Q: The construction seems to have been halted at the moment. There is some concern regarding their approvals from GDA. My bank, which had earlier approved my loan has now put it on hold because of some FSI transfer issues.

Any update on the construction, I don't see any progress since last two month Lakshya staff told me entire super structure will be completed by March-April 2016. and possession by March-April 2017. Please keep sharing on this forum.

The project is an absolute disaster and we have made some decisions regarding the next steps. As a quick update, there is no chance that they will be able to provide the possession even by 2018/19. I have been constantly pressurizing them and have been sending them several notices. Even met their Director (Suraj Awana) a couple of weeks ago, who first assured (under pressure) a delivery by August 2017, and even agreed to give it to us in writing. But when I pressurized them to give it in writing he turned back on his words and lied outright saying that he meant December 2017.
The real fact is that there are just 3-4 people working at the site (on random days) and there is absolutely no work happening since the last few years.
To anyone else who is considerign investing in Lakshya Aquapolis, please note that Lakshya is a fraudster, and stay away from them. More than 4 years have elapsed since the promised delivery date and it looks like it will be another 3-4 years before they complete the project (IF they complete the project).
To add to the above comments, there is a whole chain of emails and videos that I will be making public very soon to show the fraudster and scamsters that Lakshya Realinfra are.

Heu Sishir, As per my knowledge, Sushant Aquapolis is one of the prestigious popular residential township davelopment in Ghaziabad, Dundahera. Well, this is a on road project having plots, villas & apartments, as well as shopping mall, school, 5-6parks etc. Yes , builder has launched recently some towers for sophisticated highly exclusive apartments with state of the art electronics security.

As per sources, these new towers, (approx 7towers) are having 1142 sq-ft 2BHK apartment, Builder quoted price is around 3100/sq-ft (BSP). Expected possession of these towers are around 2019 January. Here in these towers builder is providing highly modern next gen security features. Like biometric locks, mobile control, No switch, Fully automatic sensor doors, lights etc.
Before investing in this project, please ask from the builder/or their sales representative, the reasons for delay in offering the completed flats which were booked way back in the year 2009/2011/2012 etc.
They have a very good marketing team. New customers will be again take for a ride like all of us.
Hi Suneel, As I inquired about the project, sales representative said that ,builder has stated giving possession to the completed towers & after that only builder has launched some new towers.
Please clarify that you are a buyer or broker/employee from Ansal API. We are suffering like anything. Ansal API is not commenting about honouring the contract ( i.e delivey of completed flat after 36+6 months from the date of signing of contract). We have booked the flat 40 months back and there is no sign of delivery in next two years.
The flats which were booked eight years ago, some of them are being offered to buyers without car parkings.

Hi Aneek Das, As per my knowledge, the down payment plan of this project is like:- At the time of booking- 5%, Within 45 days from date of booking- 90%, At the time of possession- 5%.
See my posts for last 8-9 months. Construction activities are not taking place for last two years and there is no commitment for delivery of flats ( i.e timeline).
Hi Sunnel, As per my knowledge, builder is providing subvention plan, which states that builder will pay interest to bank till possession, so what more assurance we need from builder? This is a 140 acres of township project , so it is understandable that possession will have some possession issue. Here builder is providing total 32 towers.
They have given me in writing that Builder will not pay any penalty on delay in completion of the flat. As per agreement, they have to complete and offer the flat within 42 month after signing the agreement.
When requested verbally, for giving me the details ( e-mail addresses/contact numbers) of buyers, they refused. I can collect the details but in a hard way. This is the treatment being given by so called reputed builder/ their representatives.
Planning to move in consumer court in collective way. Builder's attitude is forcing us to take this action.
As far a subvention scheme is concerned, I'm not interested as I've collected hard earned money from my sources and invested in the project.
Same status for last two years ( i.e. no construction activities in D-block) and getting no feed back from site office.If we contact sales persons, get the reply that work is going to start soon and two years have passed.
I visited the site last week, as per their statement, they have given possession to 7 around Flat owner, and they will be coming very soon in D04 Tower. Lets c. I am forcing them to give my flat ready within 15 days. Anyone getting any compensation due to this delay?
They have given me in writing that they don't have any policy for compensation( i.e. penalty for delay in completion of the flat in line with the agreement.
I've mentioned that charge penalty @ 18% for delayed payment by the customer .

As per clause 3.8 of the agreement ( signed in Aug'12), Ansal is required to handover the flat within 36 months after signing the agreement. However, construction is stopped for last two years ( except some force majure conditions i.e. act of GOD). How, they are going to hand over the flats.

No progress in D-Towers. Constructen is totally stopped atlease for last 9 months. When approaching the sales staff, no feed back for resumption of work.

once again visited the site for actual update. Construction have not started in D-blocks. At the time of booking sales staff informed me that the target for cmpletion is end Dec'14. However, no construction in these blocks for last one and half years. Out of thirteen floors, structure of only nine floors have been erected( in May'13). There is no body who can give the actual picture. However some residents are staying about 11-13 are in B3 block. Don't know how they are managing.
When ever I call the sales staff, they do not give any update about the project. It is very frustating. Even I'v visitd the site but not getting any update about D bocks. Construction halted for about 18 months.
As per my knowledge, Ansal Sushant Aquapolis is one of the popular residential project in Ghaziabad. This project is a new millenium township, designed by Chelsea West, New York and inspired by the best of International architectural tradition of reflecting pools, gardens, lots of greenery and soaring towers. Builder quoted price is around 3050/sq-ft. Expected possession is around 2016 December. Currently construction is on full swing. D-Tower possession is around 2016 December.
Update: All issues seem to hav been sorted out now. I got my loan approved from SBI yesterday and the latest demand paid out successfully. Work seems set to resume in a week's time. Possession date tentatively March 2016.

Hi Kuldeep, yes, it's indeed good to see some development.
Suraj: I am on the CLP plan. I believe this is still one of the better projects out there in this region. The design and overall open spaces will make for a pleasurable experience once the township is completely ready. There have been some delays but that's true for most ongoing projects these days. And in any case, it will still be some time before the are becomes completely habitable so the delay doesn't matter anyway.
Sukhpreet: As of now, SBI is the only one associated with the project. But I am sure any other bank should be able to sanction the loan. Please do check out with them. I had my loan initially approved from DHFL (at the time of booking). Then the construction halted and my sanction expired. This time I applied with SBi and got approved very fast. In fact, if there isn't any specific reason for you to go with some other bank, I would recommend going with SBI.

Update: It appears that the pending issues have been resolved. SBI has approved the project and the loan process has started. I submitted the loan documents today. The construction might resume post Diwali. Will post any further update soon.
However, the most frustating point is that no one is responding from their side ( sales staff as well in the office) about the real issue. I've booked the flat considering reputation of Ansals but now repenting.

Every time I ask them they say everything is in order and that constructions will beging in the next 45-60 days... Almost 2 years have gone in this fashion. I wonder if it makes more sense to ask the money back and invest in something that's ready to move or on the verge of completion.
Hi Mr singh, i think that you have already invest a lot of money time and efforts on this project and there has been no progress..so i do suggest that you take you money back as well as speak to a lawyer regarding this about what kind of compensation you can get from the builder..it is possible or not...
They called me 5 months back, they started the loan process from SBI and construction has started and in full swing. but nothing happened till yet.. bad luck booking with Lakshya. Even they are not telling the truth whats the actual problem.

Ansal is marketing to sell 1,3 & 4BHK apartments. i don’t think they have any 2BHK left to sell. They are also marketing for Ansal plaza which is coming up at same site. Possession for one of the tower (B) is already given and one family is already staying at the site. (Weird but true)
Hi Kuldeep, received a mail from them about 10 days back saying the papers have been finalized and asking us to submit relevant docs for processing the loan. They are getting it done from SBI, thankfully. The mail also mentioned that construction is on "full swing" but i visited the place and couldn't find any "swing" at least until the last week...
Mr. Manoj, it's not a matter of 15-20 months.. please stop spreading misinformation.. the construction has NOT BEEN GOING ON FOR THE PAST SEVERAL MONTHS. And this project is not by Ansal, we are discussing the "LAKSHYA AQUAPOLIS" here and I believe Ansal has transferred the FSI to Lakshya.
Mr. Chandan, it is common with every construction site not only in NCR but in India that at this festival time, the labour is not available for 15-20 days time. Ansal is serious about this project now, as they have purchased the stake from Landmark (Dalmiya group) & their reputation is on stake with eroding profit margins in this project because of extra ordinary operations delay owning to lack of concrete news regarding the dumping ground. Now, when the developer is confident of the court's proceedings, he is in hurry to acquire more surrounding land and developing it. There is no doubt that it is a prime land connecting not only delhi, greater noida but also noida. And the appreciation of the land shall be on the same night, the day, Supreme court announce the decision. As per the local municipal authorities, a place (Galand) for Dumping ground has also been earmarked & the NGT has been appraised by the residents of Crossing Republik regarding the upcoming DG
Not sure if you are actually trying to make a selling here Mr. Manoj, but the construction is NOT going on. I visited the place again last week, and there is NO activity here. The guys, as usual, have set up a new deadline citing diwali and chhath celebrations due to which labor is not available. The only positive development in the last couple of years that has taken place is that they have at least initiated the loan processing formalities.
The progress of construction is going in good pace. All obstructions regarding the land acquisitions / delays has been taken care by the company. Mr. Pranav Ansal personally monitoring the progress of the project. The Supreme court positive decision (in favour of residents of Ansal's & Crossing Republik) regarding the Dumping ground also expected well at the ending of the year 2013. A very bright future for the property with excellent promising appreciation in the near future. Also, the work has been allotted to the construction companies for wide expansion of NH-24 into six lanes till UP gate to Hapur with eight lanes upto ABES Engineering College from Ghazipur with five underpasses and signal free road.
Hi Kuldeep, no progress yet. The construction is on a complete standstill. I keep visiting them, but the same response that it will resume in 15-20 days and never happens. It's the same with almost any builder in the whole of NCR. Frustrating.

Hi Kuldeep... I am not really sure what's going on at the moment... The FSI transfer has been approved (I confirmed that via some internal sources some time back). I am not sure what the issue with the banks is at the moment. They said work will resume by August end, so let's see. Have you also invested in Lakshya?

Thanks Chandan Jee, BTW any idea, whats the problem on approval now, Did they got FSI Transfer approval, why they are approaching SBI, ICICI but not LIC for loan. One year back LIC already approved my loan. Difficult to trust on builder these days.
It has been a year since I paid the registration fee and since then not a single letter of demand for installment has come from them. Upon enquiry, they keep saying that two banks (SBI and ICICI) have approved the project and they are waiting for the confirmation letter from them which should come in 10-15 days. I am waiting for this 10-15 day period to end since the last 5-6 months. The construction site wears a deserted look. They are saying that all the laborers have left (which is bound to happen since they had no money to them). The project will go ahead only after they start receiving installment money, which has not been happening for the last 1 year. In retrospect, seems like a HUGE mistake going with Lakshya. Should have opted for the Ansal's flats in the same township, which were costlier, but at least they are being developed in time.
The construction is halted as of now. They say that the labourers have left. According to them work will resume in August. The delivery time is already delayed by 1 year. Feeling sorry to have invested in this project.

please do post when your loan gets approved and also keep us posted about the new developments. it is becoming really difficult to invest in property these days.
So after 5 months when the demand letter arrived, i sent it to bank, and they re-initiated the process of approval. In the end they informed me that all was fine on my end, but in this time period it seems that Lakshya has taken over the full ownership of these towers. It's a case of FSI transfer. And the bank now needs the letters from board of directors and the official FSI transfer documents to go ahead with the loan.
They said its not a problem, they just need the letters. I asked the builders and they also say that's not a problem and they will provide the letters. However, it is expected to take a month since the letters are still with the court and will take some time.
In the meanwhile, they have promised no instalment will be demanded and no late payment or any other charges will be levied. Also they promised that construction is on full swing. I will personally verify that once i am back in Delhi at the end of this month.
Well, here are the details. The project actually started off as Ansal's Aquapolis. There are several towers, most of which are being developed by Ansal. A couple of towers, however, were being developed by Ansals and Lakshya jointly. I have invested in one of these towers. The agreement was made when this was the arrangement and my bank loan was approved without any hassle.
Also, I had paid 25% of the amount at the beginning. After the loan was approved, I was expecting the next instalment order to come, but they did not send any such demand letter for 4-5 months. Bank loans, I believe, remain valid for just 3 months after which you have to apply to them for approval once again.
Hello Chandan, it is advisable that you approach the bank if the bank has a tie up with the builder. Also if the project has got an issue with the GDA, there has to be something really wrong with the property. Have you taken a look at all the authentic legal documents?
