Sarjapur is well connected via the Hosur Road and via Koramangala/HSR Layout. Development in the area slowed down about 5-7 years ago as development on the ORR started booming. After BIAL at Devanahalli, its was planned to create a ring road corridor via Old Madras Road & Whitefield to connect Electronic City via Sarjapur. Around the same time Bio-Tech City was announced to be set up in the Sarjapur area across 5000 acres. This plan was subsequently shelved but both Infy & Wipro by then had purchased huge areas for setting up of their own campus’. Soon after 4-lane work commenced on the ORR to Sarjapur corridor. A number of developers have also recently invested in huge land parcels in the area - Prestige Group has garnered 500 acres for a whole township & we too are working with an Israeli development company for similar size acquisition. You could contact me at estatesind@gmail.com if you are interested in purchases in that area.
Sarjapur is slowly and steadily blooming into a commercial sector. A lot of IT companies are settling in and around the locality. This has given a lift in the Real Estate sector in the area. Almost all the popular developers and builders are investing in Real Estate of this area. The investment in the area is liable to be fruitful and turn out as smart money.
Yeah even I heard that Infosys had signed a Rs 2,950-crore MoU to set up a software development centre on Sarjapur Road, Wipro had signed a Rs 537-crore MoU to set up a software export hub at its existing Sarjapur facility and it will definitely gear up the property sale as well price in Sarjapur Road.
Land prices in Sarjapur village shot up from Rs 75 lakh to Rs 2-3 crore an acre. Sobha Developers has a 130-acre land in Gunjur, on the Whitefield-Sarjapur Road stretch. Mantri Developers and Salarpuria have land parcels in and around Sarjapur Road. So lot of development is going to happen in Sarjapur area.
Development in Sarjapur area started later, and now because the area is close to IT clusters around Madiwala, Outer Ring Road (ORR), Whitefield and the Marathahalli-Sarjapur stretch, as also commercial developments along the road, the stretch is hot property.
