I read in a thread that the mentioned build-up area for 1BHK was 364 sq-ft while they they have promised 607 sq-ft. They are not giving me any proof for 607 sq-ft. build-up area? Should i buy it or not? Kindly advice....

Raunak City Phase 3 whatsapp group is already available. Msg me your contact number & will join you in group. Project is very good but it has got delayed & i dont see possession happening anytime before next year june. Since last 1 year builder has not send any demand letter. All permissions & approvals are already obtained from KDMC but project has been delayed & there is not much appreciation so far in that area. The road construction is another issue which is lingering since last 2 years.
Hi all, I am happy with the Raunaq Group's Project Raunaq City in Kalyan. They say possession date is june 2015. In May'2015 they completed 4 out of 7 slabs. I think possession by December' 2015.
Hi Guy's I came to know that on the agreement built-up area i.e 607 sq-ft was not mentioned and carpet area of only 364 sq-ft was mentioned. Hi Ketal, I would like to mention here that in 2013, we had bought MHADA home where total build-up area is clearly mentioned on the sale agreement so I don't agree with the lady.
Unfortunately this is kind of acceptable practice in the Mumbai Real Estate market that Carpet area being 60% of Salable area i.e. 607 x 0.6 = 364. You will be actually cheated if Carpet or usable area for you is less than 364 Sq. Ft.

Hi Arup, Are you planning to buy 1BHK? They are asking for 4500/sq-ft. Buying property in Raunak City Ph-2 will be a good decision. Locality is good for investment as well.
Hi buddy, Have u inquired about the carpet area. I've booked a 1 bhk flat and already paid 2.5 Lakh but when we went to pay rest of the down payment and to sign the agreement , they did not mention the built up area 607on agreement. Only 364 sq ft carpet area was mentioned. The sales guy said that the loading is of 34 percent , so even if we calculate with this loading percentage then also carpet area is more than 400 s2 ft.

@ Jerome - You mean some owners of Phase 3 are willing to sell under construction flats? This is certainly not good news. Is there any problem with builder or work has stopped? This will give bad signal about the project.
Hi Roshan, You should not forget that they have invested in the project 3 and half years back and now they are getting good return that's why they are selling their units. They are investor and they book 3-4 units at a time.
Raunak City Phase-2 is still available for sale. There are few units sill left for sale in 2BHK from 982-1000 sq-ft. and its current price will be Rs. 4700/sq-ft. but negotiable. Phase-2 in Raunak City is ready to move and lot's of flat owners have get their possession.
Hi Roshan, I had a word with their executive and found that 60-70% work of Phase-3 has been finished and they will offer its possession after 2 years. As phase-3 has only 1BHK in 580 sq-ft. and will cost to you around Rs.33 lacs to Rs. 33 lacs.
As far as Phase-2 is concerned it is ready-to-move and if you are looking for the possession of ph-2 contact the developer because they told me that send me your flats no. i will tell you when you will get your flats possession.

By the way, the 1BHK cluster (Sector III) has now completed slab no.7, so just one more slab remaining. I think by June 2015 it should be ready for posession.
Hi Yes few owners have already moved in & took possession. I visited the site on Sunday & saw few owners already moved. Hence, now Phase 2 is ready & possession already given.
All eyes are now on Phase 3 possession which is going in full swing. 7th Slab has been completed. I see possession should happen between June- Oct 2015 period if all goes well!

I have visited this project on 18th january 2015 & the status of the Phase II - ready to move & Phase III - 60% work completed of few buildings, brick work is going on. For few buildings like C2 & C5 the plinth has come up. So, according to them the the possession for the 60% work completed buildings is Dec 2015 & the rate for that is Rs. 4801 (+101 - garding facing) & for under construction it would be Dec 2016 with a rate of Rs. 4401 (+101 - garding facing). Although, he hasn't mentioned any development charges, but only service tax, vat, maintenace (@Rs. 3.5/sq ft) for 2 yrs payable at the time of possession. My question to you all is whether the presence of the dumping ground nearby would decrease the rates in future?

Hi Sankalp, My friend who lives in Kalyan said it takes max 15 mins by auto. He also said that some buses ply that side and the site is within municipal limits. Aadharwadi being surrounded by water from three sides will clearly run out of land quickly and since only upscale projects are coming there, a decade down the line it will be a good option. I used to live in Thane and have seen Raunak's projects hence decided to opt for it. The only negative point is that they have almost 40% loading.
@Deepankar, I visited Nirmal Lifestyle & Raunak City projects last month. Raunak City looks promising, the rate is reasonable if not cheaper and location seems to be in a city environment .. more hustle n bustle and is kinda located in main kalyan which is beneficial for me as i will be renting the flat as compared to Nirmal Lifestyle which is at Ambivali actually although they claim that a flyover will be built which will reduce the distance to Kalyan Station to 2.5 kms. Renting property here seems a distant dream, the rate quoted at Nirmal lifestyle was 6000/- with a spot offer booking for 5600/-
Hi Deepankar, Gone are those days when we get big usable area unlike old buildings. Rutu Kalyan is also havng loading of 40%. You would have heard about Bhoomi builders which is levying 50 to 55% loading in Borivali & Thane. Long term project view of Raunak City is promising as that area will grow more than khadakpada :)

Hi Lalit, As per my knowledge, in this area builders r quoting around 6000-7000 depending upon the location in khadakpada & it's distance from Kalyan station is around 4-5 km & charges to reach station is around 80 rs, for sharing rickshaw in evening queue of around 100- 150 passenger. Considering above factor it's not advisable to invest in that area even that locality is posh. I think it's better to invest in thane GB Road near Hiranandi Medows.....Last time I visited Acme project they agreed for 8300 psf & I can assure you their location, connectivity & construction quality & technology much superior than all kalyan projects, Even Loading is quiet less.
Since you are asking specifically for these two projects I will keep myself focussed on that rather than talk about other costly projects. Raunak City - it is great one. The current rate is 4,500 psf (base rate). a 1 BHK of 600 sq ft will come to 32.5L (all inclusive). It is exactly 5km from station. As the business districts of mumbai move more and more towards vikhroli-mulund area the demand here will grow. Plus let us accept a fact - RATES ARE NEVER GOING TO COME DOWN. They maybe stagnant, they may grow at 2-3% during recesssion period but will never crash. I have owned and sold a flat in GB Road during recession, trust me I still made a profit. I rate Raunak very high, they are premium quality.
Rutu Riverside - never seen the project but I owned a flat in their scheme in GB road. They are above average builders and I never had any problems. Hence going purely by that I would say they are good. cost is probably same. BTW - 1bhk in Acme will cost 60 lakhs.
I am happy with the Raunak City quality . Though the possession got delayed but it is worth of money .. Renting the flat is good option but challenging also . You can max get 6000 Rs/ M as rent here . General Public work in towns & normally prefer flats close to market , Hospital, Banks & most important is transport facility & its availability from stations which is not easy here due to Rickshawala's Union
Hello Frnds, Any idea on possession of Phase 2 of Raunak City. Builder has confirmed to me that OC obtained for almost all buildings ready. Also work is progressing speedily for roads, gym, club house etc. as per last visit to place :) If anyone is from Phase 3 request to pls share work status of same as builder says that he will be able to give possession of Phase 3 on time by June 2015 next year :)
Raunak is advertising big time in the additional addition on property with Times newspaper today that OC is received. Somebody should check out with builder as they might would have received OC for most of the buildings
Hi Anand, this is Roshan here. I recently visited site & have bought 1BHK. Road contruction work has started. Till Don Bosco school KDMC is contructing 2-way road & after that Raunak will construct further road. Builder is yet to obtain OC for 15-storey phase 2 project. Without OC possession date will not be given.
For Phase II Builder is say that they have applied for OC but they haven't got it yet . May be they can give possession in feb month :( .. Road from Shree complex to project is same as it was 3 years before :(,
Hi I booked a flat in Raunak City in their upcoming 1BHK Cluster. The possession date is June 2015. Rate till Jan 26 was 4151 psf. Now they are quoting 4401 psf. I visited the place twice but absolutely no smell. In fact Nirmal Lifestyle stank the entire 1 hour I spent there. Back to RC, the approach road is being constructed in May by a consoritum of 5 builders who have projects there. They say building the road will help their projects whose posession is coming up in June.
Anupji Main road connecting to Shree complex Rick Stand is still pending (no Hope), They have started construction of internal road between Sai and RC to Phase 3 along with Gutter Line. Phase 2 Possession is Dec2013 but still lot of work is pending.like(podium Garden, Clubhouse, internal roads)
I am planning to purchase a flat here 1BHK for a very long investment purpose (15 yrs +). I am visiting the site tomm (Jan 26) and if I like it will book it. I have done a background check on the project and all papers are clear. Their loan partner HDFC has cross checked everything and all the buildings (currently under const) are okay paperwise. The smell is something I will check personally tomm and also post some pics in the group.
Choudhariji this is good project and all titles are clear, it is correct that behind Adharwadi Jail there is Garbage dump but its smell doesn't reaches till project, may be it is in Rainy Season Janhaviji must have visited in Aug month
Tiwari ji, here's the update you requested. Most of the towers are complete (B8,9,10,11) and the ones opposite them. Only interior works need to be done and exterior painting is almost complete on two buildings. Sales says posession is by June this year which looks practical. But their garden and clubhouse are non existent. They have started the plinth for the excl 1BHK project and target is June 2015.
some issue in reaching this project , the Road is not is good condition ,rikshawala refuses to go beyond shree complex . I doubt that if road is not ready / made before possession it will very difficult for people who have planned to stay there. Even tenants will not be willing pay as per market rate. work is very slow there is doubt it can get over by dec 2013 as 2 buildings in phase 2 is still not completed and podium work is not started at all .
The approach road that you are talking about will be constructed by May. Three builders are pooling in money to connect this road to Adharwadi Jail road. They understand that it will hard to sell products with a kuccha road.
