Completion Certificate

Q: What happened to Completion Certificate from CMDA?

It seems a mystery about handing over possession of Phase II Apartments. No word is coming from MD of Plaza Group.

It was expected to be over by May 2012, got postponed to Aug.2012 to Sep.2012 to Oct.2012 to Nov.2012 and now to End of Dec.2012!

Will it be possible?

Nice discussion, I would like to say that the completion certificate ensure that the building has not violated any rule in that locality. The Apartment Ownership Acts in various states in India make it compulsory for an owner or builder to possess a completion certificate, in order to avail of basic amenities like water and electricity.

The certificate should contain all the required details, including
1. The identification of the land,
2. The location,
3. If the building has met all the standards of safety and regulation,
4. The distance from the road,
5. Distance from surrounding buildings,
6. Height and other criteria set by the Municipal authorities, along with the building plan.

Hi, As a residents, it is advisable to buy property from builders who have completion certificate to avoid running into any legal hassles While applying for a completion certificate, the builder is required to pay a certain amount as security deposit.

Hello, I think without Completion certificate it is difficult to proceed various paper works such as housing loans and property tax rolling, it is compulsory for the builder to have a completion certificate. In case of non-availability of a completion certificate, buyers can get in touch with municipal authorities on their own or residents can form a resident's welfare association.

Important standards that are evaluate before awarding this certificate include :
1. floor space index,
2. basic structural design,
3. land identification of the building,
4. number of floors,
5. quality of the structure,
6. height of the structure and many others.

Hi I think you are right. adding to your wording that this certificate is also necessary for getting basic amenities for the structure such as electricity, water and others.

What is a Completion Certificate?

A completion certification is a mandatory legal document attesting that a new building has been constructed and completed according to all the safety norms and regulations of the Buildings Act. While the project is under construction, it is required for builder to obtain no objection certificate (NOC) from civic and municipal authorities.

A completion certificate is granted by the local authority means development authority, municipal corporation or panchayat etc after thorough evaluation of the building. As a result, it assures buyers that the construction work has been executed in accordance to the defined norms and approved designs.

Hi Mr. Gopalan and Mr. Karthik, hope you have got the possession of Tranquil Acres Phase II project. Did you get possession certificate? I am actually looking to buy a resale property in Velachery. Finally...Tranquil Acres Phase II project got the completion certificate from CMDA department yesterday(20-12-2012)

Hi Mr. Gopalan, I heard second phase is going to be completed by 2014... But promising in 2012 and delay for two years is not acceptable. All buyers can join hands and ask the builder.. It is the buyers right to know about project status, but this builder seems to be least bothered about it.
