Q: Hi..
I am planning to buy a flat in DS MAX seasons. I read the reviews about DS Max and really horrible. Can anyone who has purchased from DS Max guide me? Are they trustworthy? What is your experience about the company or projects?

I have my flat at DS Max Silverwood and there are so many issues with the construction quality. There is seepage in almost all the flats on the top floor during rainy season. And in Bangalore, it is raining all the time. I am already fighting case in RERA. The builder also has not provided OC at many other projects. We at DS Max Silverwood are planning to go legal for Occupancy Certificate or OC. Guys just DO NOT waste your money on this builder.

HI,

I have booked a flat in DS MAX sparkle nest, since that my life ruined............ I have booked pre launch project and while buying sales person made so much promises but all fake!!!!!!!!. Since it is an third class design wanted some modification and this modification team showed me hell. It is nealry 6 months and no modification not done. In numerous phone calls, wasting time visit their office, discussion, visigin sites all done but none cares and worst part no one is worried about your concern and feedback as there is no one to hear.
I read ad in paper in which Chairmand says to give feedback and i did that too but he does nothing.

I list out name of the people with their number next time or this time want t approach RERA(if anyone how to reach them please help me)

Lastly dont buy from unprofessional builders like them, they say it is cheap price but it is not cheap in price it is cheap in quality.

If you have enough money and dont know how to waste it then buy

Please do not buy anything from MAX Builder. They definitely do not value customers. I am one who have money and locked since 5 years, nether money is returned nor planned invested plot. DS-max is worst builder,i bought an apartment with them which litterly poor quality building, with in an year all walls got cracks, roof plastering got removed, they said they have two bore well but only they had one working.
recently BBMP inspection team found that there is no Sewage treatment plants Dont buy from his cheap cheater builder. visits there 5 projects minimum if u decide buy one. this guys pricing also not that low as you expected. they charge for many things later once you buy it

The search for a good residential property around Rabindranath Tagore Nagar brought us to DS MAX’s housing project Spirit. The structure of the apartments is simple yet very nicely planned. Smart use of space I must say! Services like 24/7 security, water supply, plumbing, etc., make life easier. There is a community hall as well that is great for accommodating small functions like birthdays etc. We absolutely got what we were promised. Thank you.

I suggest do not buy DS Max flats, until you get whatever the marketing person writes down in an bond paper whatever he speaks.

They give you all fake details, only when you go for the agreement you get to know all the facts.

That's true Shakila but these people won't give you anything in written on a bond paper. Because they know they are NOT going to fulfill it. Their MD Dayanand himself is the root cause of all DS Max fraud. We the Sliverwood residents also asked him to give us in written on the promised proposed date when he would be giving us the Occupancy Certificate or OC. He straight away refused it asking us to trust him.

We replied back saying we don't trust any of the DS Max people. He said that he is the MD and co-founder and his words carry weight. We thought to give them a chance. But now as i write they have already crossed the promised date and are not reply to any of our messages. We are planning to go again to the office and even take it to the legal as the need be.

Just no matter what they say, my humble request DO NOT trust this FRAUD DS Max

I am sorry it say, but DS Max is not a Trustable Name Mr. Ken Shirik. I am living in DS Max Seasons, just to give one example of sorry state of affair, Since the time I have been here the lift/elevator hardly works for 10% of days. There are two elevator, One of it have been never brought to service in the last one year. The 2nd one which is in service, well not in service, doesnt work 28days in a month. After repeated complaints DS Max never bothered about the old people who have to take lot of pain in climbing up the stairs. On Jan 2016 DS max finally commited to fix the elevator/lift by 25th Feb. Well, its a joke I know. Comeon how many days as a commitment for lift repair? 30 Days? isnt that a Joke? In Jan 2016 the lift/elevator worked for 2 days, the engineers tried to fix it but it seems DS max provided them with duplicate spares, so they couldnt make it work for a day. And Mr Ken Shirik, do you think you are been ethical ???

What a fraud builder DS Max is. I am currently living at DS Max Silverwood in Bommasandra, Bangalore. And there are more than 50 flat owners at this project only, that unhappy with the construction quality of flats. What nonsense is this when you say 10-20? There are many who are discontent with your service. It's just that they have not come to online forum. Where are your happy satisfied customers? Or is just that you have made up in your mind about the happiness of your customers.

We at Silverwood regularly ask for fixing so many things via WhatsApp, Phone calls, emails but they don't respond. When they will respond few times, they will send you completely irrelevant, out of concern replies. That will like getting some replies from a bot, like autoresponders with predefined content. It doesn't help us.

Our 80-85% of flats on top terrace have seepage issues, I personally took this matter to RERA court and then his CEO became active and was forced to visit us to fix the issues

DS Max CEO Mr Prasanna promised to fix the issues. But what repair work has been done is also temporary. With Dr Fixit, it's only temporary and matter of time when the seepage issue on the terrace is going to come.

Another big concern has been OC or Occupancy Certificate. The builder fails to provide the OC and without OC they are giving possession which is ILLEGAL. The MD and founder Mr Dayanad made a fake promise when we Silverwood resident visited his office that he would be giving the OC on the said date. Now when we are message them or asking them over phone they are not respodning.

So stop this nonsense of yours when you say that we don't visit your corporate office for solution. I personally have visited more than 3 times but you guys are rogue builders who least customer value post sale. Now we are planning to collectively to take you to the court and seek justice.

Guys think twice before going for DS Max - the FRAUD builder.

When is DS Max Seasons expected to be completed and about the approvals from banks and local body?

The expected completion date of the project is by November 2015. It seems it has got approvals from BBMP and all the leading banks like HDFC, Axis, LIC Housing Finance, Dena, Indiabulls and DHFL.

I bought a Flat in DS-Max SpringDale.
They have almost completed the work as promised. Very Happy with that.
But, the Bathroom Fittings used are of Third Class Quality.
The provision was for something else and fitted something else.
The commode is fitted in middle of the bathroom. The quality of commode is so bad and outdated. Its from a branded company but outdated mode[not displayed in their website]. The wash basin is so small that u cant even wash your hand there.
Overall, VERY BAD QUALITY of bathroom Fittings used.

Hi, Mine is a best example about these Sales people. I visited their kiosk in the Real estate fair, gave my number to them. after the Google Reviews, i clearly mentioned that i am not interested. So i expected them to stop calling me. Now, they are continuously calling me and abusing me, they are forcing me in to this. Just making sure i talk to them, i am getting a call from Ladies and using profanities on the phone. This lady whose number - 72591371XX is on top of everything goes to any extence to make u buy the property

Hey Amarnath, I do not agree with you totally they must be one of the reputed builder but they do not provide timely projects. One of my relatives bought a flat from DS MAX properties in Bangalore in 2007. They said they will give possession in 3 months, but they gave after 11 months and the construction quality is also not up to the mark.

Exactly my point sir. My flat at Silverwood is same story. They have very poor construction quality and do not provide OC. The building stands illegal without OC. Customers are at loss. These fraud builders have taken their money and they don't care about you anymore

DS Max builders is one of the reputed and well known builder of Bangalore. They have completed many projects, some are under construction and they are planning to come up with new projects. But as per my knowledge, the builder is good and provide timely projects.

That's because they keep fighting cases in court and in the meantime they build and fool innocent customers. The fact that they are still authorized so they keep building new building and trapping people to buy. Once bought many suffer helplessly and some like us raise voice on various online platform and file legal cases. It's our duty to warn any future customers who might regret like us lifelong until justice is given
