Q: I would request no one to even think of this project. I submitted an LOI and a cheque of 1 lac so that i get a preference to choose the flat when they launch. However they have not informed me although my number is within 100. when i checked with the concerned parties i was informed that the process was not being followed and subsequently when the next lot is released they will not be giving the flats at the committed rate as per the LOI.. This is highly unprofessional dealing of the matter and request all to not waste their time and money on this. when the builder and the marketing office is not able to keep their commitment at the satrt of the project what hopes do you have about their commitment to design, materials, finishes and amenities....
The construction work is in full swing. The developers are expecting the sanction of the 3rd and 4th floor anytime. My experience with the paper works is very good. Got the loan sanctioned from SBI without any challenges. The first disbursement was also made couple of moths back. My overall experience si good. Let me share my experience once again. I went to the site yesterday (16th Dec 2012) and was pleased to see the progress of the work. The progress is good and I was able to see few two storied buildings. The central water body is under construction. One can also see the model flat . The current price is Rs 4500- Rs 5500. I submitted the legal papers with SBI about a month back and got a feedback that the documents are all correct and the sanction letter will reach me by another week. The happy note --those who got the flat @ 3500 are really happy now making a gain of abount 1000-1500 pst within 6 months of investment. Happy New Year to all my freinds.
My experience so far has been very positive. The booking office treated us well, gave us few options even though we were among the first few who pre-booked our apartments. But I agree with Ayan that you have to take some initiative at your end as there are so many buyers trying to get the flat of their choice. I used to call the office at frequent intervals and when I came to know they have started with the allocation and got a decent one (not the best of my choices, but a decent one). With the pre-booked price, I think that's a fair deal. Now I see the work is progressing very steadily. So overall I am satisfied and would recommend this project to anyone.
Thanks Dwaipayan for your input. I will reply to Apurba also--- the project is well known to HDFC, SBI , ICICI Bank (they have placed their banner in the site), LICHF and IDBI Bank. The paper work is superb and I have received all the relevant documents while doing the agreement.
I agree with you Apurba totally! So far all the documents and the paperworks I have seen is superb. Probably best of the class in Kolkata! And If I see, work is also progressing superbly. Overall a very positive and satisfying experience so far. I will also urge buyers to go to their website and see for themselves all the specs and amenities for this project. They have a superb website too...
I have booked a flat by paying 5% of the value. Another 15% is payable on the date of signing of the agreement. However, it is very surprising that the builders team is not willing to show the draft agreement although they have promised that they will show the hardcopy agreement. I have been called twice to the office but it is very petty to inform that they do not have a minimum courtesy to show the agreement or speak politely to the customer. I can say that i had a very bad experience with this builders team and caution that before investing in this project, pls think twice..
Srinivas, there are lot of prople whom have already applied for Home Loan from HDFC. The builder office cooperated with me and provided the Ref # ( I am not sharing that here). You can personally get that and proceed.
But I have contacted HDFC and they do not have any knowledge about this project. Moreover till now they haven't put a single advertisement of this so call large project in South Kolkata

Thanks Sreerupa and Debasish for your valuable input. This is the experience I had with many of the Kolkata based developers, which prompted me once to avoid working with them. But as owners we have to work in this environment , since 75% of the real estate market is controlled by greedy investors who have developed clout with the executives of the builders and marketing agencies. If you are new or not connected to any of the executives you will be always in the back benches. The rate that was offered in the LOI was INR 3500 and I got the flat in time. The builder called us/ sent sms and might be that the serials were not strictly followed ( like that in CMDA - still they manipulate) but my experience is still better than others. The executives at builders office at least was telling the truth and tried their best to allocate the flats. But they can't help the very high demand.
