Q: Please provide the inputs on GR Sagar Nivas Project at Hosa Road by GR construction? It is G+11 project.Is it wise decision to buy flat in this project?
I am posting this for every gr constructions related query for the benefit of fellow buyers.
My friend lives in gr shreenivas, singasandra that is also built by gr constructions. He does not have a good opinion on builder. It seems that the top floor flats there have developed cracks after just 3 years. That area has acute water shortage because of which they get water from tankers only. he pays approx rs 2000/- per month only for water which i think is ridiculously high. I wonder how such builders get approval from government to construct buildings without ground water facility.
The builder has other issues also. he told me that builder has not paid maintenance dues of rs 4 lacs to association. Now, residents will have to pay that comes as extra burden. So, I would advise to stay away from that builder. But do not go just by my advice, talk to other gr residents also.
That area is struggling with water problem. Only Tanker water is the solution for water in that area. Once you purchase the property then you will come to know. I have purchased the flat in that area and regretting about my decision. Even some people want to resale their flat but not able to do so.
when I heard that one of my friend is trying to sell flat in shobha apartment [In front of wipro corporate office sarjapur] but he is not getting the purchased price. He has purchased flat 2 years back. Now he is paying 4000 /month for water along with water deposit amount 2 lakh.
Any new apartment will not face problem for 2-3 years. Once consumption starts, then actual problem will come in to picture. At that time nobody will listen to you.
I have already brunt my finger so stopping other people to get down in this mud.
I am planning to book a flat in GR Sagar Nivas, reason being it is Located on the main road, public transport (sharing auto) available for both the sides i.e. sarjapur road as well as electronic city, rates are also lesser than compared to keerthi and SJR, builder seems to be comparative to SJR (I have seen their GR Shree Nivas project in singasandra), moreover its equidistant for Infosys (ele. city) and Wipro (sarjapur road), and it is very near to a market place for day to day needs. I have also heard that a Metro station is planned in Hosa Road. This were the points which attracted me towards this project. Whats your thoughts. Thanks
I did not book any flat in the project but one of my relatives's booked a flat there. They were charging 2400 per sqft and now they are charging 2700 per sqft. How much did the builder quoted for you?
Another advantage is, it is centrally located between sarjapur road and hosur road, so easy access to wipro (sarjapur road) and infy (electronic city).
