Q: Any one in this forum who has invested in the gated community of Tulip Gardens in Bangalore near ITC factory? Any feedback / comments available for Dhammangi Developers, Tulip Gardens layout near to ITC factory? Past Experience - Good / Bad.
For some reason I do not see much transaction - buying and selling around this property. Given that there are ~400 plots there should have been some velocity. Do you kno why?
I bought one ~2300 pwe sq feet last week. I think this is a good investment or a great place to build your own house in next 2-3 years. The reason I am saying that is a) all titles for this property are class A b) bank loans available - thus , creating the market for sale /re-sale by end users c) It is still part of Bangalore - not Devavanhalli d) taking the example of old airport -untill Marathalli - if u intrspect - that area became hot primarily because of airport....
In nut shell I see prices heading north for this pro in next 6 months (at least 3000/- per sq feet) . Further once the Navayuga fly over get completed (expected by May'13) this would be a hot property (it will take you flat 15 mins to reach this place from Hebbal)....so I suggest go ahead and buy it ...if you get one :)

Yes, I too heard about the gated community near ITC Factory. Did a little research and found Tulip Garden is quoting Rs.1600/sqft for a 2400 sqft plot.
