Don't go for unconstruction flat with Puranik City or any Puranik project..
Q: They are not fulfilling the committment .. there is leakage in walls and bathrooms.. no proper water supply, water is muddy.. They are not able to get Occupation Certificate from govt authority. They delay the possession of apartment.. No society service but they charge advance.. society charges electricity cut for more than 4 hours a day..
Pls dont think of buying any Puranik projects. Their Paradise, Delight of Hometown Projects were delayed by 24 to 26 months and during this period no compensation were given. I was cheated with giving wrong registeration amount. 1 lakh was taken as parking amount and no parking given. Now their demanding 2 lakh more than the agreed amount, during the possession they increased their advance maintenance cost by 66k, flats have leakages. Elevators of inferior quality than promised. Service team straight away deny your complaints. We the residents are fed up of the builder. straigt NO to Puraniks Builders
Hi ketal, GB Road is the preferred invetment or residential option now or 10 yrs from now. I personally think that Ghodbunder Road is better bet compared to Vasai-Virar belt. If you are planning to buy in Vasai-Virar belt then maybe Nalasopara or Naigon are better bets (but not in comparison to GB road though).
Nalasopra etc are to be considered if your budget does not get you decent 2/3BHK in GB Road stretch.
@Khushisha, But how do we make sure that the property on Ghodbunder Road is not on Forest land? Is there any information available on any govt. website about what sectors/plots are not on Forest Land? This forest land issue is the only problem for buying on GB road.
Hey Asif, If there is so much issue with that project then why don't you raise the issue before taking possession? It is clearly mentioned on the agreement that if there is any delay in the possession, developer has to pay the compensation for it.
Right Abhinand, If the developer didn't hand over the flat as per the said agreement then you were in a very strong situation and should directly approach the court. Everything like registration amount, parking charges, maintenance cost, elevator and leakage issue clearly mentioned in the agreement.
In this way you are trying to make bad image of the developer. I don't know how much you are right or wrong.
I had booked at Rumah Bali in Octo 2014. He charged me 7700/ft. I paid 20% with zero work completed. Now i come to knoe he is selling at 7200, when I asked they said no problem we will reduce your rate also. I asked for cancellation, they say it will cost 10% of flat price. When I booked, they told me no cancellation charge. Biggest cheater, unethical builder I have seen
I have got a flat in Barcelona Phase 3 project of Puranik city. It has got delayed almost by 18 months. Verbally they committed some other date, then on contract they mentioned some other date and now they are just keep delaying the project. There is one building land which is disputed, so they are delaying possession of adjacent building too. They have taken all money as ofcourse whole structure of the building is ready. I would highly recommend not to buy from this builder unless contract is in favour of a buyer. Do some research and you shall find these guys have asked for extra money while giving possession as well. Beware.
They don't give single project on time. I think whole builder community is cheat, rather buy a resale flat . Even phase 3 is high time delayed project.
But I have heard good about this builder.. Puranik offers good quality projects.. May be few projects would have got delayed possession but this has become common with many builders nowadays..
