Vivek, there are many flats available between Rs 25 lakh to 40 lakh at present. Even there are flats available in that range in Bhiwadi, Manesar and Dharuhera and few other areas mentioned in our above discussion. In Gurgaon minimum 40 lakhs for a good new apartment I hope.. But as you are looking to rent the flat, it is better to invest in Bhiwadi where there is good demand for rental properties. If you buy an apartment worth 30 lakhs, you can rent it out minimum Rs 10,000 per month. I think it is a good rent value.. But do not hurry in deciding, do good research and then invest..

Pranab, Praveen and Harmeet, thanks a lot for all your feedbacks.. I am looking to buy a flat within 40 lakhs and let it out on rent for few years. If a flat nearing possession or a flat which is ready would be fine. Or please suggest me which would be a better option in my case. I am only thinking in investment terms so which is good option for me??

Raj Nagar Extension, Ghaziabad, Kundli-Sonepat, Dwarka, Dwarka Expressway, Dharuhera, Bhiwadi, Neharpar, Manesar, are areas with high potential of appreciation. If you are looking to buy flat thenyou have to think of other factors like budget for buying flat, status of construction, whether you need under-construction flat or ready to move in flat? Think of all these factors and then you can decide where to buy exactly.

I would say Bhiwadi is on top right now. It has a huge potential for growth in all perspectives since there are many top companies setting up manufacturing units in Bhiwadi. Many leading companies have als\ready bought huge chunks of land and are planning to set up their branches. Once there are companies, it obviously demands work force too. And the coming manpower will definitely need shelter, which will rise the housing demand very steeply.. So this is perfect time to invest in Bhiwadi, once demand is high the rates are going to increase abruptly, so wisely you can invest now itself.

Hi Vivek, there is bright future for real estate in areas surrounding Gurgaon. The international airport is in proximity to Gurgaon, and NH 8 is also passing along Gurgaon. These two things give huge scope for development of all areas in and around Gurgaon. Sohna Road, Bhiwadi, Dharuhera, IMT Manesar, Nayagaon and few nearby localities are also observing great development and these areas exhibit high investment potential.. Industrial development is happening in high speed which is the main reason for rise in demand for real estate in this region..
