What will be the future of unsold real estate properties?
Q: I heard that sales has been low from pretty long time and many properties are being left unsold, waiting for long time. What about such projects? And the builders are also at loss due to this.
Hi guys, many builders have huge debts in stock because of still market from past several months. At least now it is going to improve. It is good time for developers since they are able to clear their unsold stock and also the debts. And I hope, with this positive sentiment the govt also gives consent to give industry status to the realty sector this year.
The construction activity is at peak for the past few months. The worker strength at construction sites has grown high. Developers seem to be in a hurry to complete the pending projects and give possession to the buyers because the market is good now.
Hey Jeet, even Godrej Properties has observed improvement in profits with an increase in sales from its new projects. In spite of lagging real estate market, the projects launched by the Group received good response from buyers. The group had recently launched projects in Mumbai, NCR and Bangalore.
Unitech and DLF, which are the top realtors of India, were having very less profit from past 2 years.. But now they have got huge profits which shows that real estate is gaining some positive growth. The realty biggies said that they were increasing construction activity in the coming quarters. By selling its non-core assets, DLF had reduced its debt by Rs 1,870 crore. The net debt of Unitech as on December 31, 2012 was Rs 5,421 crore, with the net debt to equity ratio at 0.45, which was one of the lowest in the industry.
Hi Anish, my uncle is a real estate agent in Delhi.. I heard that people are enquiring more about properties nowadays and also the sale are rising it seems.. So no worries about the unsold ones, they will be sold too if the scene remains the same.
