Possession date of Angel Mercury.

Q: When you have purchased the property what timelines were given to you by the builder for the possession? I was given timeline of March 2012 for Angel Mercury

Hi All, I received possession letter last month but when I visited the site lift installation for tower A was in progress. I am surprised how they can issue a possession letter until work is complete. I request all my dear friends kindly check all formalities and certificate before you pay your final payment. You must check whether they have electrical metres intstalled from department, water supply , lift certificate from the company and final OC.

It is very frustrating, they keep delaying the possession date by 3 months. I think we should together contact the builder and ask for penalty.

Hi All , I hope that you are aware that they have asked to pay maintenance charges of 2 years in advance @Rs. 1.75 per SFT which seems to be very high as all the major equipments like DG, elevators, plumbing system , fire fighting equipments shall be under warranty at least for 1 or 2 years. even if w e don't consider this, the nominal rate should be in between rs. 1.3 to Rs. 1.5 / SFT maximum. What would you recommend should not we all ask the builder to revise it. Please comment otherwise we all shall pay him on higher side. Thanks

Only the elevators of Tower C and B have been installed, I think the possion will start by Mid or end of May, 2013

Hi All,

I received the possession letter yesterday, as I am overseas so cant see what is in there. Soon I will get the letter scan and read whats in there. Its seems possession formality started so let see when we can party together in our new nest...I hope everything is done in the society and they have not rushed it for job done!

Hi future neighbours, We too are waiting for the possession. now they have cross march 13 also, new date given by them is jun 13. this is really frustrating. no clear reply from them wrt penalty clause too. they say if there is any penalty clause then it shall be honoured!!!!!

Dear Sonal, They are extending dates every time we meet with them even their behavior is also not appropriate. Have you recently visited them ? I went there 15 days back & they said that the possession shall be given in end of April 13.

I visited the site today. As per my discussion, they informed me that by mid-Feb they will start issuing the possession letters. Let's hope for the best

Angel Mercury has been very poor in handling the possession dates. The actual possession date given to all the owners initially was in September 2011. Then postponed to Oct-Nov 2011, then to Feb 2012, then to April 2012, then to June-July 2012, again to November 2012, and latest to January 2013. AM's management is very poor in talking with the owners and nobody there can be relied on. The work at construction site has been halted from last many months and they are giving poor excuses/reasons like lifts not installed for this halt. Very disappointed as my hard-earned money has been blocked :((

I would suggest new buyers not to rely on Angel promoters and take care of your hard-earned money.

Dear Adarsh, I am also feeling the same. Even as on date they are taking about Feb 13 which also they will not achieve as the speed of construction is very-2 slow. Only God know by when this property shall be ready?

Should not be ask builder to pay the penalty for the delay as per the clause in the agreement.

Hi Guys,

It seems everyone is now desperate to move in and so am I in Angel Mercury. I have been speaking with the builders and it seems the possession date keep on moving forward. Last time when I checked it was September and now it is Oct-Nov. With the history of what they have been saying it seems by March 2013 we will get the property. If earlier then we all will party in the front. Below is the link to very recent (21st May) pics of the property. Make a guess by yourself as of when we can get the property.

Update:
1. Flooring finished in all rooms
2. Swimming pool and parking under construction
3. No sample flat available so can't click the pics.
4. Roads outside the flat are not well established.
5. Near by societies almost full.
6. Completing time around Oct to Nov 2012.

I hope this will give you all some sight of relief or frustration. Be patient we will get there.

doesn't penalty should be paid by the builder of the project .. if the project gets delayed by more than 6 months from the expected date of possession. is any such clause if applicable in this case also.. since the possession was promised by Dec-11 and inclusive of grace period the project should be delivered by June-12.

well how i can be sure..i am also the buyer like you are...i am just having the idea after seeing the progreess..since towers are ready main gate is in process of being prepared.car parking is 70% prepared...only finishing work is remaining ..so assuming to get completed in 6 months

I was thinking of purchasing a flat in Angel Mercury but it was suppose to get completed by December 2011. What happen still now the project did not get completed? Why there is a delay?
