Has anyone heard of shivaGanga Infra builders? I am planning to buy a property from this builder near Uttarahalli. Any feedback from anyone?

I strongly recommend not to buy flats from them. The marketing executives are very sweet in the initial stages until you make half payment. After that nobody responds on any issues.

I had to literally follow up on every small thing while the flat was being constructed. Their engineers are inexperienced and don't know anything about the construction industry. Moreover, we have to follow up 10-15 times for a small work to get done.

I am really happy to say that Shivaganga Infra is treating me as its own family member. I am impressed by Shivaganga Infra flexibility and commitment to the customers from Marketing team, as well as the Company. They are extremely patient in answering my questions. Their services are manifestation of excellence at it best. I can suggest and rate with 5star for this builders expecting the same service in future to continue our relationship. I should also say that I’m extremely happy that the construction of the house has almost been completed well within the time frame. I got a construction done for my own house with shivaganga infra last year. The quality what they have promised with the fixtures and materials are same as i could see some one stating that they are fake builders its a wrong statement. The people who have relationship with the builder knows the genuine of the builder. I have also refereed 4 friends of mine to them, where they are happy enough about the construction and quality & commitment made. Though there was a month delay in one project and other project they had completed earlier before they promised. May be the most of users have given wrong opinions about the builder.
I can rate 8.5/10 for over all experience with them.

I have taken a flat in this group, i recently refereed my cousin who stays in abroad and told him refer the projects of them, when he called back and asked they are not good builders and he said to see the reviews which has been posted in the site. When i was going through the reviews i was shocked.. Because as a customer since 4 years they had supported me in each and everything to give an example i booked the flat at the start of the project , builder used call for me the customization for block work, electrical wiring, plumbing, flooring, and choose a color for the flat. So i used get a call from the marketing team as well as site supervisor which i had a changed almost my 3bhk flat to 2bhk flat with 3 options of drawings from them. So they were also giving the option of flexibility in payment. So i am taking this opportunity to write a good about builder as they served me and almost 1000+ clients in Bangalore. I am also one of the happy customer in that family.

HI I Taken One Flat in shivaganga infra, i am satisfied with the service what they given for me and with the friendly nature of the employees of shivaganga team with that satisfaction i given 3 to 4 of references to my friends and family, and main thing is the flats are in my budjet i read some replies below who are unsatisfied i have one doubt shivaga infra having 1000's of customers dont know why few people are troubling but upto my personal knowledge we feel as a family.

Hello everyone

I have seen a lot of builder bashing happening here, Let me give an honest account of my experience with Shivaganga Infra.
My personal experience has been nothing short of great, vis-a-vis interaction, quality in terms of construction & co-operation from the entire staff of Shivaganga. They are really co-operative, will stick to their words & also make an earnest effort to rectify any errors caused by them.
I'd also like to take the opportunity to put to rest some of the complains stated above. one has to understand that the builder cannot himself be present on all days & at all times, also he must delegate most of the work to sub contractors, which is how the industry works, & hence the actual work might get affected. And, once a customer buys a flat, they will do their best to ensure customer satisfaction.
Also, I see that most of the projects mentioned here budget apartments sold at a very reasonable price & obviously will not be of premium quality.

Hi Guys.
I have bought a flat in SV Jasmine couple of years back opp KSIT.
1. They have put a junk borewell motor. Every month our borewell motor is coming down. We had to spend 10K each time to get it repaired.
2. Very worst electrician work. Come to my flat i can show you MELTED wires across.
3. No documents or no khata transfer yet.
4. Builder and Land owner clashes and the apartment people are the sufferrers.
The list goes on guys...
I suggest you visit once their already constructed apartments and take a wise decision.

I agree with satya, Once you book the flat you don't have any control on it, even builders don't have any control. They will sub-contract all the work to some local guys, they will do it on their knowledge. There are no qualified site engineer to supervse the work.

Customization offer is just to hide their quality issues and other design problems.

These are their so called customization offers to attract customers, came to know it from onsite visit with their completed projects.

Main door is - "Polished Teakwood Frame With Teak Wood Panel" which means it is an actual Plywood/flush door covered with 1mm of so called teakwood sheet(artificial). But as per the brochure you may think they would give Real Teak wood door as a main door for your hard earned Money. -- They will give a customization offer to upgrade it to a Real Teak wood door as per your wish on your own cost. :(

Floor/wall Tiles - They give available lowest quality Bad looking Branded tiles as per brochure. You are allowed to customize/upgrade it to better looking quality on your own cost.

Same applies to Paint, Kitchen Sink, Wash basin etc.

I also came to know that these people owe bulk amount of tax to BBMP which they already collected it from Flat owners. You cannot get your Khata until the tax amount is cleared.

Land may be eligble for 'A' khata while
- You book your Flat
- check with your lawyer

But the land will be disqulaified for A Khata post the construction, due to the Builders known and planned mistakes. Generally, the mistake what we do is, we never care about the Khata after the token advance/flat booking, Builders take this as an advantage and do all the frauds. This builder is also one of them.

Never ever go by attractive offers, finally they will make you regret lifelong. Don't waste your hard earned money!!!! I would suggest to go with some Big Builders even it is too expensive, it is worth and you and your family can have peaceful and happy life with out any issues.

There are many Builders like them in Bangalore, so before you go for any property please know about the builder completely before you make the booking or token advance. And last but not least - Talk to their current customers by visiting their completed properties to get the real picture.

- water leakage from upper floor kitchen/Bathroom always keeps wet ceiling due to Worst plumbing/Ceiling plan
- Low quality materials (worst quality bathroom/kitchen fittings(getting rust in 3 months), local wires/switch boxes/switches/PVC - all hidden parts are duplicate or Local brand, visible parts are branded as mentioned in the brochure)
- Lot of internal issues with land owners/partners and investors
- Deviation of the Apartment building from the BBMP approved plan which will prevent you to get "A" khata
- Elevation never looked like brochure Picture
- None of their apartments are completed/handed over so far as their website says, complete false information on their website
- Never respond/pickup customer calls after the flat registration or getting all the money from them

Be careful when you are dealing with real estate companies, I recently booked 2 flats from Sri Vinayaka Infra( http://svinfra.in/) -alias: Shiva Ganga Infra (http://shivagangainfra.in/)and cancelled them after hearing worst feedback about their construction quality and customer satisfaction.

Few of the reasons are,
- Most of them said their logo tagline should be.....Happiness Ensured for Builders, Happiness destroyed for buyers forever.
- Sri Vinayaka Infra(http://svinfra.in/)) and Shiva Ganga Infra (http://shivagangainfra.in/) are same builder, just running under 2 different banners.
- Keeping Consistent record in never completed on time.
- False and un-realistic Promises about amenities, material quality and apartment localities(eg: IT park comes here, Metro Station comes here, Cauvery Water, Shopping Mall, Park, School....etc)
- Bad Architecture and Planning - interior/exterior with lot of silly mistakes

Shivaganga Dwarakamai is an ongoing project and it is expected to be completed by end of 2016. The project will have 4 blocks Stilt + Ground + 3 upper floors located at near to Manipal Hospital. The project offers 2 and 3 bhk apartments with size ranging from 1095 SFT - 1370 SFT.

Para_1:

Shivaganga infra has many projects on kanakapura road stretch. This information is only to help people who are planning to buy a flat from them.

Booking the flat:
To book a flat you need to go to their office in JP Nagar. The moment you go to their office to meet sales guys you see a receptionist in the entrance and a big team sitting inside. The receptionist behaves as if we come to meet prime minister of India and make us wait though the inside guys are sitting idle similar to government office. Once you cross through receptionist you will made to meet marketing guys who is in charge of selling flats. Then as usual price negotiation and booking the flat and inviting problems.
The team who calls them-self as marketing are not an employee of Shivaganga. Let me give you more details on the same. Shivaganga infra had given a contract to three different companies for marketing their projects.

Para_2 : Continuation
You will find them sitting in Shivaganga Infra office and call them-self as marketing guys. These people will get a commission of 2% on every flat booking. Please understand their job is to get business to Shivaganga Infra that's all and see to that your payments are prompt. They claim that they will help the buyer at every turn till the handover but in practical they will not happen. Just to help you more never ever deal with a guy by name Ravindra, he is good for nothing. He is such an arrogant person who never listens to buyer after booking the flat, his role is to make that 2% that's all. He spreads his team members sitting at every project, please beware and ask the person who show you the flat about his marketing manager or head details, if it happens to be Ravindra just stay away from these guys. I heard that the other two marketing team are far better than Ravindra.

Para_3: Continuation

During construction:
They claim they will allow changes inside the house and not on the elevation. Any changes inside the house you need to get it approved by site engineer employed by Shivaganga Infra by name Prathap. He behaves as if he is smarter than Mr Vishweshwarai. To get the changes approved you need to run behind this engineer. For every change he comes up with estimation, by looking at his estimation you will be confused whether to make changes or not. All his estimations are illogical. They do allow changes at elevation depending upon how well you can convince them. Once the changes are confirmed you need to keep visiting site to see that it is as per your advice else there is a fair chance that your advice is not taken into account, then again you need to run behind that engineer. If the wall is constructed then again the engineer will come up with estimation of demolishing the same and rebuilding.

You need to have enough time to run behind electrical person, plumber, kitchen fitting guys, flooring guys and then the painter as these things are outsourced to third party by Shivaganga Infra.
The marketing guy will never ensure that you don't struggle for this. They will only say that they don't have control on these things if its related to plumbing please contact these guys ....these will be standard answers of Marketing guys. Any changes on the above list you need to contact that third party and decide on the price for changes. Third party may demand any amount which Shivaganga will not interfere. It is like for everything you need to meet that third party guys and negotiate the price if any changes are there. There will not be any single point of contact for every customer.

Conclusion:
Builder is good but you need to have lot of patients and time. Also beware of the promises that they make, you'll also find lot of deviations from the actual plan which will be hidden at the time of booking the flats For example Pent House.Since Shivaganga Infra contract third party for every task it will be tough to manage by the owners of the flat, because you need to run behind every third party for your work and more over you need to accommodate yourself according to their time. Especially you need to be aware of marketing guys such as Ravindra who is least bothered after booking a flat.

Hello Harsha,

It is not mandatory that the builder should construct the building according to the approval. When i say deviation it is the actual vs approved. Let's say the approval is for G+2 floors but the builder will construct G+3 where the fourth ( 3 ) floor is deviation. Again the set back what is approved in the plan will be different from the actual. Another possibility of deviation may be a case like say approval is for four kitchens per floor but actual will be five kitchens per floor.

Hai every one. I have taken a flat from the shivaganga builders and through me 4 of my friends bought flats with the different projects by the same builders. I had been to j p nagar office for booking and Agreement signature after that till the registration the marketing guy use to help me for all payment receipts, documents and sale deed delivery to my house or to office, same case in all my friends. Mr satya, have you bought any flat from shivaganga builders? If so please let me know the apartment name with flat number. I will help you to get a better understanding on the process.
As you informed there is 3 teams are doing marketing for shivaganga infra builders. At the time of booking the flat I had an experience with all the teams at this builders. I got a better understanding by Mr Ravindra about the project and construction. But not by other teams. The other teams don't know any thing about the bank loan process. ... (to cont.)

Cont.... 2: As you told they will be doing booking and stage payment follow up. By mistake one of my friend booked a flat from other team and suffered a lot for bank loan process and every time he use to go to JP nagar office to collect the documents etc.

Cont....3: Ravindra and team helped 5 of us from the booking till registration.
Coming to construction shivaganga builders quality is good compared with other builders. When it comes to modifications for my flat I requested for 5 minor changes. Out of 5 changes 4 was completed, one was not possible cos of main puller was passing through. As I have minimum knowledge about the construction I came to know one changes was not possible. As you informed Prathaap was too busy, I had a good communication with the site engg.Hence I got the 90% of minor changes done . please go through that agreement it was mentioned that for any additional changes it will be chargeable after signing that agreement we don't have any other options, where we have to pay for changes.I was looking to take a flat in south bangl from past 4 years. I have seen many builders quality and the response to the buyers.Shivaganga infra has marketing team but they are not the brokers.

I have come to about the brokers in some builders, asking commission for the deal. Here its not so. 80% of the builders do deviation in Bangalore. Its common in Bangalore. I strongly recommend everyone to take help of Ravindra's Team and Shivaganga Infra who are more reliable and committed.

What Satya A. has said is almost correct. I have bought a flat in Shivaganga Dwarakamai. There is no 'one point' of contact for buyers. After booking, marketing team will not listen to you. For every changes you have to run here and there.

@ Suresh, buying property having deviation can create problem in future such as: it impossible to avail Home Loan on properties with major deviation and more than 5% deviation against approved layout plan will not get Occupancy Certificate or Completion Certificate.

All builders have positive and negative points , in this context , i would like to share few as points , which my relative experienced by buying the aparement in Shivagana infro firm , so it may help new buyers .

Positive Points

1) They Provide good alteration options no one will give .
2) They Provide free pooja room options some apartments.
3) They are having about 10-12 apartments in kankapura road and establishing on other areas.

Section - 2
Negatvie Points
1) No Single point of contact at the site ( i,e @ apratement ) , due to this we will end up with handling and assigning work directly to plumbing , electrition , plastring , checking quality of construction, slab works almost every work we should be at site , if we need that to be done correctly.
The builder will not take the responsibility and they will not interfere in this stuffs .
So we will end up with paying huge money for a small alterations work.
2) Once you complete the Sale & Construction agreement no one will listen to your queries and for small requirement also, we need make trips to their office , after that also it will not happen at one, we need to visit many times. But , they are very good in one thing i.e they will follow up very good for the bank amount releases.

( Oh before i forget to tell you guys , At the office they story is entriely different , we can meet The President of India ,
but these guys will act more that , we cannot catch them without waiting in reception for 1 - 2 hours majority times , keep entire day to catch them :) )

2) Builder will not visit to site once constrution started. Only engineer will come once in 2 days , that too on weekdays , Saturday we cannot catch them.

3) Builder will do lot of deviation , which will not be as per BMPP approved plan , it will end up with huge problems after we take possession -
( Few like - No Setback providied , Penthouse constrution , deviation from BBMP approved plan, elevation problems etc) ,
If we take problems to them , they will never entertain , they will act as if we have done mistake by taking the apartment with them.

4) Builders are good , but they compromise a lot in quality of construction, they themselves will compare the quality to Big builders that is not So.

5) One more thing they always tell that they have offered in less price , if we rise any serious concerns about the quality ,
but finally we will end up paying more, to that type of quality and deviation they make ,
since we may end up with paying huge penalty after we take possession.

Highlights and suggestions.

a) Appoint one good seceratory to make trips to shivaganga office and monitor work at the office.
b) Be like three Gandhi Monkeys ( Close Eyes, ears and mouth ) for any thing they do, as their will not be any response, they will just try to convence you and they will not agress their mistakes.
c) Plan 2 to 3Lakh more apart total amount..

No amount of justification can raise the image of shivaganga infra. We purchased an apartment in Shivaganga Temple view, I was better off staying in a rented house. We faced lot of issues with the builder:
1. Builder promises something actually at site something totally different is happening. They said after rain water harvesting water level in bore has improved. What is actually happening is bore is not switched on from October to till date. When I opened the pump power box carefully (440V 3 Phase supply) astonished to see fuse holders broken / removed. This is a clear confirmation that they haven’t switched on the bore for months.
2. They said Cauvery water connection will come in 6 Months. Almost five months over and 6th month running and no signs of Cauvery water it may take another 2 years
3. They said you will get A khata after registration they are saying you may get A Khata depending on how you negotiate with BBMP!. Hope you are got the point.

They also change the people on site almost every 15 days and we hv to explain all the issues to each person when there's a change. After much of followup my flat was completed 6 months after their promised date. Now it comes to final instalment of payment and handing over the documnents. The day i said i am ok to take the possession marketing executive calls me immediately to ear payment. He calls me 5 timesin a day for payment. Though there was 6monthsdelay incompletion even 1 day they won't wait for payment.

anyone booked at Shivaganga Opal at J P Nagar 7th Phase ? Do they have valid documents ? Also I heard that they are building 5 floors though on paper they show 1+3 floors. Please share your experiance and comments.

Following things are pending at couple of projects are not met and they have delayed the project for very long:
Intercom
Power Back-up for Common Areas
Gym / Multipurpose hall
Rain Water harvesting
Round the clock Security
Delay in Covered car Parking Area ready, no marking for cars

The above are simple things and should happen very fast. But ..Compliants have fallen on deaf ears. You will get standard answer 3-4 days, but that will never happen. Do u still want to go ?? If still yes, get the target dates for all of them in the sale deed. Feel they are not much different that dreams GK. May be just younger brother of dreams

Hi All,

This is Arun I booked Shivaganga Ridge off kanakapura road, Document wise they have given a set of paper after verfiying i book the flat. paper wise very clear and no litigation.
The only thing we need to followup for each and every work to be complete.They have assured completion by May and now they are postponing Aug end or Sept Mid even after following many time.
Construction wise also not up to the mark i can give 7/10. Site engineers are illiterate frequently changing one site to another.
Not an organized construction company each and every work we need to initiate to complete fed up doing it until they complete.

I have bought an flat in the SV temple view, I have verified the documents, they did make arrangements to provide all the documents. I have bought only after verifying the documents, do not have any previous experience on the builder. But now i can say they are responding well even during the construction, they discuss with me before doing any work in the house and Changes are accepted, though he charged me for some changes. I hope things are gud till the very end.

No amount of justification can raise the image of shivaganga infra. We purchased an apartment in Shivaganga Temple view, I was better off staying in a rented house. We faced lot of issues with the builder:
1. Builder promises something actually at site something totally different is happening. They said after rain water harvesting water level in bore has improved. What is actually happening is bore is not switched on from October to till date. When I opened the pump power box carefully (440V 3 Phase supply) astonished to see fuse holders broken / removed. This is a clear confirmation that they haven’t switched on the bore for months.
2. They said Cauvery water connection will come in 6 Months. Almost five months over and 6th month running and no signs of Cauvery water it may take another 2 years
3. They said you will get A khata after registration they are saying you may get A Khata depending on how you negotiate with BBMP!. Hope you are got the point.

4. They are had many work pending. Even to hand over the keys to start the interior work they took 20 days after registration.
5. Hardly about 20 Houses occupied and they want to handover maintenance to welfare association because they have to maintain rest of houses which is not registered. 20 out of 60 are occupied I do not why they are hell bent on handing over and they are using all hand twisting techniques like no water and nonpayment of electricity bills for common areas and also hand in glove with BESCOM people to cut off electricity supply to entire building even to the flats which have fully paid up bills. There by they by putting all the families staying there at risk. No lights in lift and one lift not working and nobody in shivaganga bothered despite many complaints.

6. Once registered they will not come near you for rest of pending works. I had to get all the balance plastering, tile work, pluming, painting etc by spending at least another Rs.50,000/-.
7. Bad quality of materials used and no curing done at all for the entire building there by reducing the life of the building straight away.
8. Tiles not laid properly. Gaps between tiles not closed (Leads to leakage for lower floors). Gaps between tiles is halls and rooms left as it is. This cannot be observed till house is cleaned because of dust depositing in these gaps. Once cleaned they all open up and visible and it looks very odd. Lot of hollow space below the tiles. This makes sound even while walking and later on leads to crack in tails because it is hollow beneath.

9. Cracks everywhere, once you go for final coat pain you will observe lot of cracks in walls below the beams in particular and by the side of pillars. In rainy season it leaks a lot and spoils your wardrobes!.
10. There project engineer / writer by name Muttu is a hopeless fellow and does not even bother to even small requests. He will always mean harm to the residents and tries to do worst things first.
11. Please do not believe their sales team and buy you will only create worries for future.

12. They do not have good relationship with landowners there by lot of communication gaps will have to be managed by residents.
13. They have hidden the fact that one lady has filed a case against landowners and shivaganga infra in court and is still running in court. When enquired they said is it we do not know!
14. Gaps between window and walls not closed from inside and outside and it leaks even during small rains.
15. Even to get a control valve knob in bathrooms you have to fight with them!
16. I dis a mistake by giving them keys of my souse to complete the pending work and what they did is breaking tiles in my utility balcony on pretext of leakage in lower floors and never bothered to bring it back to original shape and it is still as it is.
17. Lot of pending tile / granite gap work which had to be completed by me without depending on them!
In spite of all this actual agony if somebody wants to buy god bless them!

Don't buy any flats in any of their Apartments as they are big cheaters. Once you pay the money, thats all you will be in trap. I was also looking for flats in their Apartments but later came to know about them once I visited their Swastik apartment near Vasanthapura temple, you will never buy any flats from them.
