The biggest advantage of buying a home at a later stage is that :
1. one may be able to buy it out of his own savings and may not opt for a home loan.
2. Long terms investment planning
3. With constant improvement in technology and lifestyle one may find a good deal with more facilities.

Few disadvantages while entering the buying circle at a latter stage in life are as follows:
1. After 40 plus, an individual starts approaching his retirement and thus want to accumulate funds for retirement.
2. If during such a life stage, one takes a home loan to buy a house, then it may hurt him during retirement.

Many of us think 30-35 as the ideal age to buy a home, an age when one has accumulated at least 30-40 percent for the down-payment and has the ability to pay regular EMIs. But anyways it depends upon the stability individual life.
