I see a burial ground Block B (on left hand side). Is this ground being used currently. As per Akruthi builders the burial ground is no more operational. Please clarify.
One of the customers said this today: "They said that they have 20 years of experience in construction but inspite of that they have not developed even a single way of communication with their customers. They will pick your calls only till booking date/payment date after that no replies and for mails biulder does not have enough skills to maintain his mails."
Their are different issues with this builder where he is providing poor quality of bathroom and CP fittings. He has deviated from approved plan and now customers will not get O.C. for their flats but he is still promising that he will try to get it but on buyer's cost which is another fraud.
Their is some land issue which is still going on due to which they are not able to construct boundary walls for the building.
After getting so many information requests, I have visited the site today and tried to collect updated details for this project. Here I am sharing what I got to know after talking to some of the buyers today....
First of all some people think that PNR group is a builder but they are only acting as an agent and SPEC is the builder for this project. They are Hyderabad based and constructing their first project in Bangalore.
They have started their project in 3rd quarter of 2012 and still not able to complete. They have given many deadlines to their customers but all were only falsy promises. They have given deadlines starting from 30 June 2014 then 31 August 2014, then 31 October 2014 then 31 December 2014 then 31 January 2015 then 31 May 2015 and missed all the deadlines....now they became reluctant and not providing any deadlines as they themselves not clear that when and how to complete this project.

I have a flat in B Block, most of the flat owners are fearing now about current flats and some of them speaking like this land having case. Its going to be a big problem for current flat owners. Please anyone help us about this because i have served 10 years to get this flat.

Some Flats owners are saying this land owner having some legal documents issues and this land having with case. I am fearing to buy the flat please anyone let us know what is the situation now.
We, SNR Advocates & Associates are the advocates of Sai Pragathi Estates and constructions Pvt.,Ltd. All the people who purchased or will purchase flats at Aakruthi Homes from Sai Pragathi Estates and constructions Pvt.Ltd, are indemnified by the land Lords i.e. Mr.Thyagarajan & Mr.Farook. As per the clause 8 of registered Joint Development Agreement it clearly states if any third party claims arise at any point of time the owner will take full responsibility and clear the case from their share of Flats in the said project. The owners have clarified the same to all the purchasers in the project.
Nothing to worry. yesterday we all flat owners met to the builder as well as the current owners of the property(Mr. Farooq and Mr. Thyiagarajan). We met to their lawyer team also. And the case is in between the previous owner of this land and his sister. Farooq and Thiyagarajan has bought this flat in 1994-95 and the lady is coming and asking her share for her brother. So there is no problem for the Sai Pragathi builder and their customers/Flat owners. Even we consult with lawyer also. And at present there is no stay order from the court. These people are just trying to create panic and wants to get some money from the builder and the current owners. The land owner and the builders are very supportive in this case. And to safe guard the flat owners, the builder has already put a clause in the agreement that if any dispute happen on property, Mr. Farooq and Thiyagarajan will be full responsible for that. And land owners has already given memo for that.
I just checked document myself and got it checked by another civil lawyer. this case does not have any merit at all , title clearance for this property was given by one of the high reputed firm of bangalore. Any tom dick and harry can't just come and claim share. And there's no stay order right now..chill out..:-)

I would suggest you not to buy this property. This builder is cheating customers and doing so much deviation in the project. Whatever Ashok has mentioned in the forum its true. You will not get OC and A-Khata for this project. Before booking they will tell you they will not construct the pent house or not yet decided to construct the pent houses. But they are not only constructing the pent houses, they are constructing extra floors.Go to the top floor and see the pent house work which has already started.
Please be carful guys and don't invest your hard-earned money for this constructions.
Is it a good buy? I have investigated and got this information: 1. Its a joint venture between 3 parties - 2 land owners and 1 builder 2. They got G+4 approval from BBMP. 3. They are constructing 90 flats (as per BBMP records) in 2 blocks - A and B, each block should have 45 flats. 4. Floor plan is : - Ground floor should have 7 flats(They have deviated from the approved plan and constructed 8 flats on ground floor of both the blocks) - First floor should have 8 flats (They have deviated from the approved plan and tried to construct 2 more flats in B block but buyers who have already booked flats have kicked them back so they have demolished it). - Second, third and fourth floor should have 10 flats 5. They have tried to construct illegal floor(pent houses on roof) as well, but after hearing the voice of buyers, they have again stopped it but there is still a scope of pent houses on top. Cont.........
6. Construction is getting delayed because construction company's MD is a candidate in 2014 Lok Sabha election so he is busy in it. 7. They have also swapped the locations of Swimming pool and Children play area. 8. I have also heard that they are putting a clause in the agreement itself that they could construct Pent houses without informing buyer. 9. They are claiming that they will provide EC, CC and OC but till now I have not heard from anyone that they have seen CC(which should be producible at this stage of construction).

There should be 90 Apartments and Club House/Gym only. Anything more will be a deviation. We need to unite together if they sell/book all 90 and then start to deviate.
Exactly where is this graveyard? Are you talking about the Fern's City graveyard, that's 2 km away and is not visible from any of the flats. Is it towards the Maheshwaramma road?
Plz tell me, as I am buying a flat which has balcony facing the east, in a direction opposite to the Outer ring road. Mahadevapura lake will be visible to my right eye.
The graveyard would be the only reason why I would not buy the flat.
I don't have any prob with graveyard, I am a Lord Shiva devotee. But in future, I cannot sell this flat due to presence of a graveyard.

Before taking decision, check out following - 1)Just go to the construction site and see by yourself how many un-approved aptments are already constructed both in Ground Floor and first floor. Just compare actual construction against the ones in approved plan. This comparison alone is good enough for you to understand the level of deviation. 2)Go to the top floor and see the pent house work which has already started. Though Mktg people will claim those constructions are not for pent houses, by looking at design anyone can make out what they are meant for. 3)People with multiple user IDs have claimed that this building is coming up without any deviation !!! One simple question --- if no deviation, can the customers get the Occupancy Certificates (OC)? 4)Anyone planning to purchase an aptment here, please insist to put a clause in the sale agreement to give OC within 1-2 months of completion. I am sure the builder will not agree to put this clause, considering level of deviation.
Here I could sense there are some fake customers.... and we can easily make out from the similar language used by postings from multiple IDs. I believe those should be the postings from the Builder or by the Mktg people. Krish
Ashok, There are no penthouses in the building. I have booked a three bedroom flat and released the loan from SBI also. There are no deviations in the building. My uncle works in BBMP and checked with them thoroughly , they can make 10% deviations which any builder will do in banglaore and which is in the permissible limit . I have received the CC copy also of the building. The builder says there are no two beds available, please let me know if anyone is planning to resell it.

Hello , All the amenities are being provided in the ground floor of the premises, One unit is for Multi functional hall, one unit is for Billiards , snooker, carroms etc.. , one unit is for meditation, gym and yoga. Ther have given the pool contract to Millenium pools, i have gone through the millenium pools reviews, they make really good pool, i hope they make excellent pool in this builing, i booked seeing the amenities only, no builder leaves three portions for Amenities, i believe they have placed order with Max fitness for the gym equipment. Hopefully the project should be completed by September. There are no pent houses without permission, this is clearly clarified from the builder clearly. The centre portion is childrem play area , i am happy with the progress. The construction was never stopped at anypoint of time , i have been following it up keenly since one year. Please let me know if any one is reselling it, i need to take one two bedroom for my brother.

Hi All, Be careful, Customers will not get Occupancy Certificates (OC) because of there are deviations in the current construction.
In ground and first floor already constructed apartments (7) where it was supposes to be open area. Behind B Block’s common area selling as private area for B-Block rear apartments.
Builder started this illegal constructions in the apartment after SBI’s payment release.
Additional to above existing major deviations he is also planned to construct pent house. Careful guy’s apartment without OC and A-Khata transfer is as simple as like buying a car without Key. And in worst cases after few days BBMP officials may come to demolish the entire building. This was already seen in Bangalore for few deviated projects.

Hi, I like the location of the project and I am also thinking to buy a flat from aakruthi homes, but I am also confused a bit by the presence of an active graveyard behind/adjacent to the construction. It is not the presence of graveyard I am worried about, but watching death every week(which I might have to experience) is concerning me. I see a lot of buyers in this forum could help me with a word of motivation (to buy) regarding this scenario which you must have already thought of. Thanks friends
Hi Santhosh, As long as u are not facing it , I dont think u need to worry. There are ample apartments facing inside or main road or the west side. Some people like apartments facing the road, those who like it a little quiet and less dusty choose the ones inside. Good luck with choosing the right one.
