Q: I am planning to buy a plot in a layout near Begur Road(adjacent to NICE road) It is a gated layout. The owner says that all documents are legal. The layout has A khata but individual plots have B khata. This is a little confusing.Before meeting a lawyer I need the expert's comment on: Is it possible for a layout to be A khata but the inside plots B khata. Is the plot legal. Can I get it converted into A khata and how. Also the price is quoted as 1300/sqft. Is it as per the area trend.

A khata is the genuine khata many people are cheated by the developers to buy illegal sites, while B khata is B register for just collection of taxes is for illegal site entry. May be your plot is enter into B register because of many reason. Now the problem is that you cannot sale the site, cannot get bank loan. You will not get house loan approved and you cannot convert it to legal A khata.
