Major Change in the plan.

Q: Recently there was a change in plan and I dont know many of you guys aware of it. The pillar will run through the centre of the hall and to cover that mistake they changed the plan.The terrace apartments are charged with Rs.200/SQFT excess but they ruined the whole plan by shifting the kitchen to hall and changing the kitchen as bedroom. Why would one need a terrace for a kitchen and also the water duct for kitchen will run through the terrace which will look so ugly and occupy terrace space. myself and friends feel that we did a lifetime miskate by booking an apartment here. The customer service is the worst I have ever seen and no access to senior management so that they can hide the mistakes.
Not sure whether GEM Groove management is aware of these issues.

@Rajkumar S: i have put this question to the sales team... but they are claiming that there can be no chance like this and it is not possible also to have a pillar in the centre of the hall... they are pretty sure that there is no change is the floor plans also... not sure though...

also heard that there will be a road between club area and the apartment... but gem groove will construct a bridge or so to build the connectivity...

and club house will be ready only after the phase - 2 is complete...

these are the thing which i heard... but yet to confirm it this weekend as am planning to visit there again...

model apartment is wonderful...

@sreeram: I feel this project is good for investment but the concern is that will they deliver on time. Nowadays if builder says Dec 2012, property buyers must prepare for extend period of six months to one year. But for time being we can expect project to be delivered on Dec 2012. Regarding the change of plan, you don't worry about the safety of building, we believe on Chennai govt who is more concern about the building safety. I suggest you to talk to concern person on the plan change before you invest. Thank you

@Ramakrishna: Thank you Rama for posting your concern here. It is really a relief for investors that still there are some people involve in this project who values their customer. We can hope all your doubts would be cleared once Mr.Venkat comes to action after his holiday. Hope for the best!

@Rajkumar: I think you should talk to concerned person about your worries and get a solution for that. If the project is not as per what they have discussed earlier or if you feel that after changes they made in plan, the project is not matching your style or requirement. Sure you should talk to legal expert regarding opt-out option from the project. I am sure there will be a small loss as they will deduct your amount but it better to suffer small loss than living in home which always makes us feel uncomfortable. Thank you

hello guys, i'm planning to book an apartment in gem groove... had a look at the model apartment... though it is fully attractive (and end result will not be the same) the tiles, fitments, etc will be the same as seen in the model flat... like them very much and seems to be affordable cost also compared to other apartments...

now my queries....
1. will the phase 1 will be completed by dec 2012 as promised ?
2. it seems there is a plan change which includes a beam (as posted above)... is it for all the apartments... will it affect the building by any chance

pls clarify me so that i can go ahead and book this apartment...

hi, Rama here..I have purchased 1 apt and 1 for my brother. ive been out of the state for sometime now. ive just visited the gem after a long time and was amazed at the changes and progress. i mean the whole thing is slow. but i expected the delay as with all the other project at chennai. i was also surprised not to see any old people there. For once i dint see Mr.Venkatraman who is ever present at the site. i used to go weekly to the site when i was in chennai. I dint also see Mr. Prithvi who was alongside Mr.Venkat at the time of my booking. Well i nearly got half the info that i got from Mr.Venkat and was a bit worried. I mean he was having answers for everything i threw at him and now ive been told to wait for many of my queries. Ive also been told that Mr.Venkat is on a holiday and will be back soon which will be a huge boost to my confidence. Anyways good to see progress and iam really happy with JLL.

I too heard of this issue. One of my friends had booked an apartment at The Gem Grove. I guess there is nothing much we can do immidiately as the managment is yet to speak. If they dont do anything I guess we will have to approach the consumer court for a fair decision.
