Even I am interested in the Project. Can someone please volunteer to educate on any potential/key issues to look out for and any legal hurdles.. specially when it is landowner flat.
What attracted me the most that the project is not a high rise like other apartmentsit has just G+4 floors making the flat look like an independent house
The project main advantage fro its IT working owners is that it is located at Kadugodi close to Hi tech state of the art office campuses of many MNC's and IT companies in whitefield like ( GE,SAP,HCL,L&T,TCS,ORACLE,ACCENTURE etc)

This project is a Joint Development Project wherein the agreement has to be between the land owners, developers & the purchaser for the Undivided Share of Land and Construction Agreement is between developer & Purchaser. Mr. Malik this project has been approved by 3 Nationalized Banks & private banks like HDFC & ICICI their panel lawyers have approved after verification of all documents. Plans are excellent project with all amenities with only few flats are remaining.
please dont buy flats, their documents are not complete, the agreement which they are signing with the buyers is between the buyer & the people on whose land the apartments are being built, there is no mention of the builder in the agreement which is very wrong. Moreover, i booked a flat in september 2012 & last week they told me that the flat was already sold in march 2012 to some other person, so they essentially sold me a flat which they already sold to some other.

Being their first venture into Bangalore it is not possible to give or get any review about the project and the builder. The plan seems to be good and also the locality is nice. You just have to rely on the BDA's approval for the project and the builders word.
