Q: Hi, I want to construct a house on B-khata property. It's a Gramthana site not approved by BDA or BMRDA. I have checked with many nationalised banks, but no one provides loan on B-khata property. Its not a DC converted land.
Has any one taken loan on b-khata property? if yes could you please share the contact details of the bank. Thanks
It is difficult to buy a gramathana sites as we wont get home loan and secondly resale can be a problem. What is your take? Is it advisable to buy such kind of property?
Eshwar - We need to pay a commission charges of 4% once your get ur loan amount. Since they have tie up with many banks. Please let me know if ur looking for construction loans for B Khatha.
Nationalized banks are not providing any home loans against B-Katha property.You can go to the sub-registrar office to get the site converted according to govt. Only some of the private banks provide home loans for B-Katha sites but at a much higher rate and shall have too many terms and conditions.
B Khata is not a legal khata valid document for property ownership, it will be a proof to claim the ownership at the time of regularisation and obtain A khata (which is valid).
Eswar.. I hope you are aware that B Khata can be converted to A khata by paying betterment charges to BBMP, though there are some conditions included.. try if this could be done in your case..
