The Palike is in talks to mark up the betterment fee by 10% every annum. The site owners will have the privilege of paying the fee in four installments. Owners of 'B' khata plots does not designate them for bank loans, on account of the lack of approval from civic agencies such as BDA or any other planning authority. Thus, even a 10% hike will not deter owners from paying the betterment fee, only for the sake of an 'A' khata registration.

It is safe to buy a DC converted layout but the only problem is that only few private banks provide home loan for such kind of properties. Cross check all the documents with the help of a legal lawyer.
There nothing such as conversion from B to A Khata. Yes once all reasons for being in the B registry are sorted out, you need to get the registry moved into A and then they give you the khata extract which is nothing but proof of being in the A registry. There are several things to be checked, verified and studied for each case. Before buying a B khata (so-called by public), which basically doesn't have an A Khata, check with the seller if they can do it before the deal is closed or payments are made. It's always easier for the sellers to manage this.

Sunil, As far i know. it is just a conversion of ownership i believe. And no impact on conversion in Khata. And yes when BBMP issues notice for betterment charges, you can pay it. But do not know when they will or will they. But still people are taking B Khata sites, you can go with this i think :-).
Guys, I have finalized a plot in south bangalore, is currently B' khata DC converted. Owner says he will get converted to A khata without paying Betterment Charges just by paying conversion charges, he works in subrigester office and asked us to pay betterment charges when BBMP issues notice. is this possible Please share your thoughts and suggestion. I have paid the betterment charges on 16-8-2000 through vijaya bank KR puram branch & have an acknowledgement also issued by CMC KR PURAM. I have paid upto date property tax. I still have not BBMP A KHATA. How to get it at the earliest as I am unable to get BANK LOAN for construction ?
Guys, i had gone through all ur comments. Is bangalore is expanded just to collect only tax. And when we starting paying tax for BBMP it means we are under BBMP only right. Then again y they call as B Katha. Just because they maintain book B they cant restrict our facility right. Please clarify me,i am confused with this.
There is no conversion from BBMP B khata to A khata, since B khata( called by the public) is not a khata at all. Its property B register only to enable the property owners to make tax payment
Please confirm if to process Khata A, betterment charges of 550Rs per SQM or 55.5 Rs per SFT needs to be paid to BBMP? ALso, is this betterment cost for a flat or apartment complex is to paid by flat SFT or the undivided share of land? As for my apartment of 2000SFT and 1 covered car park of 180 SFT, if the betterment charge is on flat SFT then it seems I have to pay 1.2 Lakhs to BBMP to get Khata A? Also, should builder have paid this as this is a statuatory charge?

By paying betterment charges you can convert B Khata to A Khata. But you will face lot of hurdles. So the solution is to avoid purchasing B Khata properties and prefer A Khata to have comfortable position in dealing future financial transaction hurdles.DC Conversion is a legal process which is mandatory Under Section 95 of Karnataka Land Revenue Act, by which the property owner makes an application to the Deputy Commissioner of the District seeking his permission for the change of land use from agriculture to non-agriculture.

It depends on BBMP if they are ready to covert it by imposing a penalty and collect betterment charges and it is not an easy task. You can pay betterment charges if at all BBMP has issues notice to pay it in your area and get the Khata converted. You can just pay it and get your BBMP A Khatha .
