Q: Can anyone tell me about the ASSET BUILDERS? their ASSET SERENE, ASSET PLACID and upcoming ASSET ALCAZAR.
Any good or bad experiences dealing with them?
Asset Placid Cons The community has too much of politics, where Malayali occupancy is more and these peoples sensibly. I went to rent an apartment here, and on one Sunday I visited to see the flat available. Though the building quality is poorest as was not well built or maintained. The lifts are seriously in a very bad state. My husband and kid reached faster by stairs than lift. I visited their gym and all the items in the gym are broken and my owner was appreciating the maintenance of the common area amenities. With full of pest infestation and bird poop this apartment premises is a garbage in which people live. I immediately left there wanting not to return in my life time.
They don’t have pool operated and kept empty and is used in breeding mosquitos, their security guy and the room is stinking cant even get in to write my name on the register. One of the best part I noticed was dumass speed breakers inside apartment stopping kids from moving freely, these people don’t have the common sense to rid or drive slow inside campus.
Pro’s Saw some movie and medical activities which they have posted on the lift, don’t know if that is done there or not or just to attract tenant these guys have done it. Some banner I saw of kids in a movie room which was pleasing other wise nothing much in this apartment
We (me and one of my friend) have been to Asset Elvira (taken over by CoEvolve) and booked 2 Flats. But later realised that their construction quality is very poor. You can see 10000s of cracks every where and low quality materials are used. Also I would like to warn all buyers to avoid this property as any amount given to them will never be returned. No ethics at all, only dialogues in air.
Asset Elvira has been completed from excavation to delivery in 14 months. This is extremely fast construction and therefore all the settlements happen over the course of couple of years. This is the phenomenon that is happening at Asset Elvira. We decided to opt for this fast delivery so that customers enjoy the benefit of savings of rental/EMIs and are able to move in early to their homes. The flipside is that we have to come in periodically to fix the settlement cracks that arise due to natural process. If the project was delivered in 30 months as is the norm with projects of this size, there would be far less cracks visible as compared to what you see now as we would have fixed all of it before we handover. For customer saving, we decided to opt for this even though it is costly for us to periodically come in to fix cracks.

Also CoEvolve Estates is the new name of Asset Builders, there is no takeover. We have only rebranded ourselves to avoid confusion with similarly named competitors.
Hi Kalika, Which apartments that you bought.. I am thinking of buying their new project.. While I am seeing that they are promising a lot, even Aura does have so much of cracks and fittings are of poor quality..
Hi Vimal, when you know that the construction quality is not good, then what is the point of investing your hard earned money in such kind of projects.
There are many good projects in this locality by A Grade builders such as Purva Skydale, Sobha Eternia, Purva Whitehall, Salhapuria Senorita, Confident Leo, Nitesh Palo Alto etc.
Cracks are common in any new construction. And as a builder we stand by and have committed to have it fixed as soon as the weather situation improves.
It would be great if you can highlight what these hidden costs are. All costs pertaining to the apartment are as per the booking form and also tallying with any cost sheet available on the public forums such as this one. So we request you not to vent out your frustration unnecessarily with false and frivolous allegations.
From the builders perspective we dont stand to loose anything as our clients know what we are and how we deal with the issues they bring to us. The only effect is that you are devaluing your own property.
As an open challenge you can walk into any of our completed projects and ask any one any doubt you have have with regards to Asset Builders and decide for yourself.
I can show you apartments built by tier 3 builders without much cracks. I myself an Structural engineer and knows why a Crack can occur. It shows that how good your planning is!. I agree that it is good to boast about the speedy delivery of the projects but to get to next level, you may need to look at this part.. There are two types of cracks, structural and non structural. incompatibility of building materials; chemical reaction of materials; thermal expansions (tensile and compressive stresses develop within the building elements due to temperature changes, cracks can occur if the building element is restrained and lacks sufficient construction joints to accommodate the movement); changes in moisture content (clay bricks initially expand and concrete blocks experience shrinkage following curing; if the materials are used together monolithically etc.. Please do keep in mind that the buyer will get upset when there is an investment of more than 40L...
Asset Homes - Flats in Thiruvananthapuram
My relative has a flat built by asset homes in Eranakuam called Asset Summit. I got chances to visit the flat many times.After visiting, I have noticed that Asset Homes takes special care in choosing the locations for their apartments and also in designing aesthetic, comfortable, spacious, safe and functional homes with good ventilation and lighting. I am also impressed by the selection and quality of building materials and fittings used. I assure you that I would recommend asset homes to all my friends and relatives who wish to have a hassle free well designed home in choicest locations.
If you are still thinking, let me share my personal experience with you. I have bought two 2 BHK's in Asset Placid. Love the proximity, peace of mind the surroundings offer. Many may say "oh my that area has cows, but trust me seeing 1-2 cows is way better than a jammed road filled with honking". Another important point I would like to add is Asset Placid is a haven for the Mallu community (like mine :D ). I am not sure if I have to refer to my neighbors as friends or family. The unity found in this apartment campus is mind blowing.
Now, coming to the builder, I would say, do not go by hearsay. Today, every one pays bloggers to write good and bad reviews about any builder be it Prestige, Mantri, or Asset for that matter. As per my experience, we did have a few small problems but the builder was always there for helping us. There is a lot of development happening in this area and finding an apt in Asset Placid in the next few years will be close to impossible. Best place to stay!!!
Asset Alcazar is a completed project and I think only few flats are available for sale. The project has got approvals from BBMP and all the major banks.
Amenities provided in this project are as follows: Swimming Pool, children's play area, Meditation Room, Jogging Track, Party Hall, Gymnasium, Outdoor Badminton Court and much more.
Jithin, Did you book Asset Aura? If yes how was your experience? They are stating project completion time of Oct 2014. I'm also looking at options to buy this property but want to get some feedback on who have already booked or who own Asset Builders properties. Please let me know. -Savitha

You can follow their construction status and other conversations among the home owners at Asset. Best thing I liked about them is on time completion. You may be spending few thousands more at Asset properties compare to other two and three tier builders but its really worth against the peace of mind. My close friend booked an apartment at Alcazar in OCT 12 and it would be ready for move in by Dec 2013. after seeing the speed and quality of their work I too booked one at Aura.

Hi Vivek, thanks for your unbiased opinion. I am planning to book in Asset Aura but only if I can make sure that they give Occupancy Cert. and 'A' khata for the apartment. May I know your take on this?
From the feedbacks i have received about the builder they abide by all the rules and regulations there is in the books. Their previous apartment projects have all got A khathas. The apartment projects were in BMRDA zones which did not require an OC.
I’m not sure about the agreement contents. OC pertains to projects in BBMP and BDA zones. OC is issued once the building is completed. OC is issued only when the authorities are satisfied that he building conforms to all the byelaws of the various different agencies.
Few of my friends have dealt with Asset Builders and are their clients and they vouch for them in terms of the paperwork & legalities. Also they are known to be really fast in terms of delivery of the product. There were a few post delivery issues but the builder sorted it when they were approached. So overall they are a safe bet for your investment.

Yes..They are one of the leading real estate Organization, who does not have any mechanism to deal with customers after sales. Their CRM is so useless that He does not understand anything. Their reply to any question is so dumb that any kid will feel shy about it.
Their Sr. CRM do not even understand about the work quotation.
Their Build quality is very worst, even boundary wall of compound could not hold the beginning of the first rain.
Their charges for any work post handover is 200% more, when we ask for justification they say it is their policy. Even their senior Management is keeping mum on this.
If we go with outsider help, they threatens to not to support in Future.
I do not want anyone else to get trapped with their bogus promises.
Commentor clearly mentions that this is in relation to a work which post sale.
The charge of 200% as claimed by the commentor is a repair work caused by a 3rd party vendor whos is allowed to work only after possession is given to the client.
You are lucky to be dealing with a builder who has provided you your home on time unlike the industry norm.
As its a post handover work all clients have the freedom to get the work done by any skilled agency. They are not bound to do the work with us. In this case as well we have not forced the commentor to work with us.
We have provided our cost. We are in business and our core competency is construction. Not repair works and hence we will surely be costlier than a repair specialist.
This outburst on public forum is unwarranted since it has no correlation with the ethics and quality aspects of my company as it is a post handover work.

Asset Builders is one of the leading real estate organization in the real estate. They have successfully completed prestigious villa projects and apartment projects.
This builder is not at all good after sales. They are super expensive after sale. I would not recommend this builder to any one. For any work they are charging more than 200% than the actual cost. Their price is just not justified. And they increase their existing works cost by 66% anytime saying there was some loss.
I do agree, this builder is good in terms of construction and delivery date and they do support its customers post sales if there is any issue construction work.
