I am paying Rs4000 / month and don't have any account statements showing the total income and expenses. Can we take some actions against builder on the delay on giving basic amenities for the resident
Latest Answer: Hi, I think you should stop paying monthly Maintenance charges without a copy of the bill because I think it will be a trouble situation in the future.. As per your statement all money is going in the pocket of builder and I think there are not providing any building maintenance. Consult with another owner and take legal advice..
Q:I have booked a flat in Gem grove.. the facilities are not that good. They dint allow us to visit the flat until possession.. lot of mistakes and poor quality stuffs.The toilet, wash basin, floorings etc are of poor quality.Their oral commitments are totally fake. Will post my final review after possession of the building
Q:Hi, I approached GEM Grove this week. Plan and cost looks good and reasonable and model flat looks fine. However, there are few items that makes to get a second thought: 1) Salesperson said that even those who booked the flats are not allowed to visit inside the construction area. (this is an important factor that questions the realiability and the delivery of flat as promised)2) They say no to get loan from LIC and the reason they say is that LIC will keep on changing the policies. As per me LIC is one of the realiable loan source 3) After going through this forum, there were some discussions going on about the change in plan (Pillar raises through center of Living room??!! and also the the wall in Terrace will not be a glass fibre as shown in picture).Can someone please throw some lights on this, if aware of any information. Especially, information from those who booked the flats will be helpful.

Q:Recently there was a change in plan and I dont know many of you guys aware of it. The pillar will run through the centre of the hall and to cover that mistake they changed the plan.The terrace apartments are charged with Rs.200/SQFT excess but they ruined the whole plan by shifting the kitchen to hall and changing the kitchen as bedroom. Why would one need a terrace for a kitchen and also the water duct for kitchen will run through the terrace which will look so ugly and occupy terrace space. myself and friends feel that we did a lifetime miskate by booking an apartment here. The customer service is the worst I have ever seen and no access to senior management so that they can hide the mistakes. Not sure whether GEM Groove management is aware of these issues.
