Could you please tell what are the essential clauses to be included in a construction agreement with the builder while purchasing the flat?

Q: More specifically, can i ask the builder to:
- include a clause that the builder shall be held responsible if there are any deviation in the constructed floor from the sanctioned plan?
- cost break of the flat being purchased
- Superbuilt up area and the Built-up area that will be given

Hello Vivek, you should first ask for the necessary approval, ask for builder previous track records, price what the builder is quoting, he should provide you a sample of the flat, The buyer has the right to verify the title documents. While buying a flat in an under construction project, you need to have a no-objection certificate (NoC) from the bank. I do not think a builder will agree to take the responsibility if there are any deviation in the constructed floor from the sanctioned plan etc.
