North Bangalore vs South Bangalore for investment

Q: I would like to buy a plot in Bangalore for investment purpose. Where do u think the the rate appreciation would be better over long term may be after years?

In South Bangalore, Kanakapura Road and Electronic city offers maximum properties in affordable price bracket and mid-segment. Affordable prices coupled with swift connectivity via NICE Road has spurred the growth in both Kanakapura Road and electronic City. However, in luxury segment, already established markets of Banashankari and Bannerghatta Road tops the chart.

South Bangalore is again in the limelight, as it brings a host of affordable homes for senior citizens and retirees. Excellent connectivity, enclosed forest area and spiritual centres are some of the elements that make south Bangalore appealing to such buyers. In North Bangalore, Hennur Road, Hebbal, Yelahanka, Thanisandra and Horamavu were the shows toppers. Interestingly, most of the projects launched in these localities were either small or medium size with number of units ranging from 100-500 for the former and 500-1000 for the latter.

Yelahanka is well rounded and multi-faceted. Both Old Town and New Town capture a mix of the old and new world charm of the locality. While Old Town has established commercial markets and old-school houses, New Town is a prime residential locality, brimming with new residential developments. This mix of the two worlds yields balance and harmony to the locality.

Yelahanka is a great place for families with kids, since various prominent schools and colleges are situated here. And since the locality is very well connected to the rest of the city by road, there’s no problem traveling around the city whether it’s for work or entertainment.

Water supply was affected at some localities in Bangalore North due to short supply water to the city. The city has received only 750 million litres per day (MLD) of water as against the requirement of 1,000 MLD.

Hennur is also emerging as a hot residential destination. There was a rise of nine percent in property price in Hennur this quarter and now the prices of properties in Hennur ranges in between Rs 3,500 to Rs 4,000 per sq ft. The area has witnessed a higher supply of premium projects with price ranging from Rs 80 lakh to Rs 1 crore. The property prices are also expected to go up by 15 to 20 percent in the next one year.

Nagawara in North Bangalore is first developing as a one-stop destination for property buyers. The area is becoming popular as it is close to many schools, IT companies and hospitals. Presently, the sale price of multi-storey apartments in Nagawara has increased by 10 lakhs. The area is peaceful with good security measures and is well connected and has ample parking space. Nagawara is becoming popular as an IT hub and is also attracting IT professionals.

Infrastructural development, close proximity to the airport and office space supply coming up will provide continuing impetus. North Bangalore will strengthen its status as the business continuity location of choice.

There are large number of projects coming up in Hebbal both mid-segment and upper-segment. In 2013, Hebbal is expected to see at least 20 to 30 percent appreciation in property values.

Areas like Thanisandra has seen successful launches and increased demand in the residential real estate sector.

In south Bangalore, the residential apartments are primarily high and mid range. There are high-end options, primarily in suburban areas of south Bangalore such as Koramangala and Bannerghatta Road. Bannerghatta Road and Sarjapur Road are the growth areas of South Bangalore that investors could look at.

North Bangalore was one of the safest and most lucrative residential property investment bets of 2012. Several leading players of Bangalore real estate have focused on areas in North Bangalore including Hebbal, Hennur Road, Thanisandra, Doddaballapur Road, Yelahanka and Jalahalli. Most of the projects range between Rs 40 to 60 lakh catering the mid-segment buyers. There are projects with price tags of Rs 1 crore and above around Hebbal. Areas such as Hebbal and Whitefield witnessed around 7 to 9 percent increase in value appreciation of properties, on a quarter-on-quarter basis.

South Bangalore is a better residential place to live with good infrastructure like schools, hosptials, markets, Water etc. North Bangalore towards airport is much hyped. There are acres of land vacant between Hebbal flyover to airport.

For better residential infrastructure South Bangalore is better but no offices are there.Growth will not be much as there are no industrial/infra/IT buzz in the south.
