Builder review and construction quality

Q: I am looking to buy a flat in Esparanza 2 .. Any reviews about the builder and construction quality ?

I am an owner of UKN esperanza for the past 5 yrs. As the above owner has mentioned, would i ever buy any apartment from UKN ever again, Profoundly Say "Never". The reasons:-
1) UKN having built an apartment, will never or will ever work for the benefit of its residents. They have the belief of managing and controlling all assets inspite of its sale.
2) The amenities which was to be provided for is now to be shared by over 300 apartments. Though they take the same club house charges for all 300.
3) The dealings on the road leading to the building is unclear, the owners are the mercy of the reddy brothers who can dig it up for any reason, leaving all of us not even able to take our cars out.
4) the basic of electrical connections are missing, one would realise only after yrs as and when a new appliance is to be fit in. i tried to install an A/c, installed the same, only later realised there are no wired for the said 15 amp point which was to be delivered. pure con!!!

I am an owner in Phase 1. To summarize the query above, I would ask myself and other residents the question, "Would you buy from this builder again?". My answer to this question would be "NO". And my response is not emotional at all. I have bought 3 properties in Bangalore during my span of about 17 years living here, and I would buy from the other 2 builders any day. But not from UKN.

Why do I have such an opinion you might ask? The answer is this:
- UKN does not deliver on what they say they will. In my previous apartment buying expenses, the builder had promised a bunch of things, but could not deliver on all. HOWEVER, he made sure that he at least made a sincere attempt to deliver and in others was straight forward on what he cannot deliver.
- UKN only claims "Luxury Living", however having lived here, all I can say is that they are above average builders. For what they charge, they are not as good. They are nowhere in the league of a Prestige, Adarsh or Shobha.

Was somebody able to solicit an answer to these questions.. I am about to buy. I like certain things about the property but after seeing the above comments am skeptic.
Also the villas and row houses look pretty neat. Are the amenities going to be shared between the apartments and the villas. I have been told that a tennis court cum multipurpose court will be built and will be put on sale agreement.

I am owner in UKN Phase 1. While the property is decent overall, this is to make people aware of issues: Builder still has the sinking fund - in spite of following up for 4 years. News is that UKN have capital problems - hence there is definitely a risk to Phase 2/ other constructions getting over on time. Maintenance for Phase 1 around 3 rs / sq feet - average in the area is around 2 - this is expensive and this is currently in builders control. No response to reduction. Residents are quite upset and have formed an alternate association since builder has not supported in forming an association - things are likely to get messy. Noise levels for Phase 2 construction - builder had agreed to restrict till 6 pm - but alas.... No water - all borewells dry. VAT/ Service Tax - money taken initially, but no receipts produced to date - no response either. Promises of additional amenities for Phase 2 - no idea as yet.

No, I do not have a flat in UKN Esperanza but I have read reviews about the project in web. Have you booked a flat in this project?

The project seems to be great.. Esparanza is a renowned builder. Earlier there were few small issues with this builder. Still I feel this builder is trustworthy and you can invest in the project.. Some people are saying that price quoted is high, I have no idea about the rates..
