Hello I am looking for penthouse apartment of ELITE vajra builders which is behind ITPL .They asked for 1 lakh for booking. is it ok to buy for that for 3100000/- please need some advice on it i got only 10 days
This builder is not a professional builder and cant handle project.They have left a lot of work pending on the current vajra elite home and not responding to owner request. The structure architect is one of the worst with water clogging everywhere with proper outlet. had taken money for BWSSB & Cauvery and cheated owners here. No STP and Rain water harvesting in project which is promised and cheated again. No ownership from builder and their supervisors on site cheat and demand money for completed pending work.many false promises. only 2 out 3 lifts installed and that too only 3 and fit in. To save money he has done a lot of sub standard tasks. Electrical work is the worst and still pending a lot on it. the list goes on. Visit the site and talk to owners and you will get a better idea.

Hav you booked a flat in Elite Home. And did you verify the document? I am having a doubt over OC and type of Khata we will get. I dont think we wil get A-Khata or OC for the flat.

I had a plan to book a flat in this project but while cross checking I found few things like 1. there are four illegal pent houses on terrace 2. they aren't providing oc 3. some deviation in floor plans 4. there is a huge difference btwn builder price and land owner price

I missed to see this site all these days...Here is the comment. Ashok: Jakeer is right. He answered all your questions.In case you did not book it yet, You did not miss much. U may still get the flat for a price of just 10% above last year rate . Devendra: Site only has A khatha. OC willl not be given Anand: I availed the loan from SBI. Vivek: Legally papers are good. Apartment plan also is approved. They will not construct the building as per plan.That is the reason you don't get OC. Your flat will not be destroyed for sure unless you live in one of the four houses in penthouse. Road in front of the apartment will be widened to 60 ft within a year or two.
