Please provide me with some insights with the reallocation problem as I am first time buyer.

Q: Hi, I have narrowed a BDA site in Koramangala. Initially it was alloted in 1984 and the title owner sold in 1986. Later on government took the plot for road widening and they realloted another plot within Koramangala during 2011. Now they are selling this property. Can I purchase this? What are the important documents I need to validate? I'm a first time buyer and dont have prior experience or learnings. Would be really great. if CF helps me in providing some insights.

Hi Karthik, I do not think if you consult with the BDA they will come up with the answer as they are Govt authorities and you have to make hundreds of rounds around their office to get an answer. Its better to hire a lawyer if you do not get your answer by yourself. You can know the guidance value of the plot by consulting with the registering officer who registered the plot. I would say get all the possible information about the plot.

Hi Rakesh, Thank you so much for your response. Is is good enough to validate through a civil lawer or need to check with BDA reps? Also, where can I find the guidance value of this plot? This is the only site vacant in that entire road (~ 20 house) and do i need to be extra cautious?

Hi Karthik,
As this is an old property you need to look for all the documents since its commencement till completion. As the Government took over the property for road widening and you are getting it now, please check with the sqft area and do pay whatever is needed. You can purchase it as it is BDA approved but do check for the area you need. Important documents to look for are title insurance, registration paper, whether stamp duty paid or not, debt free or not, free from disputes or not, etc. Please consult with a realtor before buying it.
