Hi, I had been to the project site last sunday and it looks like the project has been delayed by atleast 15 months or so. I looked at the villas being built and there were lot of vegetation growth in them, i mean there were literally trees which had grown inside the unfinished villas !! That's scary picture, it looked like a ghost town of unfinished villas. Sterling said that the project has been funded by HDFC bank, but on the ground there is no execution happening. So folks be careful before you sign-in. I always prefer buying a physical house than a dream on paper. And I don't want to go behind Big builder asking for them to handover the projects. I think it better to buy a 1-2 year old home instead. Thanks and happy house hunting.

I am also planning to buy a one there. In fact, I visited the site on Dec 2012. Looks like only C type is available and few B types. Can someone tell me here how much they have paid for a C-Type with 2610 as BUA and 632 as Open Area ?
We just pulled out. Just found that sterling owns 60 acrs behind this property which will have the current project as the accesss- right side road. 2.8cr for 3 bedrooms is steep. Options in the area are good now and cheaper. Non commital on handing over the common ameneties, which one is largely paying for.
there will be a boudary wall between the this "access road" and the property and therefore this shouldn't be a problem. With regards to the common amenities, sterling will maintain it for 10 yrs (and will have option to manage for another 5 yrs) before handing over to association
The side access road was always for the apartments that will come up behind this project. As Amit mentioned, there is a wall and they were clear that the roads within SVG are will not be open to the apartment project - same goes with amenities. But like Amit, I'm curious to know how good they were in such a setback i.e. somebody pulling out. That will give a good feel of their professionalism. Had you made the downpayment?
!!!!BEWARE OF Sterling Developers!!!! Lots of digruntled customers already who are the victims of this Developers. Sterling Developers is a mid size developer in Bangalore having many projects.But unfortunately lacks professionalism in terms of the on time delivery of projects and quality as well.When it comes to the cost of their projects they charge very high which is not at all comparitive to the kind of delivery they give to projects in terms of quality and on time delivery.Really pathetic experience for few of my friends who are suffering because of this builder since close to 1 and half years on one of the projects Sterling Shalom Phase 2 in Whitefield.Initially they will speak and appear very friendly but after getting about 80-90% of the apartment money they delay the projects usually by close to 2 years.Even repeated deadlines given by Sterling Management are not met with very very lame excuses to the reasons of delay when during the same time period other projects compltd
We are looking at various properties in this area. Were very interested in this project initially. Still undecided but i feel if i buy i will b paying for the community as the standalone villa is not at all practical. It has a sharing wall, the C type is basically 2 and a half bedroom villa, and lack of storage spaces. The bedrooms are small, lot of glass usage makes it difficult to maintain in long term.
I looked at their floor plans. Floor plans are good. But if you look at the pricing, what is surprizing is that they are counting 1/3rd of open area - like garden, open terrace ( 2 terrace) in the built up area. Is this the way other builders are doing as well ?
Also, I believe that the price of the villa is negotiable. Is that true ? Any idea what percentage can be negotiated ?
HI...we just booked a c type a few days back. The rates are high, but I guess the quality shold pay off the premium charged. The construction is slow...though and they maintain Dec 2013 as completion.
I am also thinking of buting a villa with them but not been convinced yet because of the numerous delays earlier launch of the project had. could you kindly thorw some light on it. Also at what rate did you get the smalles t of the villa
I had been to the Project on saturday 21st Jan....My views on the developement are as below 1. Saw that they have added a new gate between the Parking lot and the lawn, Also a grill between the Lawn areas of two Villas a Grill has been added.
2. I felt that the material they have used is bad and the Colour is not at all good to look at

The gate should not have come as a surprise. They had mentioned it to us when we went to check it out in Dec and honestly, we found it quite tasteful. And quality is one thing that drew us to them. So, I'm surpirsed about the quality comment.
I think that the price is a little high but i cannot say it now as i have bought one ....:-)
The project is legally clean looks like i got it verified by a good consultant.
My thought is that a lot of open area in the center of the project will bring in very good environment and i am hoping that my kids will enjoy the space.
My thoughts for the other owners of the project are that they r wanting to maintain secrecy of who has bought a house in this project but i am slowly expecting this to grow which will give a better occupancy chart for the residents here planning to stay ....
Sridhar, have you moved in alread ? I just paid an advance for a C type. Just want to check your view on the value for money as I paid 3 Cr+ for a C type
Hello Shris, I heard that the project is a good one and the project is partially approved by HDFC. The cost is little high but the Whitefield area, locality and connectivity is good. Many IT companies are also there.
