?
internet connectivity ?
As the road itself is not there.
I have looked at the flat yesterday and looks in an advanced stage normally this is where they stall any development as its expensive from here on. Other than that has anyone done any title check? He mentioned 2950 how much has anyone negotiated to? Of course road is a major issue he says it will be ready by launch but we all know how much we can believe them so that looks a definite no for me considering there is a farm land on the way which will be an issue while acquiring that land.
I meant tiles or colors etc. they put 3 different tile combination in 3 bathrooms. We can't even chose from those 3 or select any one pattern on all the 3 bathrooms. Basically it's like buying a Ferrari but in this case he is selling maruthi 800 thinking he is selling some Ferrari.

Hi Alok, Aashish Developer and Builders have four projects to their credit. All the projects have nice and modern amenities, located within the radius of Marathalli and Whitefield. The areaa are in close proximity to ITPL, major schools and colleges, malls, departmental stores, etc.
