Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...
This situation with Ajnara Ambrosia seems suspicious. If they are asking investors to withdraw and reselling at higher rates, it raises concerns. If land issues exist, transparency is needed. Many of us are affected, so legal action or RERA intervention might help. Houssed provides real estate insights and could have more info. Has anyone received a clear update from Ajnara?
I am planning to buy a property which should be near possession or RTM. After doing some research I found this project a better option because of being on FNG and in Noida sec -118. They are committing to deliver this project by Dec-17. Would it be right place to invest as many of inventories are still available in this project ? please suggest?
Delivery in December 17 is the official date and highly unlikely to be met. I recently visited the site and spoke to the labour working there. Labouers claim that they are have not been getting their wages for last few months. They say that work is slow, where 10 people should be deployed, they are deploying on 2 or 3 workers. Go and talk to the workers yourself at the site, you will get the real picture. My reading is that the project will not be completed even by 2019!
I will visit the site and definitely check for this. By the way I liked it because of its building architecture, theme, location and podium . Would it be fine to invest in this project if they offer 30 - 70 payment plan as one of their executive says? As there is no EMI till possession.
How can we pick up with right authorities , so that we are not traumatised by the delay as projected by Mr. Vishal Grover. I would request all Apartment Resident to pick it up with Ajnara.

Recently, I have received the demand letter for the next installment. Apparently, the service tax component on the basic sale price is charged @ 15% of the 30% of the value.
I am under the impression, the Service tax is charged @ 15% of the 25% of the value.

Dear Ankur, There is no demand yet for the "Brick Work Completed" though the same is expected and one should be getting demand letter very soon. As far as project completion is concerned, it is far away from now. They are claiming completion of tower A, B and C by dec17 but I expect a delay of another year. So not before 2018.
But as I understand, if the demand letter for Brick Work Completion is going to come soon, there would be just 2 more demands left. The demand letters have been coming at every 3-4 months interval so far.
Will it take more than 1.5 years for the last 2 demand letters and accordingly, the completion of the project from the position where it is currently?

I was amazed that how is it possible to cast 6 floors in 1 month ? Did some one get same type of demand letter.
I called Dimple and she told me that she did not visited the construction site so she is not able to comment on this. She just got data, based on which she issued the demand letter.

Yes construction in good pace, in almost 15 days builder complete 1 floor. The issue is till 18th floor builder will demand 85% payment and after that you will see slower pace in construction. As per BBA completion date is August 17. So after paying 85% you have to wait for at least 2 years to get your flat.

Hi Amar, Definitely this project is a nice deal for investment. This project is located nearly 1 km from hospital & city center. Noida city center metro station is close to this project. This is one of the prime residential location with good rental & capital appreciation. Connectivity & transportation is not an issue here.
In my point of view, Sector 118 is heart of Noida. This area is premium neighborhood of Noida. As a result of close to sector 118 all sector are developed. Sector 118 Noida is near projected FNG passageway. Direct approach from workplace space of Sector 58, 60, 62 as well.

Hi Arun, Ajnara Ambrosia people are still waiting for its start , Ajnara is already busy in completing its over hyped and over delayed project i.e. Grand Heritage which has been delayed for more than a year and more over after that they will be busy in the marketing and launch of new project in sec-79. It seems to me that project will take another 1-2 years for complete.
But wouldn't that mean that the penalty clause will kick in and we will start receiving 18% return on the money?? It may certainly call for forming a association of buyers and seeking legal resort etc but currently most of the decisions are being given in favor of buyers and buyer groups..

yes its true, but all towers are not yet approved. Like Tower I is not approved from any bank. and in few tower bank are approving loan for only upto 15th floor.

Guys..spoke with Sudhir. He is saying that the issue is not with the project but with the bank. Bank has asked some technical queries which Ajnara needs to respond on. So more of 'wait and watch' now as I cant myself furnish the instalment.
Guys, I also got demand note for my flat in Tower-B with due date of 29th May. We need to find out if there is any fresh issue with this society. I had forwarded the demand to my Bank - Corporation Bank but did not get any response, I called up and was informed that all disbursements are on hold and should check with Sudhir in Ajnara. I have written to them asking what is the issue.Note that my earlier demands have been already disbursed by the bank to the builder, Not sure what is the new problem now! :-(

For TOWER A ( CLPA PLAN ) 4 Th demand received from builder side.But it is wrong,no work for outside boundary,road,& other tower except A,B&C tower.Builder want to take money as soon as possible.They changed CLPA plan smartly .As per old plan 4 th demand at first floor casting. All CLPA plan holder should register their objection to builder.
I haven't received the 4th demand for tower H (unit 506).
@ Arunda, what did Axis, HDFC say for tower H loan non - disbursal? which approval is missing? that is something we should follow up with Ajnara on why is it missing for tower H?
Yesterday I called SBI Bank & got to know that TIR (Some kind of report) has not been submitted so they are not approving the loan. Only ICICI is approving the loan for Tower H. May be few days later, all bank will approve the loan for tower H.

I have booked a Unit 1255 in Tower H, Unit 403. BBA is still not ready and I have not signed it yet but I got the demand letter of 40% from the builder due date 26th may. I had applied for a home loan to HDFC,AXIS but they told me that project is not yet approved. If due date is over , they will charge 18% interest.
Since project is not yet approved , how can I manage that much amount ? I have heard that until the BBA is not ready, builder can not ask for next demand. Is it so ? Please confirm.

This demand is too early for construction linked plan. 30% payment already given to this project. Today I visited site. Till date outside boundary ,road work to reach project site & other tower work not started. but in tower A you want to take another installment from buyer.
Apart this new plan is launched for new buyer ( 30/30/30/10). But from the old buyer who shown their trust on Ajnara from last two year you want to take money by structure as soon as possible ( Possession date 31/7/2017 ).
As per old plan Dated 1/5/2012. 4th installment will be taken after Ist floor completion.
Hello Everyone, Yesterday I visisted the site. For Tower A,B,C , Shuttering work for basement has been in progress.Ajnara has published these pictures in in Times of India yesterday. For Tower D,E, and G , Contracror has starting preparing RCC frame for basement. For Tower F( My unit is also in Tower F) , They have just started excavation.

Guys, There is no problem with this project. Project is going on very well. Have HDFCs and ICICIs issued loan for Tower H.? If they have issued load for tower H, there should not be any problem. SC verdict is good for all buyers. Builder will not try to go for illegal construction. Ajnara is not a builder of this category. Construction is going on at quite good pace. You will see it rates next year at same time above Rs 5000. Every building near by Ajnara Ambrosia and Romano is at more than Rs 5000. Always remember new projects are always have higher rates than already commercialized / settled projects. It has been 2 years now since we invested in this project. Wait for another 1 year to get the fruits out of it.
I would like to ask the earlier investor in this project, that does it make a good sense to go for this project as an end user . I was planning to invest my hard earned money to stay after 3-4 years. Pls advise.
Corp bank has made payment in some of the cases; but now they will not make any payment for any of the tower till the technical issue is clarified. I tried to ask Mr JP several times that what is issue with the project - but he was not able to provide any answer. As per him there is no issue. I don't know what will happen with this project :-(. We made a wrong decision to go for this project and in current situation there is no good solution.
May be the recent verdict of Hon'ble Allahabad High Court ordering demolition of two Supertech Towers in their Project Emerald Court due to violation of building norms is the cause of problem in Tower H. It is just a wild guess. But the verdict is good for us in that arbitrary construction and change in FAR can be challenged legally.
Yes Mr. Abhay you are right tower H is not yet approved, even ICICI Bank has not approved the Tower H. Though other towers till tower G ( I guess) are approved. I got the disbursement from ICICI for Tower B.
I have applied loan from Corp bank. My loan is sanctioned, but today bank informed that there are still some doubts about this project and bank has received some email from their marketing/sales team to not make any payment for this project until further notice. I checked with Nirmal, he also mentioned the same. There are some problems with tower H

You can give ECS advice to your bank with details of loan no. on given format of loan disbursing bank. The installment will be debited automatically on given date on ECS. This is very easy and non-risky.

Can someone provide guidance on what would be the schedule of next installments basis time period in months? I have also paid 10% in Feb, now 10% more in Mar & then another 10% in Apr would burn a hole in our pockets.

I agree with Praveen. We should have some document to prove that Club membership was agreed to be free else Ajnara can create issues at the time of possession. Just to update the forum, I visited construction site yesterday and they have started digging and also PCC work in one of the towers ( I guess Tower B ) has started. I can share pictures if somebody wants. There is a small portion of the land between Supertech and Ajnara which is still under villager's control and they said negotiations are on and soon they will acquire it too.
I have also got a call from them regarding the next payment, that needs to be done before 9th March. As per the latest cost sheet 10% at the time of excavation is mentioned. And that is already started. My concern is the next installment which is at the time of basement slab.That means with in one month after excavation installement.Horrible...
Free club membership is not mention in any document. separate letter approval required from builder side. It should be part of BBA or builder letter pad to avoid any confusion.there is no detail for free club membership in cost sheet. pl demand this letter from builder.

Paying interest on loan protection is waste, when I pointed this to ICICI agent, he offered me another plan where 30 lakh loan is protected for 10 years in rs. 50000 payable in 5 yearly installments without any interest etc. However, you can get much more insurance covered in the same price in term life insurance.

I got two copy of BBA, Should i sign both copy and give them or only original one i have to sign. Also did anyone check if giving 5% Payment and BBA and Sanction letter will work till 15th and rest 25% we can pay after bank disbursement without any penalty.
today I visited the site, digging is already started and even tower A, B and C basement works is in progress. I talked to contractor there about the approvals, he told me that without approval we couldn't have done these works so there is not doubt approvals. I think now we can pay our next installment.

I have got my loan approved from ICICI bank. The processing fees is zero in case of ICICI Bank also. They are charging Rs.562/- in some head. If are not able to pay balance 25% before 15th feb in case of flexi plan out of 40%, will it attract any penal interest. I think we should ask for more time at least a month from the date project is approved by bank for loan purpose,from ajnara. The condition of one month time was there in our payment plan at the time of booking in 2012.
What is the bank approval status ? If approval given from any bank ,it means everthing is ok. There is no news from HDFC bank approval ( zero processing fee ) ICICI also processing on zero fees or 2800/=. pl clear it.

I spoke to Dimple. She mentioned that those who have applied with HDFC bank. They need to pay 5% before 15th Feb 2014 and they also need to show Login ID creation date in HDFC loan system if HDFC does not approve the project till 15th Feb. So that Ajnara could consider that delay is from Ajnara side NOT from buyer side.
Those who want to apply Loan with ICICI, they can apply and sanction will be done in another 3 days. Bank has approved the projects. Even disbursement will be done before 15th Feb 2013.
So guys, I am going to apply with ICICI bank and going to provide my all papers to it.
Once loan is sanctioned, builder will provide BBA, TPA and PTM directly to bank or to you to handover it to bank. Those whose loan has been sanctioned, can ask for TPA and PTM from Dimple.

I asked the HDFC sales guy to get me in touch with their legal dept so that I can inquire about the sanction number but i was told bank legal dept are not customer facing.

I just spoke with Dimple stating HDFC hasnt approved loan yet so how do i proceed with her payment ask if I want to take loan from HDFC. she mentioned that I can make the 15% payment and rest late when HDFC approves the loan. So I wont make the full payment as of now. Anybody doing same with Ajnara? Also she gave me Vineetadvocate@ajnara.com contact to check on the sanction number from Noida authority ( that Ashish asked to find out). Vineet is the legal contact at Ajnara.
Priyanka (Ajnara Billing person) called me day before yesterday that they are dispatching my BBA today. I am in same city but I have not received it yet.
I have submitted my BBA after signing and the lady told me to collect the same on Saturday, she will get that signed from the builder till then. Soon after that, I will pay my next installment and will ask for the receipt.
Service tax should be charged for every payment. if they didnt take it in initial 4 lak, they should collect it now. At the end they need to pay it to the govt on all installments at relevant rate
Just to update you on HDFC loan approval, it is pending due to change in processing fee at zero Rs. on Ajnara property, HDFC loan manager are waiting for the code to be ganarated for login our case at zero processing.
Please let me correct if we will make payment by cheque for 5% value for BBA signing on post dated term. i.e. to be realised at the time when bank has processed disbusement/release fund (15/feb/14). It will be more secured position for us for dealing with Ajnara guys.
Further, they are also charged service tax on Rs. 4 lacs intial amount which is not applicable as per service tax rules. (At that time there was no service tax.)
Earlier i applied loan in HDFC bank but today HDCF rep told that processing will take time and file is not logged till now for loan. So i talked to ICICI bank rep and he told that project has been approved by ICICI Bank. I am applying for loan there now.
@ Ashish, since ICICI told you loan is approved, so hopefully they did the necessary due diligence. But to be doubly sure, can you check with them on the Sanction Number and Date of the approval given by Noida Authority as a confirmation?
Hi, I am in Singapore and processing loan from HDFC branch here. They are saying that project is in approval process and as Ajnara is a reputed builder there will not be a problem in approval..it's not approved yet by bank and will take another few days .. Even if loan is approved disbursement will be done only after the project is fully approved.
for those taking loan, can u please ask your bank guy what Ashish mentioned above - the Sanction Number and Date of the approval given by Noida Authority. That way even if processing is ongoing at the bank, we will know that Ajnara got their approvals or not.
I am not taking loan at this time so don't know about disbursement but they are processing the loan that I know. Nothing wrong at this moment with the approvals, only thing is BBA details..like possession and taxes.
These things are common for everybody they will not put exceptions..If you want to sell your unit, I will prefer to wait for 1 more year, you will get a better price as compared to now.
I have no other option as I have taken this for my end use and I will not get anything else in this price..at least in Noida.
I would suggest to move ahead with BBA and next payment. There is no meaning to surrender the flat at this stage unless u have personal problems. Keep this flat for entire year and u will see it BSP Rs 5000 ...I am telling you.
In this condition- take your amount 4 lac or 5 lac without any interest. or invest more 16 lac to get some profit after one year. First transfer free after 40% ,written approval from builder is important. Pl discuss all 6 points before signing BBA.
Thanks to all to give answer but now i reply the question of Mr AJAY yes i have talked to lalit and he said builder will not give any interest on booking amount moreover i have talked to other dealer and he said there is a lots of confusion in this project as in market this project costing 3500 rs all inclusive and invester clinic persons are selliing this project in same rate that we are getting and even then they have not recomend me about this project and said me there other projects which are good then this so in market its totally cofusion what is right or wrong cant say as they are sending BBA but have they got clear cut approvals from the authority as from these dealers i have come to know that not only authority but other department have to give them clear certificate like water , electricity,formers etc after then authority will give approvals as everybody now knows that they are taking 42 months from 10jan2014 but what about last 1.8 years so think on this THANKS
@ Dr Bedi, I am not sure i agree with you that builder has 'again played a game.' its just that we are not getting any information from Ajnara on some of the questions we have on the actual status of Noida authority approvals and BBA terms as mentioned above by Praveen. Overall its seems a good progress to me that they are moving ahead in the process by starting to send BBA and asking for next payments. After all, these are the official next steps to happen. we need to meet them to get the info and provide them our feedback on total lack of customer relationship mgmt team at Ajnara. we want a point of contact who can answer our questions. have you tried selling your booking in open mkt with property dealers to check what are you getting? I suspect it might be difficult till some work starts there. you might also try again going to builder office to see what they are offering. In the process, you will also be able to identify the right person in Ajnara mgmt to talk to.
@ Praveen, I dont understand the question on late payment penalty interest. May be the question to ask is what is the penalty amount on late payment. Of course, late payment is applicable only if you miss the deadline. For those taking the loan, if there is a chance of delay from loan processing, then you can discuss with Ajnara, a grace period owing to processing delays. Am I understanding your question correctly?
If you want to cancel your booking now builder is not ready to pay any interest. there are six points 1.what is the status of free transfer after 40%. no communication received from builder.all person should ask for this. ( loss - Rs.50 th ) 2. Are they charging any interest for late payment till date. 3. Total site layout changed. Earlier in front of A tower park & out side road available ,now no park only rear open area available.In this case why 100 Rs PLC for these units. ( app. loss - 1.1 Lac ) 4. CLPA payment plan also changed. By this plan they will take three installment before as per previous plan. ( app. loss - Rs. 50 th ) 5. Delivery plan changed from 36 months to 42 months. Yes you are right Mr Ajay Kumar Sharma as i want to surrender my flat in A tower and i have write atleast 2-3 time to lalit and dimple but they have not tillyet respond and moreover they are also not picking the phones and same thing happened with me that till yet i have not get any letter orBBA from them. So in my views i suggest to everybody kindly meet together somewherelse and resolve this matter as now its serious because builder has again played the game and we are doing nothing so its better we should take this matter to AAP persons and gathered atleast 1000 person in ajnara office along with media so that every body be aware of this builder rest depend on all guys what you all say and kindly guide me if i surrender my flat then builder must pay bank interest to me for the period in which he is unable to give a flat i.e approximately 1.8 years or in our group have anybody surrender his flat and what amount he/she got from builder in how many days THANKS
looks like the only way to resolve all these questions the quickest is to meet Ajnara mgmt. i tried calling Lalit a few times but he doesnt pick up phone and of course he doesnt respond to emails either. they dont seem to care for individual requests.
I have not received any BBA yet. I called Dimple on Saturday also and she mentioned that it would be processed in this week. She informed the same last to last week also when I asked about my BBA. Every week she says that it would be processed next week. So how could 15th Feb be the last of payment.
Guys, We receive any call or email from Bank associate for Loan Application. Pls just ask for the Sanction Number and Date of the approval given by Noida Authority. Ajnara must have submitted the same to bank to get the bank approval. Bank guys should know the same. If they deny to give you the same, it means that there is a problem. Ajnara guys were saying that bank approvals would come by Jan end but we are already in 1st week of Feb'14.

Got a call from Ajnara regarding the payment of next demand by 15 Feb, this amount is of the 30%, excluding the initial 15% demand. Anybody who has not paid the next 5% got this demand call/letter ?
@Shoyeb, I remember from initial documents that builder gave 36 months + 6 months grace period from date of booking for the completion date, after which the builder will pay the delayed delivery penalty. giving 31.7.2017 is a point of concern for me as well. it should be 10 Jan 2017, assuming booking date is considered to be 10 Jan 2014. I am yet to receive my BBA though.

I have few concerns in the BBA 1. The possession date they mentioned is 31.7.2017 + 6 months grace period. This seems too much 2. there r few declaration which says allotee has no objection -- in revision of plan of project --- completion of project --- purchase of additional FAR for utilization in the manner as builder deems fit.
Please suggest if these r ok ? I am not signing the BBA as of now, and will wait for comments.

Guys, Whoever received the agreement, please study it first, we should not sign it just like that and return to builder, we need to check for unfair clauses, Any escalation clause, Penalty for delay etc.....
Has anyone's unit number changed from what you had in the booking form 1.5 years ago to the one in the cost sheet from Dimple. Mine changed from H506 to AM0H5006. Hopefully they are same from floor and park facing perspective and I have a mail to Lalit for confirmation.

Praveen in my initial documents, I had free transfer pending builder admin charges. So I am not sure it was ever really free. doesnt hurt to clarify/ ask builder now for the same though.

They will give 30 days from the day demand is sent to you. Also once your loan is sanctioned by bank, we need to submit the sanction letter to Dimple. Dimple will then provide TPA and PTM which we need to submit back to bank for further processing. TPA & PTM will take not even 24 hours. So we can apply for bank loan and take sanction letter in advance.
Guys, I just had detailed discussion with Dimple. She said that they are total 500 clients which are having booking as of today. She is sending BBA Tower wise by courier for those who have not executed it yet. I am having Unit in Tower G so I will be getting in this week. After this I need to sign it and send it back to them which they will return to me after getting it signed from approval authority at same time. At the same time, they have applied for approvals from ICICI, HDFC, Corporation and PNB (not applied yet but in process). If they get approval from any bank even from a single bank, they will start sending the demand letters Tower wise for those 500 bookings and they will provide a time duration of 20-30 days for Flexi payment.
So who ever is getting BBA by courier can get it singed and executed. There is no problem. They will send Demand letter for next payment only after bank approval and that is too thru Courier. Demand letter is your Booking date.
Hi Ashish, does the demand ask timeline that you mentioned above for next installment, includes the 15% initial ask for BBA execution as well, ie, no more additional 5% payment demand from builder till bank loan is approved? I had made only 10% initial payment so far.
Hi Rachit, Have you got the TPA (Tri-Parties Agreement) and PTM (Permisiion to Mortage) from builder along with singed BBA. Builder needs to provide these also before we apply for loan. Very first thing which we need to provide to bank along with the application form. If we are not planning for loan that this is fine. Otherwise BBA is of no use right now with out TPA & PTM. Ideally builder should not sign BBA if it can not provide these documents. Builder is signing BBA just to have another 5%. When you will ask for TPA and PTM from builder right now to apply for bank loan.Builder will start saying that out of 30% just pay 5% now and 25% after bank approval. Pls try to ask for TPA and PTM from Dimple mentioning that I want to apply for loan and I need to provide these docs to Bank.
after waiting 1.5 years ,gain is not good as per current price list ( after discount ). Other running project cost is approximate Rs.5000 sq feet. What is the benefit to continue this project ?
I also went to ajnara yesterday..They have given me two copies of BBA to be signed by me and then they will get it sign from the ajanara people. I had a converasation with Dimple. She said , even if you dont dign the BBA now, the demand letters will be send out next week, Based on this demad letter we need to do the payment.

helo guys what Mr Rachit got is not correct BBA as per my knowlege because when we signed one copy of BBA immidiately the builder will give you anothere copy duly signed by the builder so what the builder is doing is just to take another payment with that payment he approched to authority for approvals till yet its not approved even there is no work in the site moreover the peoples who are living near t5he site the are saying that there is no land of AJNARA AMBROSIA there so now its tottaly confusion wheather there is actually site there or not or any approvals or not as till yet there is no paper allotted from authority to ajnara ambrosia so now its time to contact direct builder along with a covering letter with atleast 25-30 persons signed and one copy should be given to noida authority CEO so that with coming time we should be clear about the matter if any body agree with my thought then we should meet some where else istead of AJNARA office and write a letter . thanks

Hi Dimple, Yesterday I spoke with Ashish from ICICI bank and he mentioned that excavation activity has already started at the site. Checking with others who have booked an apartment in Ambrosia in our resident forum, I realized that nothing has started yet.
Kindly instruct the bankers you are recommending to not lie that would further make all of the residents suspicious of not just Ambrosia but also Ajnara. Already in social media people are talking about false/ no information from Ajnara for last 1.5 years, I don't think Ajnara will want all the Ambrosia residents to further fuel the conversation.
If at all, kindly ensure we get correct information on Ambrosia as lot of potential investors are contacting us through our forum to ask if they should invest in Ambrosia and we hope our bad experiences will end soon.
Hi All, I have got my BBA today, so according to the demand letter we need to pay the respective amount as per the plan by 10th Feb. Till then if bank can disburse the loan well and good.. If not , then builder can't demand for the payment.. Regarding the construction work, they will start doing that just after collecting payments so that they can again ask for 10% payment at the time of excavation.
All r lying. Nothing is started from Ajnara side . There is only one single board of Ajnara over site for last 2 years. Whatever work is being done, it is being done by SUPERTECH only. I visited site myself couple of weeks back.
Just spoke with Ashish from ICICI bank. He mentioned that all papers inc approved map from Noida authority are in and the internal process for loan approval should be done in a week. He also mentioned that excavation work started on site on 10 Jan. Has anyone been to the site recently to see if anything really started?
looks like signing BBA is a non-issue as builder is agreeing to do that. All that is left is final approval from bank and its underway. That sounds like a good progress to me. :) I will call the bank contacts again to check about the project approval status. Hope we soon hear a confirmation from the banks. I am thinking it might also be a good idea to ask Ajnara on when the construction is going to start as that's what matters at the end of the day.
I had a word with Ajnara,they told me to come and collect my BBA. After that as per my flexi plan I need to pay 30% before 10th Feb + remaining amount of 10% on top of 4L already paid. Make sense !!
I booked my flat under CLPA plan .I want to change in Flexi plan due to difference of Rs. 2.37 Lac ( including tax ). 20% payment plan difference will be covered in two step for CLPA. First 10% at basement completion & Second 10% after 18 th floor. Can somebody suggest how much time required for basement completion from 10 th Feb.& 18 th floor completion from 10th Feb. Pl suggest which option is better by all points

there is a difference of approximate 50,000/= for first 10% booking amount. All person should talk with builder & give direct message that we will pay rest amount of first 10% after bank approval.and next 30%( flexi ) or 10% ( CLPA) after 30 days of project bank approval.
Hello guys what Mr Ashish Garg has mentioned is totally true so now nobody sign BBA unless and untill the project will not start and properly approved by authority moreover i have strong connection in AXIS bank from there i have to come to know that banks are asking for loan when builders approched them and even if the project is not approved and only papers are submitted in the authority even then banks start giving loan on some clauses and who knows how much time the authority will take to approved the land so guys its better to wait because if project will approved then we need not to go anywhere else infact brookers and company persons approched us. So now no body sign BBA and let the builder to do any action as we united can easily fight against builder. Moreover from a realible source i have come to know that AJNARA DAFFODIL SECTOR 137 NOIDA has also some problems as dealers are not resaling these flats.
I also received the mail for collection of the allotment letter. Then I'd had a word with Dimple to clarify about the additional 5% they were demanding for BBA. They're saying that we don't need to pay 5% more right now and they'll provide BBA based on the initial 10% payment we've made in 2012. We need to pay the next installment once we receive demand letter from them for the same. So don't think there is anything wrong in getting the BBA executed.
@Ashish Garg - I think the builder can anyways send the next demand letter as the project is already launched. i believe they're not gonna wait for someone to sign BBA before sending next demand. What do you think?
Manish, Builder can not ask for further payment until BBA is signed off between builder and buyer. Process is like
1) Book your unit with booking amount. 2) Allotment is done. Allotment letter. 3) Builder buyer agreement is signed off. 4) Builder sends demand letter as per the dates mentioned in BBA.
So BBA is legal document which is bounding you to pay as per dates mentioned in BBA.
Right now project is still not bank approved. And if you sign BBA right now, you can not take your booking amount back in case if it gets stuck for another 1 year due to any reason. That's why builder is making sure that no body cancels its units. There is ZERO buyer in market now a days. Thats why builder is saying to come up and sign BBA and pay 5% after that.
So I would suggest to wait for some more days at least last of Jan'14 until project gets bank approved.
They might be sending Tower wise. Do not get your BBA executed before bank approval. If you sign your BBA right now, you will need to pay as per plan and dates mentioned in BBA. The moment you will sign BBA , you will be liable to pay another 30% with in 30 days. Out of that , 5% you have to pay immediately and rest 25% after bank approval. It is more or less same thing. Builder is very smart.
I have got a letter from Ajnara, they are asking me to clear the remaining amount considering my plan. My plan is flexi, that means I need to pay 30%, how they can ask that without the BBA.

Moreover wether you have checked from ICICI and HDFC main head office or main branch of noida about the approvals of all the documents because what ever these banks executive say thats not reliable unless and untill you will not get clarification from main branch as these executives are just doing jobs and want to complete their targets and who knows that these executives are right or wrong unless and untill you will not sure so if any body sure in our group that there is no problem in project only then its come for further step if no body sure how can you say that project is clear. As Ajnara persons also donot know about the facts so if we plan to meet on ajanara then we must meet ajnara owner not any executive. Thanks

He inquired about the project because I said that the bank and their some channel partner -Ashish Bansal is just charging 2800 rs as processing fee and he said that there is no such scheme on processing fee which is around 6600. When I gave Dimple's no. to him this is what she had to say. So it is clear that all is not clear about approvals. But advt. in paper twice, on FM channels suggest that builder is confident of launch. Also same thing is with Supertech Romano project whose advt. hoardings can be seen at UP more in Kaushambi area. I clarified this thing from Ashish Bansal who told that all papers have been received and only some technical formality which is a thing between bank and builder is pending. He also boasted that banks will be starting disbursement in 1-2 days. Dont know whom to trust.
I met lalit this saturday, and have denied making any payment before BBA. Firstly he argued, but later he agreed to execute the same on my initial 10% payment. He was not able to explain y actually are they asking for this 5% just to sign the BBA, isnt 4lac sufficient and that too given 1 year back?? So, please dont pay any penny to them before assuring yourself.
I will now wait for BBA, whenever it comes, n then will start any processing for loan or next payment. I have communicated this to Dimple and she said Ok.
I again suggest, we meet with Ajnara representative and clarify these confusions. It would be better to meet them in a group. In my opinion, this project is either approved or at the verge of approval.Please suggest if we can plan to meet them coming Saturday.
hello guys yesterday i visited AJNARA office regarding my flat surrender but unfortunately just 5 minutes earlier of my visit there is raid of income tax persons and i am not allowed to entered in the office then i talked to one of person sitting in a car of income tax officers vehicle he said that there are so many problems in ajnara projects thogh he has not said more but as per his views as i think that Ambosia project is not till yet clear and they are just making fools to every one as same sitution i have faced in PARNAL INFRATECH who have launched there project in jewer opposite sport city ecen after 1.5 years i have not get my plot now i request the owner of the company kindly pay my amount what so ever i have paid you at thatt time even then he has taken one month for that payment so guys kindly be alert as these builders are totaly frauds and they are just making money from us thanks
I got formal demand letter of 10% to be paid by 10th Feb. They also asked me to visit their office to execute BBA in next few days. This is contradictory to their earlier communication of 5% demand. We, as a group need to talk to them to understand legal clearances and way forward. Please suggest.
thanks a lot Ashish. Once I hear back from Dimple, I would ask her to allow me wait for bank approval before I make the 5% payment. I would make that request on the grounds that project has been so uncertain and the wait has been for over 1.5 years, thereby making me suspicious of project success. I cant make the argument for bank loan processing delay as she would know that I have to make 5% payment from my pocket.
I just spoke to couple of our registered members. Everybody is saying to pay 5% only when project is bank approved. There is a risk involved. If bank does not approve the project by any reason but BBA has been executed, we will still be bounded to pay rest of the amount as per payment plan (bcos of BBA). You can not even take booking amount back. So wait for bank approval before getting BBA executed.
I also received new cost sheet from Dimple along with an ask to clear 15% of total cost to execute the BBA. I am planning to ask her to hand over to my bro the BBA document at the time he hands them over the payment check. Anyone planning to do the same? Today is 20th Jan 2014 and we need to pay 30% with in next 20 days. Most of us will be taking bank loan. So we need to pay 5% more first from our pocket to take next 25% from bank. But banks has still not approved the project. How can you get the loan of 25% from bank with in 20 days.?
Today, recieved the demand letter from Ajnara stating that 10th Jan 2014 will be considered as booking date for April 2012 booking & accordingly need to pay 30% within 30 days of date of booking as per flexi plan.
Just spoke to Mr Manoj Bisht ICICI bank relation ship manager. They have taken special approval for Ajnara and reduced Processing fee to Rs 2000 plus ST + Govt Fees Rs 500 + ST. He was saying that he has received all required papers and approvals from Ajnara and same he has forwarded to Technical team. Technical team will now survey the project and provide its report in another 1 or 2 weeks so. I also informed him that builder has not sent any demand yet so why to apply now. He said that builder is planning to demand letter by mid of Feb'14. I think that Bank approval will still take 1 month time. We are not going to get Builder's demand before 10th Feb at least. Even bank approvals will take 2-3more weeks.

I would say , see the installment schedule for both plans - construction linked and flexi and compare which one would be cheaper assuming on the difference in payments between the two, you get the bank fd return. It assumes you have all the financing and dont need any loan. If you are taking loan you have to factor in the interest. Said differently, you calculate the NPV of both payment plans. I did the FD interest rate calculation and the flexi plan seemed cheaper. So I went with it. But of course you pay more in flexi upfront and hence your exposure is higher if the project goes underwater. So you have to weigh the risk - reward and go with the option based on how much risk you can take. I went with flexi - higher risk higher reward option.
Which plan is better flexi (3590 Rs per sq feet ) or CLPA (3805 Rs per sq feet ) for April 2012 booking. . 20% payment difference in flexi & CLPA plan.Pl suggest urgently.
i also had EEC of Rs 30/ sq ft in my old price list. So that seems right. If Lalit agreed to considering the free transfer after 40%, then I will raise same as well when i get the new price sheet. By the way did he agree to totally free or some admin charges?
Dear all, I discussed today the issue of lease rent, service tax on PLC and free transfer after 40% payment with Dimple and then Lalit .On the two issues of lease rent & service tax on PLC, he did not agree. But on the issue of free transfer after 40% payment, he agreed to consider the same. So. I request you all to also raise the issue with Ajnara otherwise they will also change this condition as per the new price list i.e.free transfer after 50% payment with administrative charges.
ESC charges are nothing but Sub Station charges. There were Rs30 per SQFT in the app form and cost sheet as well. It is very well mentioned. I also booked the unit in May/June 2012. I did not find any extra charges in new cost sheet what was suggested in May/June 2012. Only Lease Rent is merged with Basic cost of ( Rs 3590 - 2% discount Rs 125.)
Even i am facing the same issue. ESC was never there in 2012. I had done booking via JKM. I found the price list in my emails, that was published at that time - there was no such charge. This ESC charge should be removed - because it was neither in 2012 nor it is present in current price list.
I have also a PLC of Rs 25 per sq ft for rear park facing - this was there in the price list at the time of booking in 2012. But in current price list there is no PLC for rear park. So if in the new plan there is no rear park then this PLC should be removed.
Is everybody being charged Rs.30 per sq ft in the name of "ESC" as per new cost sheet for the bookings made in April 2012. As per Dimple, it is on account of electricity charges, But it was not there in my initial form but now included.She is saying this component was there for all at the time of initial pre-launch. All participants who booked around April 2012 pls share.
I am yet to receive the updated cost sheet from Dimple but in the old cost sheet I had from them in 2012 for the flexi plan, the lease rent was included in base price and hence charged in each installment. All of the other charges except the floor PLC were asked at the time of possession. For floor PLC nearly 25% was charged at the time of external plaster and remaining at the time of possession. I will wait to see what I get from Dimple now.
Conttd. In our case they have kept Floor PLC outside but taking payment from us as basic cost. We are losing on both the counts- paying 12.36% service tax and pay it in the same instalments as basic cost.Had they added Floor PLC as in the new price list in the basic cost only we could have saved 9% service tax on the Floor PLC only.If we do not fight unitedly for the above 3 points we may lose lacs. Lastly I talked to dimple yesterday evening and there is a good news. Ajnara management is considering signing of BBA with us without paying 5% more.But they shall be putting a condition they we have get our loans sanctioned from the banks by 10th Feb and deposit sanction copy of loans to Ajnara. Once the project is approved by the banks, they will take the next instalment like 30% for flexi plan.good for both.
Dear all, I totally agree with Praveen that Ajnara has changed the cost sheet suiting to its advantage. As per the plan in shared with us in April'2012, the lease rent was to be paid the end of the project. Since Ajnara is losing money on account of this provision (Ajnara want to extract maximum money for their cash flows) they have added in it in the basic cost. Secondly as rightly pointed by Praveen that in the initial price list it was clearly mentioned that first transfer shall be free after 40% payment. We must insist on this condition and get incorporated in our BBA's. Otherwise they charge us in the name of administrative charges if any of us want to sell our flat after 40% payment. In the new price list ajnara has added floor PLC in the basic cost only. Like for tenth floor flat the price is Rs.4450 per sqft and increasing at the rate of Rs.10/- going downwards. For ninth it is 4460/- and eight it is 4470/- implying that floor PLC is added in the the basic cost.

Service tax is chargeable at following rates (Value of residential complex +car parking)@3.09% (i.e. 25% of 12.36% of S.T) on other charges where there is no transfer of material thing but only service portion (PLC, powerbackup, FFC, EEC etc.)@12.36%. and there should be no S.T on lease rent (for residential complexes). It may be mentioned here that rates of S.T. are decided each year during budget so it may remain same or change.
As per old price list first transfer is free after 40%.but as per new price list first transfer after 50% with charges. Will it be a part of BBA. why they are charging 12.36 % tax for floor & view PLC. All these price to be included in basic price to avoid extra tax ( 9%). pl suggest -praveen 9560298048.
I am going to give the papers for bank loan and wait for the bank approval on loan, till then if ajnara raise the 30% demand I will get the BBA by making the next 5% , and get the other documents from them.....if they dnt raise the demand matlab kuch panga hai...what do you say ?/
I even have been hearing ads of Ambrosia in FM Radio for last two days. Not sure why Dimple said its under process, despite of having so many ads and noise about home loan processing going on in banks. We actually shouldn't pay another 5% without any bank approvals coming our way.
I sent a mail to DImple that Whether this project has been approved by Noida Authority and she replied that "its in under process we will get it soon."
I just called Manoj from ICICI bank listed above and he confirmed that Ajnara has procured all the approvals and ICICI bank checked that prior to approving the project. I am relieved of the approvals tension now. All that is left is signing of BBA - if not as next step than along with the next payment.
what Ashish says makes sense to me. Dr Bedi if there is any specific approval that you think is missing, can you tell us what is it? May be you can call the bank contacts mentioned above and check for specific approvals. that should clarify any doubts.
If there is no approval from Noida Authority yet, bank should have rejected this. All approved banks associates have started calling buyers and asking for loan application. So it means that Bank processing is going on.I think that Ajnara has all approvals with it this time otherwise Bank would not have started processing.
hello guys as what are mentioned above by all our buyers are true 50% i.e above banks are calling to customers but i have a strong reliable source in athurity through that i have come to know that till yet there is no approval for ajnara ambrosia as now a days there is no work done in athourity as they are just watching LS elections and our UP govt is not doing anything as every one aware of this so kindly donot pay another 5% unless and untill they will not clear all the things moreover have anybody has confirmed from the main branch of bank about the loan and approval paper of ambrosia as already earlier peoples get fool on noida extension projects so kindly check it throughly only then proceed thanks
I also got the same mail from Dimple. Secondly I talked to Ashish from ICICI bank and he said that AJNARA ambrosia file is in approval stage & we can apply for bank loan in the meanwhile.
Today, I got a call from HDFC Bank saying they have received my number from Ajnara & file is in approval stage. It will take around 10 days to process the loan once you apply for the same. File Charge quoted is Rs. 10K plus service tax non negotiable.
Guys, Real Estate Market is very down now a days. Even you will get Rs 4700 per SQFT in Ajnara Homes 121 in Sector 121 in resale. This project is stood on Possession for Phase 1. If they will launch more than Rs 4100-4200 (flexi), no buyer will buy it. I doubt that buyer will buy even in this price. Market will improve after Lok Sabha election when BJP government (Modi) will become Prime Minister.
today I got an email response from Dimple that if I wish to see the approvals/documents, I can come to the office. That sounds like they would have atleast some approvals. Since I am not in India, if anyone plans to visit their office, can you please ask to see the approvals they have including a site map signed and stamped by registrar from town and country planner office ( I think that's or something similar is the name of the authority that grants an official number and stamps the detailed site map). On a different note, though I would love to see a big appreciation in price, right now I am not worried about the correct price on any of these websites. Once the project starts and confusion clears in market, it should come at par with nearby project prices. Also if anyone has collected BBA from their office, please update the group. That will be our first legal document on contract between us and Ajnara.
I got the marketing mails from 2 brokers about this project that it is launched and the price list which they have sent has all charges (Club membership, car parking etc) free of cost which was similar to initial plan. The only difference I can see BSP rate which is approx 4400/- .Also it says that Lease rent is also free (so we can assume it has been included in BSP). So good news is that I guess the project is on the brink of launch but bad news ts that we are not getting much appreciation still after waiting for around 2 years. :(
Dear All, As per the mail from Ashish, I checked the site www.ajnara-ambrosia.co and was surprised to find out it has FOC car parking, club membership and lease rent .but the other site www.ajnaraambrosia.co.in has different price list. So it is confusion at its peak.I discussed about the price of new bookings from my agent and he informed me that the price list of the first site www.ajnara-ambrosia.co is correct. Secondly everybody is requested to get more participative on this platform like loan offers from banks and their experience with ajnara so that everybody gains.

I had a word with Dimple this morning and told her that I will not be in NCR the next week and also that what is the date by when you expect the 5%, she said " If Ajnara will get any bank approval they will raise the next demand which is bank funded and they will give us 22 Days, so its advisable to pay 5% at their office and take the BBA by hand , so that we have ample time for bank process to complete in 22 days time.
In my opinion there is no malicious intent involved as they are not forcing anything right now on us. But time will be quite short in terms of Only 22 days.
In the new price list that Ajnara has uploaded on its site ajnaraambrosia.co.in ; the price for construction linked plan is Rs.4450 per sq. ft for tenth floor flat.It includes the floor PLC.The other charges are written as applicable like EEC , FFC, Club membership, covered car parking and lease rent.The other charges like IFMS @25 per sqft, Dual meter charges @ 25000; 1kva power back up@20000 and location PLC for park facing is Rs.100 and for corner flat is Rs.50 per sqft. For Flexi plan there is discount of 5% on basic proce i.e.Rs.4450/- I think these are good rates and do not include free covered car parking and club membership.
Another advt came in Saturday's advt (please refer page number 26-27; 11 Jan Edition) which clearly says 'construction started'...also all new costings and site plan.. these can be looked at following site: http://www.ajnaraambrosia.co.in/ this all shows that we can be sure off now that the all problems have been solved and the project is comming now.
I visit the site on Saturday .. but there is no construction started yet . only one board is on display on that land like "AJNARA AMBROSIA" nothing else.
Hi Gus, whoever has got the cost sheet please note in CLP they are asking for instalments upto 18th floor now (initialy it was 14 only!) how can they call it CLP when the structure is G+25?
I got a mail from dimple asking for 5% payment along with the cost sheet. Basic price is including lease rent of 125 and they have considered the 2% discount and then added lease rent to it. I am gonna ask dimple on Monday if I can pay 5% only when some renowned bank is providing loan for it. I am also not in favor of giving 5% before the bank approvals. One more thing I couldn't understand that my cell phone is getting flooded with Supertech Romano ads, If there is no more an Issue then why is Ajnara taking it so long for its project.
Just now I received a call from ICICI bank to get loan for amrosia. When I enquired about the status they mentioned that they have received file from ajnara and project will get launched/bankable within a week.
Guys, I compared Old Flexi Plan rates with new Flexi Plan Rates. There is a profit of only Rs 350 per SQFT after deduction of (2% further on new Flexi Price + 12% Interest on already deposited booking amount)

@Mohit - I am an end user, have been reading these posts very closely for last few months. I pictched-in becoz one of the reliable sources has told me that even the maps have not been presented to authority for approvals. So there is no question of all clearances been taken up and no question of BBA. The builder cant even raise nxt demand per laws before it get all approval. So people who are calling builder, are simply said to pay next 5%, so that they wont revert back for any questions.... So guys dont deviate your focus, lets meet some day and decide what should we do.

Check again with Dimple. I got discounted price in CS but they have included Lease rent in BSP so it's discounted price + lease rent = Basic sale price and other charges

The Authority letter shown to in last meeting where 10-12 people had come to AJNARA office was addressed to IVRCL or like that. There was only mention of Sector 118 and not mention of AMBROSIA, AJNARA or even Supertech. I had pointed this but other members said only one project is there in 118 so it will be ajnara and supertech only. Till date no clear picture is coming from builder. TRANSPARENCY is call of today so what if ""Real Estate Regulatory Bill"" is yet to be passed in parliament. We must prod the builder on every issue approval, payment, how they have arrived at carpet area etc. For 1.5 years they are enjoying our money and giving fake promises. PROTEST is least we can do, so I urge minimum 20 persons to give their time this Saturday and meet some topguy in AJNARA.
Got the Cost sheet ....they have calculated it wrongly with the MRP not considering the discount....and on other things also they have included the costs which was mentioned free in the form.
I don't have confirm news but have heard from one of my relative that there was some news related to Ajnara Amb. in ETV UP day before yesterday and there was criticism of Ajnara. Not sure if somebody from us was behind that :)
as we are continusing approch ajnara since last 1 year but till yet there is no response and what ever response is there its not clear till yet so for that we have to make a file that how much time we meet in ajnara or any single person meet there so that in future we can easily fight agaist the builder as he has cheated us moreover from builder or from any authorised person till yet not confirm about project and in market there is no news what the dealers are saying that the project is not clear and moreover in athurity there is no work is done as everyone are waitin for LS election so we have to fight against builder and must approch AAP persons or any media person for this matter is there anybody in our group who has linked with media or AAP then atleast 15-20 peoples move with them for this matter. hello guys i think among us no body has any legal knowlege as what Mohit has said that if we will not pay 5% builder will canceled the project but my dear its not our fault its builder fault that the project is not till yet approved and started so i told you that what the advertisement the builder has given in the newspaper is our future record to fight the case in the court as by showing that add builder is demanding money from the buyers moreover unless and untill the execution or the work not start builder cannot demand another payment as per law so when the builder or topmost person give any letter regarding 5% payment only then its approved otherwise what lalit/neha/dimple say that doesnot mean any status as they are just employee of the company and they have no power so whenever we meet in office we have make a list and covering letter from all residents who approch at meeting and it will be signed by ajnara staff for record to file a case or met with AAP & authurity persons.
My dear friends, please find below my perception on this: 1) You have got an email from dimple = Did she confirm you in email that project has got all the approvals?? 2) Builder has posted an adv in newspaper= has he confirmed that project has launched and it has got all the approval. Builder posted such adv 1.5 yr back..does this means project is on?? 3) Has builder shared all the approvals to any of you or has confirmed same in written?? 4) Can you see site boundary been covered by builder by any mean?? 5) IS there any bank which is ready to give you loan on this project?? 6) have you guys approached Noida authority and got confirmation that this project has got all the approvals?? If answer of all the above questions is NO then the project status is still same as it for last 1.5 yrs. Per me approval are not yet received by builder and they are buying time by doing all these things.

This might be true, because when I visited Ajnara office on 4 jan 14, Neha told me that site map etc have already been sent to banks like corporation, hdfc, idbi and pnb housing finance. So I inquired from IDBI bank, lajpat nagar branch from where most of the ajnara project in noida/g.noida are funded, they said status is same as before and even wondered how supertech has started work. However, I have requested my contact in IDBI bank to inquire further about approval etc. and will share if some relevant information is received.
I am going to apply in HDFC bank for loan once project is bankable. If any one of us wants to apply for same, pls let me know. My friend works over there. I will get you good deal in Processing fee.
Guys, We have not received any Official email or official letter for the payment of 5%. When we are calling them, they are asking for 5% payment. So it is of no use. We should meet with Higher Management only when we receive any official letter for payment of 5% before bank approval. We do not have any Topic to discuss with them. Now we know that project is going to start for sure shot. We also know that Project is not bankable yet. Only question is related to 5% payment before Bank approval. But we have not received any official information yet for the payment. So there is no use of meeting Ajnara Mgmt until we get any official communication for 5% payment and BBA execution.

Today one of HDFC bank representative called me and asked for loan for Ajnara Ambrosia. I asked him whether project is yet bankable then he told that it will take one to two month for that but if you want we can start processing your loan file so that when project will be bankable, your time will not waste at that time.
I will join you guys on this saturday , let keep it around 12 am ,otherwise the sr. people are not aound last time, I dnt think that a prior meeting can be setup with them...please vote who all are coming this sat 11th jan at 12 am.
I agreed with Ashish, we should meet this Saturday at ajnara office and talk to higher management to discuss our concerns regarding 5% payment prior to bank approval. Who all are joining???
Today I spoke to Dimple and told her that I shall be making 5% payment once the project becomes bankable. She is agreeing with the proposal. I think this should be fine for everyone.
No builder launch any project until it is bank approved. Just now I saw Ajnara Ambrosia Ad in HT. It is message that "be ready to explore Spanish lifestyle". It is not related to launch of project. I also spoke to HDFC guy and he is saying that Ajnara file is in process but will take this full month of time. So we should not make any payment atleast till Jan '14 end. One more thing is that next payment is on Start of excavation. I think that Ajnara will demand this also with in 1-2 months.
Agreeing with Ashish completely. Now we have been stuck on 10% for last 1.5 years and if we pay another 5% before project become bankable, there are chances that we will get stuck on 15% then for a indefinite time. We should force builder to get it bankable first and get another 5% right away. This is the best way to make sure that no approvals have been pending and project is completely reliable.
We should ask builder that we are ready to 5% payment but We need BBA, TPA, PTM at same time. Builder can only provide BBA at this moment. They can not provide TPA and PTM until project is bankable. Builder will then say that they will provide BBA and TPA/PTM will be provided later on. So we can then say that every builder provides them at same time. Why r u not providing.? They will then say that project is not bank approved. We will then say that we will execute BBA also at same time when project will be bank approved.

Builder is not saying that they will not execute BBA. You go with 5% cheque and complete your BBA. Next day you will get your BBA signed by Ajnara. BBA is executed only at Payment of 15%. It was mentioned at the time of booking also. So there is no question of 5% here. We are very much liable to pay this. Question is Should we pay it before getting Project approved by any recognized bank like HDFC, PNB..????? So project will be approved by Bank in 1st week of Feb'14. If we pay 5% right now and project is not approved by bank for another 2-3 months, we can not even apply for bank loan. We will then stuck with 15% payment to builder.
So what I have thought to get BBA executed in last week of Jan'14 just some days before bank approval which will be approved by mid Feb 14 for sure and apply for loan as soon as project is bank approved.
I did not see any Ajanara Ad in TOI. Was it published in HT only.?
I agree with Mohit to have a meeting again with the builder with good number of residents (like we did last time) to have a clear picture of the payment plan. And I would suggest that we should all stick to common consensus like "We wont be paying any extra single penny until builder is ready with BBA" , if he agrees to sign BBA then we can pay the next payment as per the payment plan agreed upon at the time of booking (like 10% for CLP and 30% for Flexi".
I agree with Mohit. We have to be ready with funds for 5% payment.If we delay the payment what ajnara can do initially is levy a penal interest of say 20% which will hurt us. I had also seen in HT 4th Jan , grand advt of Ajnara Ambrosia. Those who are sceptical of builder's intentions can make 5% payment by cheque and parallely execute BBA.Since BBA preparation takes one day, we can ask our bank to stop check payment if BBA is not signed by the builder. Can anybody share the procedure of taking bank loan for the flat, documents required, name of banks to be tied up for this project ,
We are discussing too much on this forum abt the Service Tax and 5% and the BBA , discussion alone will not serve any purpose as the day Ajnara will raise the demand and we don't pay up they can very easily cancel the booking (with immense pleasure), and most of us will pay to avoid that.
The project is not yet approved by any bank as per my discussion with an agency which deals in ajnara projects and provide loan facilty with tieup with many banks. Supertech work has started and the rate of it is 4350 CLP.
I would suggest that we should meet ajanara guys soon to sort the BBA , 5% demand and S.T timing before the demand letter lands in our inboxes otherwise we will be left with no other choice but to pay as the timelines will be short then.
@ Dr J S Bedi, service tax is always paid by resident not builder. For an apartment I booked in 2010, I had to pay the service tax. builder simply passes on that cost to resident. I think same is mentioned in the application form as well as the cost sheet I got from them in 2012. If Dimple ends up asking for 5% before executing BBA ( though I still don't understand why would builder ask for any payment before executing BBA), are we still united in talking about this with the builder senior mgmt in a meeting? A middle path could be for the builder to send us both the 5% payment request and BBA document for us to fill up. We can then send both together, hoping builder will sign and send back the signed BBA to us soon. the main concern in my mind is if the project is fully approved ( bankable) at this point.
thanks mohit for information so all guys kindly keep this add with you as it will work for us in future time moreover firstly i will told you kindly wait for there project and all documents only then pay 5% , as if all of us will not pay that amount the builder cannot cancel our appartment as he has already taken 4 lac or above from us from last more than one year so have patience and secondly iwould like to tell all of you that we have not to pay lease rent earlier as when we pay atleast 50 % payment then only lease rent will be added rest about service tax then builder has to give us in detail as it totally goes to govt but that amount will be added in our total cost only we need not to give from morethan our total cost thta we have taken at the time of booking as this service tax have to be paid by the builder earlier but from 2012 its be paid by the customer itself so we need not to give extra money as what ever be the tax that will be deduct from our total cost .
I just spoke to Dimple now, she told me that from coming Monday she would be sending additional payment request of 5% (over and above the booking amount of 10% paid in May 2012 at the time of booking) to all the buyers. As per her, this 5% has to be paid immediately so as to start the BBA agreement between buyers and Builder. She has not confirmed yet whether the project is BANKABLE or not. Request to let me know whether i should wait for the project to get BANKABLE and then pay the balance 5% from my side.

@ Ashish , Delhi, They said that 30 days from booking is already over. You booked it 1.5 years back. They will just provide 20 days from the day project is bank approved and demand letter is sent. So with in 20 days, we need to get BBA executed. Moreover some people have already got BBA executed. Dimple sent information to 250 by email and 250 by postal addresses Like "Allotment Execution has been started and pay 5% and get your BBA executed"
Regarding Lease Rent, I spoke to my broker also. He said that most of the builders are now adding the lease rent in BSP only. They are not showing it separately. I booked one unit in Mahangun My Woods and there is no separate lease rent price mentioned anywhere. I then asked Mahagun and it mentioned that BSP does cover lease rent. So every builder is doing same. They are charging lease rent also in starting along with BSP. Ideally it is one time payment and that should be charged at the time of possession with ST @12.36% but we can not do anything in this. We can simply put this in front of builder once and ask the reason.
You means once they will get bank approval (Jan'14 End) then they will give 20 days time or or 20days from the time we will make 5% payment and get BBA from them. I think they should give 30 days from booking confirm date and not 20 days.
Yesterday I visited Ajnara Office and Ajnara Site too. Dimple said that BBA will be executed after 5% of payment. They are going to give time period of 20 days only for the payment of 30% (Flexi Plan). Execute your BBA now so as you have enough time to get the Bank loan with in 20 days. They will send demand of 30% after bank approval. Lalit was also there. He said that Bank approvals will come by Jan'14 end. I said that I will pay 5% after bank approval only.
Lalit was saying that Digging has been started and bhoomi pujan at small level is already done on last saturday. I then visited site and I could see that Supertech work is on pace. There were Supertech Dumpers running on that land and digging in supertech area only. Supertech has put Tin shades boundary all over its premises. Hi it's kapil kataria my unit no. Is D 1406. I have paid 10 percent in april 2012 rs 4 lacs and have received the receipt for the same. Since then it's silence from ajnara.
@ Atul, your calculations on lease rent make sense. Surely it's a point to discuss with Ajnara. Though I think the other issue of - BBA timing vs next payment and latest status on bank loan approval (as a proof of project legal clearings) is more critical. If the residents' group can have a meeting with senior mgmt of Ajnara this time, we can bring these up and show we are aware and together. Unless we hold them accountable, we cant expect anything from them.
I have little knowledge of the ST component and the time at which it needs to be paid, but if all of us agree on this point, lets pay them another visit at there office and look at this issue, as well as other document approvals.
If we plan to visit can we agree on a Saturday , lets say coming sat or the following sat...lets plan. its imp. Awaitng your responses.
Dear Ajay, this ST differential component of 9.30% shall be on the amount of lease rent only say for a 1255 sqft flat, it will be Rs.14590/- which shall be paid at the end of the project may be 4 to 5 years from now.But if lease rent is included in the BSP, builder shall take 80,000 payment in two months for lease rent.(flexi plan).The interest component on our payment in BSP shall be 40000 in five years. So we will suffer badly. Secondly Ajnara is misleading us on the ST on lease rent. It is not 12.36%.Either it is zero or 3.06% wether we pay it now or at the end of the project as pointed out by one of our member in his mail. Ajanara wants to extract maximum money from us initially.
Secondly Ajay, PLC is also included in the BSP. It is not outside it. I had telephonic discussion with Aashish Garg . He is also of the opinion that lease rent should be out of BSP.
I think we all are on same page that we will not be doing any payment to builder until he gets BBA signed first or alongwith. If anyone gets any communication from now then please be stick to this.
@ Atul, If I understood Ashish point above, then in current format, we pay only 3.06% ST on lease rent amount along with the BSP. If we can successfully get it singled out and move to other costs such as PLC, EEC etc then we pay 12.36% ST on it. So why do you want it moved?
ON a different note, I havent yet heard back from Dimple on first signing BBA and then making next payment proposal I made to her. Is anyone pushing for it or going Ashish's way of doing both together (which is equally good to me) or simply going with builder proposition of making payment first?
As per the initial cost sheet given by Ajnara, the lease rent was to be paid as other charges along with IFMS,1 KVA Power backup , EEC and Dual meter connection charges. Secondly Nimit,since in NOIDA, these are lease hold plots and not freehold, hence the builder shall sign a lease dead for ninety nine years with the allotees for which this lease rent is to be paid. If you register this lease deed in the registrar office it becomes a registry. I had protested for payment of lease rent as basic cost to Dimple and written her an E-mail. Then I spoke to one Mr.Sudhir in Finance Deptt. of Ajnara.They are not ready to take it out of basic cost on the plea that it is being done for all other flat allotees and they can not have a customised separate payment plan for me.If we all protest it can be changed to a payment at the end of project.
FYI, Lease rent is NOT the registry cost. That is on top of all builder cost and we we have to pay to the government. In Noida. All properties are given to builders on 99 years lease so this Lease rent is in lieu of that.
But the service tax component is on the lease amount to be paid and not on the whole cost of the project and ajnara should leave a choice to the flat applicants whether they want lease rent in BSP or pay it at the time of possession. The lease rent is basically the registry cost. Hence it should be paid the end of the project.
I checked with Dimple and she told that they add Lease rent in BSP because if they take it outside of BSP then there will be 12.36% Ser. Tax but if they add in BSP then Ser. Tax will be only 3.06%.
15% initial payment was told by my broker when I booked the flat in June 2012. 10% at booking (while applying for Unit) and 5% at the time of allotment once unit is confirmed.
PLC/Parking cost is always taken along with BSP price. Other costs are taken at the time of possession.
But Ajnara has made installments on cost of (BSP+ PLC+ Lease Rent). So lease rent is extra. Ajnara has added Lease Rent in BSP only. It has not shown Lease Rent as additional point no where in Cost sheet.
I checked a cost sheet I got from builder earlier . it mentioned all other charges - PLC, IFMS, EEC , dual meter etc to be paid at time of possession, not during the regular installments in the flexi plan schedule. I will wait to see the schedule in the new cost sheet from Dimple. @ Ashish, did you see the '15% initial payment for the execution of BBA' in any official document from Ajnara? I checked all - the application form, initial deposit receipt, old cost sheet documents from Ajnara and couldnt find such statement anywhere.
In each and every installments they are taking PLC 10 ,30 etc, is that the way yo pay PLC? I thought ,we need to pay all the other charges at the time of possession.
Park PLC is Rs 100/SQ FT, Corner is Rs 50 and 10th Floor is Rs 50. So total PLC is Rs 200 for me. Everything is fine. I also checked my earlier excel sheet of payment. It is written 15% initial payment for the execution of BBA. So builder is correct. If they are really going to launch it, we need to pay 5% for execution of BBA.

Service tax is chargeable at following rates (Value of residential complex +car parking)@3.09% (i.e. 25% of 12.36% of S.T) on other charges where there is no transfer of material thing but only service portion (PLC, powerbackup, FFC, EEC etc.)@12.36%. and there should be no S.T on lease rent (for residential complexes). It may be mentioned here that rates of S.T. are decided each year during budget so it may remain same or change.
on what amount do you apply the 3.06% and the 12.36% respectively? Also I had park facing PLC of Rs 100/ sq ft and a sinking fund of Rs 15/ sq ft. This was in my initial form. I am yet to receive the cost sheet for final confirmation.
Guys, I received Cost Sheet from Dimple. She asked for 5% payment for the executiong of BBA. I asked that I would pay 5% after the project is bank approved. She mentioned that that is fine. You can come our office in first week of Jan'14 and see bank approvals and make 5% payment and sign BBA at the same time in office and we will return it back to you with in 24 hours aftre gettting signed from Director which you can hand over to bank for loan aproval. I aksed if I do not want to take loan from bank . She mentioned that in that case also 15% payment is mandatory for BBA execution which will be executed at same time in front of you. Without that, I dont have any legal documents to prove I made the initial deposit of Rs 4.75 lak to Ajnara for an apartment in their project Ambrosia. All builders execute a signed BBA before taking any money as a standard legal practice. Ajnara being a big builder, I expect Ajnara to follow ethical and legal practices as well. Hoping to execute on the BBA as the next step after a long delay of more than one and a half years since I gave the deposit.
Just spoke with Dimple on phone. She mentioned making next payment as the next step after which BBA will be executed. I strongly contested that procedure as illegal and mentioned to her that we the residents can get a lawyer to discuss this if Ajnara prefers so but asking for money without any BBA legal document is illegal practice. I asked her to take my email in which I formally made the ask to get BBA first, to her senior mgmt and get back to me. I dont want to make any payment without legal documents. Below is my email to her.
I will call Dimple in a day or two to follow up on my following email to her. I would insist to her that 'no BBA, no payment.' We all have the money , that's not a problem, but its illegal to ask for money without any legal agreement.

Hi All, I have got an email from Dimple saying - in order to execute the BBA, kindly clear 15% payment of total property value i.e 5% more I guess. Let's come to an agreement what needs to be done here?
I have booked in apr 2012 at 3520 after discount in tower F(10% paid). I just get a reply from dimple that they will shortly contact with me wit cost sheet and I will need to make 5% more to get a BBA. But I dont want to get in another trap and wait for another 6 7 months for nothing. Until and unless project becomes bankable from a renowned bank.
I checked with Dimple, she said that it is not mandatory to pay 5% now to get BBA. When this project will be bankable (probably is first week of Jan) then they will prepare BBA and then you can do 5% payment and apply for loan. So its all up to you how you want to proceed on this.

Hi Shubhra, I also got in July 2012 but very few units were available at that time.Number of applicants were more. Somehow I broker managed to get one unit G1005 at Rs 3590 (Flexi) and Rs 3805 (CLP). I did not know about discount concept at that time. So I could not bargain on discount. Otherwise people booked it at Rs 3590-2/3% discount in April 2012.
I totally agree. As and when we get contacted by Ajnara via email or phone, we should not agree to pay more without the legal document BBA. we can always say that we need a meeting with upper mgmt on the topic if she doesnt have the authority to give us the BBA first. I think it is illegal to ask for payment without BBA but not fully sure. We can also ask them about the legality of them asking for money without BBA. If we get together as a group then we can move the needle. If anyone in the group has a differing view point, let us hear that as well.
Guys, They should not ask any more payment until BBA is signed off. BBA is the document in which detail about payment installments is written properly. Let me explain by taking an example of Flexi Plan.
1) Pay Booking Amount. which is 10% around 2) Sign BBA 3) Make another payment of 30% as per date written in BBA. 4) Pay 5% from your own pocket and then apply for loan. 5) Bank will ask for BBA,TPA,PTM and other documents for loan approval. 6) Once approved, bank will provide a cheque of rest 25% payment before the due date which is written in BBA.
So in our case builder is asking 5% (Point 4) just after point 1. Builder can not ask any more payment until BBA is signed off.
I agree with Mr. Bedi. We can not trust builder any more. We need BBA signed before any further payment.
hello guys, yesterday Dimple calleed me and demand for another 5% payment then i said i will pay that amount only then when i will get BBA dully signed by an authorised authority but she totally refused and said firstly you have to pay 5% more only then you will get BBA on this we have hard arguments betwwen us and i have tottaly refused to give another payement unless and untill i will not get BBA. so all of you please dont pay more because i am mostly visited every week there site and there is nothing and i dont know among us who are saying falls that there is any news about AMBROSIA as till yet i have not hear from any good dealers about the project. So please dont make foolish as all of us have alredy pay 4 lac RS and till yet not get anything. thanks
Hello frds, I had a discussion with Dimple, according to her boundary wall work has been started and project will be launched officially in Jan first week. She said you can check the news papers adv in Jan first week. She also said, I will send you one form that you need to certify, after that we will ask for 5% payment. Once the payment gets approved,we will send you the BBA to get it signed. Construction Feb mein shuru ho jayega..
So Surendra, why do you say that builder will ask you for next 15% of installment without making a BBA? Is that legal / standard practice? Shouldnt we ask for a BBA before making any payment as without BBA we dont have any official document related to apartment booking

SO guys dont be very excited, tough time is yet to come when builder will ask you for next 15% of installaments without making a BBA and without getting its project approved by any of the bank. THey always have to say is that bank will only disburse for you once you make 20% of your part (bank disburse max of 80%). ANd dont forget that this time if they really have approvals, they will not hesitate to ask you to quit if you cant pay. THey will sell your unit at new prices :)
The concern raised by Ajay is very much correct. But I have a few points to make based on my past exp with builders: 1) Builder never shows approval letters to any customer. 2) Even if they show at some cost or on a meeting/protest, you and me can never validate them and assure that they are complete. 3) Only when a nationalised bank or HDFC bank approves loan for this project, one can assume that builder has really got approval for its project. Even a bank with highly speciallsed team of advocates takes a month or so to validate all the project approval and sanction loan. 4) But again, even if a project is approved by a bank it does not mean "all is well", its the first disbursement by a bank to its customers which actually makes a sense. SOmetimes, banks do approve a project but does not disburse any amount.
guys, unless we know that they have all approvals, its a risk putting in more money. We all want that the project to start ASAP but what if after taking next installment they say some problem is delaying the start again. Given the history, that's not entirely impossible. If we all ask them for status on the legal approvals, may be via personal visit to see the paper/ email as that will be in writing, then we can be more certain that the project will continue. What do you say?
Guys, I also received email from Dimple (Ajnara) to contact her back with details. I also inquired with some other brokers and they said that this project is on track. It has got all approvals. Super tech and Ajnara both got approvals at same time. Rs 3590 is good price in Noida which we booked Ambrosia at and today this price is in Noida extension. So....start arranging money :)

I sent her an email on things I need: 1) cost sheet details, 2)project legal approvals list and what's in-process. I need to know this before I make further payment for a project full of uncertainties. 3) new Layout 4) expected timeline - date for BBA, construction start estimated date and project delivery estimated date.

Dear All, I just called Neha at Ajnara office. She started saying that we have started sending documents for A Towers. They have sent for all flats for which documentation is completed.They are sending Builder Buyer agreement, welcome letter and demand letter of 5% payment.After 15% payment only, bank loan can be availed. She asked for my Flat no and then informed that Dimple will talk to you if you want to make any change in payment plan. She also told that Ajnara Ambrosia Advertisement will also be published in Newspaper by this week end or next week end for sure. Those who have booked at older rates, same rates will be levied on them.
did they tell you why the project is not bankable yet? Is it in the process or are any approvals missing? it always help to collect info from each other so that we can validate if the builder is telling everyone same thing or just playing games.

though I think that all we want is the project to start without more delay but if that doesnt I also think that we should consider a legal action for possible forgery. may be we should wait till dec end as thats the date Lalit gave us for getting an official letter from Ajnara

hello all guys today i have visited on Ambrosia site but till yet there is nothing and moreover there is KRISHNA INFRATECH PVT. LTD. Canopy is there and they are selling only supertech romania earlier its renisea and he is telling that ambrosia project is not till yet clear from the athaurity that guys name is ASHWINI BHARDWAJ (8527191207). so its now clear that till yet they have no approvals. Moreover i will tell all of you that the builder has taken atleast 4 lakh rs from morethan 500 peoples that already Lalit has said in the meetig that 780 flats have booked in 2012 some has withdrown so approximately 500 persons are there till yet so if we calculate 500*4 lac = 20 cr so you can see the builder has make quite 4 time money with this money hence if we take any legal advise from good advocate then deffinately a forgery case will registered against the builder. thanks
here's a cope of the THE REAL ESTATE (REGULATION AND DEVELOPMENT) BILL, 2013, not sure if its already approved and enacted as law already. Please see page 8, 9 for some requirements such as carpet area and needed approvals before a builder can collect money for a project. If its not passed as a low then we cant legally force it on Ajnara. But we can always use it in our non-legal meeting /conversations with them.
hello nimit i have flat in A block but till yet i have not recieved any call moreover if they call me even then i will not give them any money unless and untill they will not again published there project in any public newspaper as per law if they published their project and demand for another payment then they must have to launch the project otherwise a forgery case will be registered against the builder. Hello Guys, I also had a discussion with Lait 2-3 days back, he said that they will be calling Towerwise, so anybody among us who has a unit in Tower A and gets a call ? Although he added that everybody will expect a call by End of this month. So I suggest when we have waited for around 2years , so lets wait for another 15 days or so and then we will plan for another meeting and this time with their director only.
Guys, One news. I spoke to my broker. Supertech has launched its project on 10th Dec 2013 by name of Supertech Romano Sector 118, Noida. We can see the price list too.
BSP Rs 4805 for CLP BSP Rs 4605 for Flexi
Rs 4 lac for covered parking.
So Supertech got approval for everything on Sector 118.
IVRL is very big company which is going to build on Sector 118 for Ajnara and Supertech. This land was earlier belong to IVRL and it was supposed to construct on the same land. So NOIDA Autohority provided approval to IVRL only which we also was at Ajnara Office.
So I think that its a matter of 1/2 months now. From April onwards everything should be fine. Construction is generally after 6 months of launching the project. I do not think that Ajnara and Super tech construction will start before June 2014.
So its good news. Supertech Romano design is awesome. You can check over website...Google it.

It's been a week I didn't got any call from Ajnara...anybody who has got a call from the builder's side. What is the next action , if they don't get in touch with a definite date. Shall we give them another visit...also there are some rumors that the project will be merged in Supertech as they own the major chunk of the land.....anybody came to know of any such update...My source is the salesman at Ajnara Land site. Not sure if ts true.

I booked it thru Fix My Bricks broker (Mr Yogesh) in July 2012. At that time price had been revised but that guy booked my in Rs 3590 SQFT price only (Flexi). No unit was available and he kept on fighting and ultimately got G 1004. (1255 SqFt). Whenever I called him, he picked up the phone and replied properly. In starting he was suggesting to withdraw with 12% interest ( 1 year back) but later on he mentioned not to withdraw just keep it and forget for another 1 year. This project wil come up for sure. I booked my Mahagun unit thru him only. He is very reliable.

hello ajay, i have booked my flat on 26/04/2012. under basic rate 3590/- + same as you get but not dual electric meter charge i.e 25000/- at the time of possession. my brooker is HOMES DOMAIN INC. But i will tell you that all these brookers are totally fraud as after 3-4 months i have recieved call from them that we dont know when this project would come if you want you can took 50000/- extra on booking. From my reliable source i have come to know that this broker always take disputed projects and make foolish to peoples and give them 50000-100000 L extra within 6-8 months and give it to builders or hold and earn quite 4 time of given amount. the agent name is GAURAV SINGH (9953256155) FROM balaji builwell.
My Unit is B-601 , which i will have to check with them whether it is in accordance with our plc's. I got it at BSP - 3638 excluding the plc's and other extra charges like Interest free maintenance security deposit and Lease rent. I guess i paid somewhat extra as most of us had booked at 3500 BSP or less.

by the way, none of the documents I mentioned above are considered legal documents. the builder buyer agreement is a legal document that should list all the correct details and can be taken to court in case of dispute. hopefully we will receive it shortly.
the booking form i filled up has all price details. And I have a set of email threads with Lalit from Ajnara on each price component confirmation. Also i got a price sheet stamped with Ajnara India stamp that has same price details. your booking form should have that as well.
in which document do you see - one covered car parking? I have only a receipt of 4,75,000 advance payment from builder. No other document. Lalit from Ajnara later sent sent me a price sheet document which mentioned one open car parking ( not covered) and sinking fund which was not told to me earlier by the property dealer. But I accepted it as it came from builder and i had no other document to contest it.

Ajay Sharma - H 506 (1255 sq ft). well I got my unit at 3500 / sq ft base price in flexi plan when investor clinic was offering at 3638/ q ft (which was 4% discount on 3700 / sq ft price), in May 2012. But then after the booking, the property dealer who got my unit booked called me asking to send 1,25,000 for the policeman who went him to builder office to get a favorable rate. i was quite upset as I didnt want any of such thing and it effectively turned my 1,25,000 in black money which I didnt want. He threatened to get the unit canceled if I didnt pay. by then I was back in US and since the net base price after this commission was still at 3600/ sq ft which was below 3638/ sq ft mkt price , I took it. Then somewhere in the process they lost my booking form and I had to call every other day for a month after which the dealer stopped taking my phone and the builder sent me a blank booking form to refill which I did & got receipt for 4,75,000 advance payment to Ajnara.
Did any body book unit below Rs 3590 per SQFT (Flexi) which includes 1 covered parking too. Some brokers provide further discount on company decided rates from their commission like 2%,3%,4% at the max.
My broker did not give any further discount on Rs 3590.

Mr. Bedi, We can not ask any further payment before getting BBA signed. He will send demand of 30% or 35% (in case Flexi) once Bank Approval/BBA etc everything is signed. All your playment plan will be written on BBA.So do not worry. Ajnara will not ask any further payment before signing BBA.
hello friends i would like to say that though it might be true what lalit and neha has said in meeting but still its not confirm that the project will start this month or jan 2014 as till yet there is no news in the market about AMBROSIA and moreover AJNARA also not publishing their project in any newspaper or elsewhere so we should unite and add more and more people in our group as in meeting when i reached at 11:40 am around 10 peoples are sitting in a room and no senior manager or director available only lalit and neha and they also not attending at that time but after my visit within 10-15 minutes more 3-4 persons come then immidiately both lalit and neha started the meeting . Moreover i would like to say that when they send demand letter kindly dont pay them as they again play a game with our money and invest somewhere else. As i have talked to so much brookers and they are saying that there is no news about ambrosia.

I booked when Rs 3590 (Flexi) and Rs 3805 (CLP) was there. I opted CLP. I will now get it changed to Flexi. My unit was G1004 (1255 Sq Ft) park facing Covered Parking & Club Membership was included in that price only. Only Sub Station/Sinking fund/PLC charges were extra.
Just Now I spoke to my freind who is in HDFC bank who worked for my loan for Mahagun Mywoods project. He also mentioned that they have received file from Ajnara for Ambrosia. So it is confirmed that project is in process.

I agree with Nimit's point above. I paid 4.75 lak initial payment for which I got a receipt from Ajnara ( and a property dealer cheated me of 1.25 lak Rupees in the process of helping me book at a good price. Damn it!) and since I am on flexiplan ( lower cost than the regular payment plan but i pay more upfront), my next demand amount from builder will be 30% payment. I don't want to go for a bank loan but want to make the payment only when i am sure of the project approvals, ie some bank has approved the project.
Sure as discussed that day in meeting with Lalit, we need to pay 15% from our pocket. But the question here in discussion is we will NOT be doing any addition 5% payment (as 10% we already did last year) ONLY upon when the project becomes bankable and Ajnara is in a position to execute BBA.
Did you receive any call from Ajnara.? Were you present in meeting on Saturday, 14th Dec.?

As per rules, buyer needs to pay 15% from its own pocket before getting any disbursement from bank. As per Lalit, HDFC/Corporation/P{NB are the banks which are in process. Ajnara can not send any demand letter before getting bank approvals.
Before that, Ajnara will send Welcome letter, BBA, Demand Letter, TPA and PTM. We need to sign demand letter and give it back to Ajnara. Ajnara will sign it and give it back to us which will utimately be deposited in bank for loan approval. BBA/Demand Letter/TPA/PTM all orginals wil be taken by bank during bank approval.
But 15% payment has to be made by buyer first before taking any disbursement from bank.

Finally a good news, Ajnara got all approvals, new layout seems kind of dence then the earlier one, Floor plans are similar as per Mr. Lalit. Did anybody of you got a call from Ajanara confirming your unit. I booked at the first price list where in parking, FFC, EFC, Parking and Club was free. First transfer was free after 40% of payment which is clearly mentioned on the price list. I hope they will be sticking with same and not cheat their buyers now.
ok. then since we have gone through so much of project uncertainty and consequential lack of faith, it is only fair to make a fair case to Ajnara senior mgmt that the next demand only be made after securing atleast one public bank approval. this type of demand would mean another group meeting, this time with senior mgmt who can take a decision.

Sure we dont want to put more money in an uncertain project but if they have the map approval (of the new layout) then shouldnt we be good with it? Bank approvals generally confirm that all documents are in order as banks do their due diligence before approving a project for bank loan. so it does give peace of mind. but if they show to us a copy of the map/ layout with signature and stamp of govt officials, then bank approvals will come soon. anybody in this group who knows about these technical details, please share your knowledge. thanks Ajay
The map shown to us was just normal printed layout as found in brochure. Moreover, only when the project becomes bankable and that too from any public sector banks should we consider the project approved. There are so many clearances needed from different authorities that only banks or similar institutions can verify them and not individual buyers like us. So it will only be in our own interest to make second payment after any of the bank agrees to finance the property.
Hello group members I had also booked a unit in ambrosia in oct 2012. Dose anybody having information that at what price are they relaunching the project.
Just adding to this update, Lalit & Neha mentioned that Supertech project name has been changed to Renova something its Renesa earlier but Ambrosia name is same, Also they said that the new layout which he shown to us is approved by Authority and on that basis only they will be starting its marketing.
Both projects clearance has been given by Authority and they are expecting Bank approval by mid of January. Upon enquiring that we wont do any further payments without Bank approvals then they earlier tried to ignore this but when we insist then they said "we will be giving around 30-45 days for you to make your payments then during that time we will get our bak approvals".
Regarding layout change, I would say there is much change in layout (though they stucked that instead of one or two towers nothing has been changed) but I personally felt that there is a lot of change (if that is really the final layout) then they said "we will be re-allotting the same Preferential location.
Means Tower name can be changed but location wont change but for that we need to discuss with them clearly before executing out BBA.
And we also made our point clear that we are waiting for your promises by this month end (as they promised us that we will be getting all communication by 20 Dec) then next meeting will be with their Director and with News channels as well.

Much awaited meeting happened between 10-11 buyers present and Mr. Lalit and one Ms. Neha, if I correctly recall her name. They showed us copy of letter dated 11.12.13 issued by Noida Authority to M/s IVRCL (again if i correctly remember) for building one housing society in sector 118 noida. IVRCL as per them is joint venture of Ajnara and supertech or something like that. I was demanding to see the agreement btn. Ajnara and supertech but other persons mentioned that there is only one (each) project ajnara -supertech so no need to further verify. So for now it may be taken that approvals have been obtained. They didn't part with its copy to any buyer and Lalit jee promised he will mail its copy. Revised layout plan with provision for more towers as now land area has been increased to 18, something acres from 16. something acres was shown to us. I captured it on my device and will make available on indian real estate forum as i dont see any attachment option avlbl here.
Further they revealed that buyers will start getting calls regarding confirmation of their bookings from this Monday only. Welcome Letter, BBA and Demand Letter will be sent to each in 10-15 days time. Construction will start in January end. Exit possible after 50% payment and paying administrative fee. So happy christmas from AJNARA seems now a real possibility. But as they say seeing is believing so celebration can wait till then.

Someone mentioned that he was reached by a TV correspondent about Ajnara mis treatment of the investors and he sent the correspondent a video recording. If you could please share here the contact info of the TV reporter, it will be great as many of us can call him/ her to express our concern and get it all in the story that would be aired on TV. That will be the major point from our side that WE WILL NOT BE PAYING ANY EXTRA PAYMENT on top of the price we have booked initially. Its us who are the sufferers. Also in case (assume .001 %) the project doesn't comes up then we need to ask them to shift to any other project in the same area with the same rate on which we have booked Ambrosia.
Do we have any idea/confirmation that if the project is launched (whenever), Ajnara will not ask for increased rates.....they have done so in the past in Noi.ext

If I had booked in Mahagun My Woods at the same time when I booked Ajnara Ambrosia. I would have got this project at around 2700-2800. Now I am getting same at 34000 so simply loss of 700-800 per SQ if Ajnara Ambrosia does not come up.
Hi Ajay, I booked Mahagun My woods Phase 2 first floor. There are 3 pahses in Mahagin My Woods., Phase 1 is 70-80% complete ..possession is next year. Phase 2 foundation is comp[leted last month. Phase 3 booking is ON. I booked My Woods at (3475-3%) + 3 lac Parking+Service Tax. It includes Club membership fees + Sub station electricity meter cost and other stuffs. This project is BEST project of Noida Extension so far. Noida Extension is going up day by day. It is at first Gol chakkar of Noida Extension hardly .5-1 km from Homes 121
Mr abhishek singh last month i have visited at the site its just behind Eldeco Mangolia where Ajnara ambrosia board is situated but it atleast one and half year old board and nothing is there Moreover brokers who are sitting there and selling eldeco or other projects they are saying that the land of ajnara is not clear thats why they have not till yet start their project. But other builders projects are continously moving even Eldeco start to deliver their projects very soon.
Mr. Kapil on indianrealestate forum has mentioned that "boundary work has already started........." , has any body visited the site and seen the progress.

Day by Day prices are increasing. We have already lost Rs 1000 per SQ FT since May 2012. Whatever money I had saved for Ajnara project, I have invested in Mahagun My Woods Phase 2 this Navratra thinking that my money would be returned at 12% interest atleast if Ajnara does not come up. I will not regret much after another 1 year when prices would have been shoot up by another Rs 1000 per SQFT.
No I did not go to Ajnara office. There is no use of going individually. They will again start saying same message. We should go in group if we want to have any impact. Regarding fresh booking, every project start after 6 months from the time of booking starts. If Ajnara is going to start fresh booking, I am dead sure that Project foundation / rafting will not start before another 6months.
I got the information,that project is starting in next 20 days. The supertech project which was also near ajnara land has got the approvals for the land.and ajnara is in pipeline.

Hello Mr Uzair Kamil what are you saying its not possible as per my knowlege the project will never start because till yet Ajnara group have not delivere any of their project in Noida unless and until they will not delivere their other project they will not start this one and no body knows any thing about the project as no body have till yet met direct Builder so whatever information you get its just making fool as all these brokers are making just fool to every one and actually they also donot know the facts.
yeah. i am willing to wait much longer than 3 months if worst comes first as builder is apparently returning @12% interest rate. so we will get the bank interest rate at the very minimum. Of course best return scenario is the project starting .

I agree. Before we think of legal action, we should first talk to builder atleast once. In our meeting we can express our intent to pursue the matter aggressively if we don't get clear information in an official response. If we draft a letter and put everyone's name and contact info, the builder will realize that we are united now. It sounds like a good start to meet this Saturday if around 10 or more people can make it. since Ashish proposed meeting saturday 10 am, and we have each other cell phone, is it ok if everyone call and confirm Ashish if they are coming on saturday to the office so that all approach the builder together? Until builder buyer agrrement is signed off , we can not do anything. This is fact. We just booked a flat in pre launch project. Builder is stil saying that project will start and it is not scraaped. If he wil start saying that project is scrapped, he will have to return money at current price. That why builder is saying , withdraw your money with12 %.
Is there any body who is legal advisor in our group.? Who could send a legal notice on behalf of we 40 people.? Also we shuld unite outside his office on coming saturday at 10 am. They will have to answer. Whatever they wil answer, they have to give it in writing, Otherwise refund our money with current price rate of 4500 per SQFT.

I booked in the month of April 2012 @ 3590 Basic including Parking. No response from the builder from that date. Broker is suggesting to withdraw the amount with interest @ 12% but I don't think that any purchase in nearby area possible with that amount. A case should definately be filed on the so called AJNARA - "Peace of mind" THE CHEAT BUILDER... A FRUSTATING EXPERIENCE
Bedi Sir, We have not signed any Builder buyer agreement yet. We just booked in Pre Launched project. We all just paid a lump sum 4/5 lac booking amount. So I do not think that legal matter will work.
sir, whats you are saying is not acceptable as even though we have paid 4/5 lac but this amount is given for appartments that builder has either pre launched or post launched its doesnt matter because after more than one and a half year builder has not given us proper statement about the property and he has made large amount from us as you are well aware that approximately 40 peoples have already registered there contact numbers in above so now you can see how much money builder has made and used this money in there another projects and earned more than 200% . so now is the right time for us to unite and file a complaint against the builder and if we just waste our precious time then it will not come back so my request is that kindly think on this matter thanks J S BEDI
I agreed with Bedi Ji's facts. But before going for any legal notice to Ajnara, we should either in group or individually communicate our agitation with Management in writing (by dispatching through speed post or in personal) to make it as a proof/ initial document to lodge any complaint. I would suggest to have work on drafting a represent letter also mentioning the consent and contact no of all group members and send to them. This communication would also have our future course of action in case of management will not pubilised any decision on the project start.
Mr Ajay Kumar Sharma here its doesnt meant any kind of connection with any police officer as we all have to come forward in a group and meet with builder in this we can go legally with the help of good advocate as this matter is not resolve unless & untill we will take any kind of legal strict action . I called Mr Lalit yesterday and now he is saying that project is starting in Dec end 100% ....Earlier he was saying Navratra time then Diwali time and now Dec'13 end. I am sure that it will not start by March'13 also.

hello guys i would like to say that we should talked this matter in media so that such kind of builders should be heaavely punished as they are just making moneys from innocent homebyers and making fools to them as we have recently seen in campa cola case in mumbai so now its a good time as elections are upcoming so in this we get good response as well as i would like to say that if we directly talked to builder regarding this matter and also we can advise him if any body wants to withdraw thier appartment then he or she must get as per today rate compansations i want to say that as mostly peoples have paid 400,000 rs and now approximately 1000 rs is increased in BSP so builder give atleast in between 750-900 rs incriment to all appartments holders for withdraw . its my personel thinking what you all say i would be with you thanks dr j s bedi

Ajnara is loosing its reputation in market. It did not delivered what it promised ot delivered in HOMES 121, GRand Heritage project. People are resaling it in lesser prices.
Architects are still designing the new 2.5 acres. Once designed and agreed by mgmt., it will go to Noida Authority for approval. Once approved by Authority, it will got to 4-5 banks for approval. Once it is done, they can re launch the project officially for new/fresh bookings. They are themselves saying till Dec'13 end. I do not think that this will done in another 2 months. It will take minimum 4-6 months.
I believe that management is saying true this time. But to ensure the commitment, we should take some thing in written from the senior management. This commitment should also have penal provision on them on their back-out in future either in money return or discount in property. They have to justify their moto of company " PEACE OF MIND" or to be remove in its advertisement till the satisfaction of their customers.

However It was 5th or 6th meeting with her in past 1 year but this time she was more positive, confident. She told us you will see new advertisements & hordings all around during diwali. :) Lets keep our finger crossed & hope for something to happen GOOD.
All - Today I visited Ajnara office along with Gaurav Jain (9871371159) , Ajay Singh Negi and few more investors and had words with Neha. Below is MOM: 1) All the necessary approvals have been taken. 2) The overall project land has been increased by 2.5 acres. 3) Currently they are working with Architects to finalize the site layout (they are revising project layout as overall area is increased). 4) The tower layouts and floor plan (and areas) will be unaltered. 5) Once they finalize the layouts, they will submit them to banks for making project bankable (I think they also needs to be approved by Authority, which was not communicated by Neha) 6) Project is expected to be launched officially post Diwali. They will be sending welcome letters to all customers. 7) They will post advertisements in newspapers around Diwali. 8) Next demand for existing customers is expected to be dispatched near mid of December. 9) The website, www.ajnaraambrosia.com is not an official one. thanks.
after Diwali, we shall plan to meet at Ajnara Office, in my opinion we should bring with the common filled format, content may be - name, Address, flat no., booking date, booking amount , copy of receipt, signature & Grievance-. we booked flat considering M/s Ajnara as a reputed builder, member of CREDAI and their motto/slogan " PEACE OF MIND" but till date no verbal or written communication has been made by Ajnara office to buyer about the delay and project status. from last 18 months, company misleading and making false commitment about the project start date, Prima-Facie, this is a case of money laundering. However, we have the believe in system and want to get the issue resolved. submit these copy to Ajnara office noida and CREDAI to get the projetc status through online /personnel. I talked to Mr.Lalit yesterday. As usual he assured me that he shall start the agreement process in two weeks and the land issues between farmers and NOIDA authority stand resolved. The project shall soon start. But the best thing would be that those guys residing in Noida meet Ajnara people and give joint written representation.

Ashish, I hope the new website and re-opening of booking is not another trap to collect more money. What you can try is when you call them again for new booking, say u r interested in buying a flat but would want to see the legal paper work including the map approval by office of town and country planner. one thing is sure that this project is not scrap. It will start very soon. BUt do not know what will happen to those who booked flats 1.5 year back. Will the rates be same.? Covered Parking was free with my booking. They should not know charge any extra to what they promised 1.5 year back. I do not have any written form with me. 5 ~ 6 months is a long time. Are there any preliminary activities started by Ajnara at the site that can assure us that work will really start soon/ within a few months? The preliminary activities could be getting Ajnara banners, site boundary, raw material etc at the site? Project is not going to be launched before March'14. No builder starts project work (construction) in NCR area during winters. No labor is available during winters. Even existing running projects come to halt due to non availability of projects. Labour do come back from their respectoves villages after Holi.
Hello I am also yet another investor in this project-I had a talk with Mr. Lalit, he readily agreed on refund but I feel that we should wait and watch till year end before withdrawing from the project. It is correct. Lalit also told me the same that All maps/alyouts were re designed and sent for approvals to NA again. They are just waiting for approvals. Moreover thru internal sources (Broker whom I booked the flat with), Ajnara is internally talking to Contractor and finalising the construction deal. May contracter who built the Prateek building will be building the Ambrosia also.
I met Mr. Tyagi on 05.10.13 thinking that group meeting planned on this forum, will happen. But on reaching there learnt from Mr. Pramod Gupta over telephone that it will happen this week. In anycase Mr. Tyagi said land issues have been sorted out between NA and farmers two months back and they were confident of launch in sept end. However, the redesigned maps are still to be okayed by NA. so may be by DIWALI they will launch as sr. management of ajnara is trying hard for approvals. Dont know if that can be believed.

There was no meeting happened last weekend as we didn't get any appointment. As discussed Mr Pramod Gupta will be taking an appointment with some senior official from Ajnara and then inform us that date and accordingly everybody will plan to meet.

I think that they are running multiple projects at same time Ajnara Homes 121 (Ready for possession in Dec 13), Ajnara Grand Heritage, Ajnara London Square, Panorama, Integrity, NH 24, Raj Nagar Extension...SO may be they are out of money and control. SO might be waiting for Homes 121 and Grand Heritage possession. I am ready to meet on Saturday 5th Oct'13.
I am not going to cancel my booking unless the project gets cancelled , bahut rulaya hai .....i will also make them pay, will wait and get my flat otherwise they cancel the project. And agar cancel kiya and 2-3 years baad phir launch kiya then i will file a case against them off cheating. by then the Bill will also be in effect.

Just spoke to Lalit. He said that he does not have any update on Project. He clearly said 'NO'. He said that papers have been submitted for approvals to Noida Authority and it may approve is a day or week or month or year. I do not think that this project is going to launch.

Ajnara is not a RELIABLE builder. He has also joined a category of FRAUD BUILDER. Do not book any further unti with AJNARA.

I also have booked in ambrosia. I spoke to Lalit a week back. He assured that project shall relaunched from Sep end. But when I cross-checked with my broker, I came to know that still there are still some issues to be resolved in the project. I agree with Ashish, We cannot trust builders till it actually gets launched. I spoke to Lalit day before yesterday and he told me that ambrosia launch is 'expected' in October. On asking how close his 'expected' is to 'garunteed' he replied 90%!!! this is strange. I asked him, if he is not sure then why some of the investors have been informed about its sure shot launch in October.. guess what he said— This is what i can tell u right now and rest is on GOD! can u guys beat it. I think they are simply cooking up stories and buying out time to see if all investors move out from this project and they can launch it at higher prices.
Can not rely on builders....builders kee jaat hotee hee aisee hain...they just know profit and profit......Along with builder we also have our own profit because we booked at Rs 3550 and there is no property available at this price now. All are around Rs 4500-5000. Unitech launched one new project in Sector 117. There are many projects which are being launched ins sectors 120,120,117,119 but only Sector 118 is problematic.Eventually it will also come up. They can not leave Sector 118 undeveloped when all sectors around are being developed. All sectors are near by...ek sadak cross karnee hotee hain bas....3-4 mtrs

I spoke with Lalit and Manish multiple times, though my last communication was a few months ago when the things were totally messed up at Ajnara. BTW, Navratras start on 5th Oct as well. Spoke to Lalit some days back..He is saying project will be launched officially on 5th Oct and all documents preparation /agreement preparations by 2nd week of Oct'13 and Sending demand letters by last week of Oct'13.
Well I wait to celebrate till i really hear from Ajanara for next payment. And before I make payment, i think we all should ask them to email copy of the land title deed in name of Ajnara and map approval with stamp from the relevant town and country planning office. This is great news guys. Lets hope for the best. There is a reason of launching it in Sept'13 end because people could book in it in Navratras before diwali (Auspicious time). Diwali is of 4th Nov and Dusshera is of 24th and Navratras will begin around 12th Oct. Thats why they are launching in Sept'13 end or 1st week of Diwali. They wont release it during Sharaad time.

I also spoke to Lalit, marketing manager Ajana, and he also assured me that the project is launching in September 2013. I had spoken to him multiple time in last 14 months and have never got such an assuring answer. COurt Case and Farmers issue is with Noida Authority NOT with Ajnara. Land is alloted by Noida Authority to Ajnara. Farmers are demanding more money from Noida Authority like they were demanding in Noida Extension. Noida Extension had many other issues which were also resolved in time of 2 yeras.Project is starting in Sept '13 after complete 1 year delay. It was supposed to be started in Oct'12.

I called Lalit couple of days back. Same information is given by my broker. Ajanara is going to launch Ambrosia again at BSP of 4100 with extra parking charges. We toook it in BSP 3590 including Covered parking.
Project is starting in end of Sept'13 so as demand will be coming accordingly. That is the commitment given by Lalit. If it does not get started , withdraw your money with 12% interest. I am also waiting till Oct'13. If it does not get started, I will withdraw money and put somewhere else on Gurgaon extension/ Dwarka Expressway.

Fellow residents, though meeting together with the builder, might not change the outcome of the project but it will surely influence and put more pressure on the builder to be transparent with us. I know that everyone of us is busy with so many things, but we dont take any action, no one else will. Some of us might not living in Noida or India for that matter but we can all still write an email with everyone's name on it to Ajnara and then those who live there, can follow up to schedule a meeting to demand latest info.
I sincerely hope atleast one person who lives in NCR, will want to volunteer to meet Ajnara on everyone's behalf. Please feel free to comment if you prefer another approach.

Based on Abhishek suggestion above, I found the following link to RTI form from Noida Authority website. Can someone in this group, whose in India at present, fill up the form and send by postal mail to the authority to get the info on the land ownership for Ambrosia? I think we really need to validate what Ajnara has been telling us - that they dont own the land solely, its in partnership with another builder and hence they wont start the construction till they get the land solely to avoid any claim from the other builder at a later stage. If so, we can really take it up with Ajnara as to why did they advertise and took initial payment from us when they already knew that they wont start the construction because of joint ownership of the land?
I will suggest one more thing, as we know in other running projects of Ajnara (like Sec 78, Expressway) the rate is arnd 4000-5000 in these areas, so we can ask Ajnara to shift us to any other existing projects @ the same rate on which we have booked Ambrosia if Ambrosia will be officially announced shut by Ajnara .
I have also a unit booked in this virtual Ambrosia project.I was following the IREF site.it is frustrating long wait of more than 1 year . We were always told of a next two month when project is going to be launched...still waiting for that month.Now ajanara giving an understanding that it won't be in next two month...may they are always wrong

Farmer's protest is an issue but the bigger ones ae the other 2 - court case by a local politician and the land ownership transfer. Court case is out of control of Ajnara.
Thanks Ajay for the information but did ot mention about the court cases. I did ask him about other issues if any.. But he was confident that only farmers are creating trouble. Its been a long waiting time..
Hey guys my name is Vinay. I have also booked one unit in Ajnara Ambrosia. I have spoken to Lalit and he said till Diwali nothing will be done in this project but he didn't give assurance that after diwali it will launch for sure. This is biggest mistake of my life to chose Ajnara. Now i want to quit from this project and searching another property.
Yeah Vinay, Lalit keep telling the same thing that project will be launched somewhere near Diwali time bur he cannot comment on exact date. Further, he is always confident that project will be launched eventually and it does not stand any chance of going to scrap or cancellations. My suggestion would be wait for this project as no where in Noida any property available at this price. I know it is very disturbing to wait for so long and with uncertainty, considering that we all made booking in about an year back.
I have a suggestion. if it is possible please take your money and invest in some other project which will be delivered in 18-20 months. I had also booked a flat but now withdrawn. Its very frustrating that nothing progressed after waiting for more than 15 months.

guys, let us count here who all are interested in pursuing the matter with builder here? That means someone local ( I am not in India now) is willing to represent us all and tlak to builder. So I start the count here with 1 for me.
3) Farmers' demanding more money from Noida authority, even though they already sold land to them. Heard from Ajnara its almost resolved but farmers might come again. THis might be a non issue untill farmers' file a court case, if at all. Even though they dont hold a legal right to land now, generally farmers get the soft corner in court decisions.
My big mistake: I was in a rush when I came to India on a short trip in May 2012, and didnt check all the papers in builder's office. More so, a property dealer swindled RS 1.25 lak from me in the process of getting me a booking. He took 1.25 laks from me and got me an on paper rate that was lower by 1.25 laks from mkt rate. So I didnt loose anything but my 1.25 lak got converted to black. Damn such practices in India.

project has nearly 1600 flats. initial booking nearly 740, withdrawals around 300. So roughly 450 bookings still there. 3 disputes going on that I got to know from Manish in Mkting at Ajnara: 1) some politician has filed a case that this land was agricultural and NOida authority converted it to residential and sold to builder through unfair means. So stop all work here. Case is in court. It seems to be out of Ajnara's influence. 2) Noida authority sold land to a builder ( dont know who) who couldnt construct. so NOida authority later sold to a joint company between that builder and Ajanara to get it going. Now Ajnara is trying to get the entire project in their name before starting construction for their security from any future disputes between the 2 builders. It seems to be in hand of Ajnara and they could settle it through their connections.

I had a word with Lalit from Ajanara, he said that there is a dispute going-on with farmers and matter may take another 2-3 months to settle down. He assured me that the project will launch and when I asked that what if the project gets cancelled or there is no conclusion after 2-3 months also then he said that company will pay a interest of 12% to our investments. Hello All, instead of getting updates and being in dark, download one RTI form from noida authority site, fill in your query, dispatch it to the PIO at the address given in form itself with rs. 10 IPO and you will surely get answer within the prescribed maximum period of one moth. It is very easy if you attach rs. 40 IPO you write that you wish to received reply from speed post and you have paid the cost in IPO, you will get answer in speed post. As Gandhiji has remarked "If u want to get a thing done, do it youself, else leave it to others"
as i heard from the some of the sources that there is a dispute for land and matter is in court. And resolution will take about 3-4 months. Ajnara is one of the genuine builder and hope that project will launch. though in my opinion we all who booked the flat in Ajnara or supertech Rnesha should share e-mail id/contact nos. and should meet at common point and then matter should be discussed with top mgt to get the right information about the project status.
I have taken back my money. still there is uncertainty about the project and currently I am not in a situation to wait for another 4 yrs to complete the construction. I had purchased my flat as an end user and not for investment.
I spoke to Lalit today and he said that it might take another 3 months to start with the project. Perhaps we are receiving different responses from the management, each time someone is calling them and there is no definite clarity on the matter.
I spoke to my broker and Lalit . They said that we will get demand by this month end. Even broker started saying that everything has been resolved. This broker earlier (3 months) back was suggesting to withdraw. Now he is saying that things are approved. Ajnara has also put Tin shading on the boundary of the site.
Anybody has latest update from Ajnara? I spoke with them last week and they suggested me to withdraw as too much uncertainty regarding the legal case against the project, Ajanara's negotiations related to title with Noida authority and the farmer's ongoing issues.
i also booked a unit in ambrosia but till today did not get any satisfactory replt from Investor clinic or Ajnara regading the project. in Jab-Feb13, there was a news that project will re-launch in March13 and construction will start in Apr13 but now news is flaoting that it will happen in May13. this is increasing our temp and loss of opertunity. please comment if have any infomration

Sachin, withdrawing at this point would be a big missed opportunity, since you must have waited over an year and buying another apt in vicinity would cost you lot more than what you booked your apt in Ambrosia. I am holding on till i hear affirmative news from Ajanara.
I concur,there is no point to withdraw at this juncture as we have waited for so long......I think one should wait till may or june then decide....let's keep our fingers crossed and hope for the best!
I spoke to Ajnara guys thru very close relative and project is sill there. There is no news of scrap. Just wait for another 1 month till may'13 end. Project is not scrapped. Even I called corporate office at Sec 62 many times in last 1 month. They also suggested to wait till May'13 end.
Ashish I spoke with Lalit Tyagi in mkting a few months ago. Not sure whether he knows all the pieces or was just reciting what Ajnara top officials decided. Since a dispute is going on between the farmers and Noida authority, the outcome will dictate what will happen to the project. Ashish, whom did you speak with at Ajnara? if your source is different from Lalit, we can atleast cross validate the messages we heard. As per my last conversation with Lalit, the project status will come clearer by May.
Yesterday I spoke with Lalit from MKitng in Ajnara. He mentioned that the land dispute with farmers is over and they are awaiting some clearances from Noida Authority. He suggested me to call again by May end as then he will have updates. He sounded hopeful but wasnt 100% sure. Anyway May end is not that far.
yesterday spoke with someone in mkting at Ajnara. learnt that the project might most probably cancel and the builder will return our deposit money. if it so happens, then its a big loss for all of us as we wont get any apartment in vicinity for 3500- 3600 base price now. anybody has nay updates?
I also do have a unit booked in this one.. but not sure what is the real issue with this. .. if somebody got real info ..please do share..its like rates are rising like rocket in noida...but we have that old budget. .we will have to switch some other project as rates are really becoming out of reach day by day..

I also have a unit in Ajnara Ambrosia. yesterday spoke with Lalit in Mkting team from Ajanar and learnt there were some issues , that they are working on, maps approvals is going on. I dont trust them and not sure if they have already procured the land or is that still under dispute. I spoke with someone in Investor Clinic and learnt about their suggestion to withdraw from the project as the status is very unclear and the project might or might not materialise. This is very disheartening. I am thiking about waiting fwe more months to see what happens now.
I have not much idea on the project Mr Singh.. But one thing is there, whether the approvals are not ready or not, the price list is always ready and keeps rising.. I don't understand why builders are more iterested in money than in being legally and ethically right..

Hi Mr. Singh even i wanted to invest in this ptoject , but I did not get any proper news about it. Even i spoke to few borkers who hardly gave any information. Looking at the situation i feel something is wrong with the project.
Yes Mr Gupta...thats why there is need of Regulatory body...but it is still not clear as what is the real issue....other wise is is also fact that for last 6-7 months Noida Authority has not given approval to any project....Pls share more view and inside story....on this project...
