Hi,I am planning to book a flat in this apartment but think that the following cost items are too high.

Q: 1. VAT and ST - Much higher than other builders2. Maintenance charges - Charged at Rs 3/sqft with hardly any amenities where as big buildings with almost all amenities charge a max of Rs 2/sqft.Any comments?Thanks

Hi,
No I havent since the maintenance cost wasnt convincing to me.
Though to be fair, I would say that the construction quality was average in terms of usage of bathroom fixtures, tiles etc but above average in terms of architecture, ventilation etc.
Track Record - Not too sure. I know only as much as Google tells.

Well, generally builders will show some calculations to derive at VAT and ST but it will differ from builder to builder because it depends on the split of land and construction cost and other factors. Builders have the flexibility to play with these things to derive at different VAT and ST for the same sale value.

As far as maintenance is concerned, the builder did try to justify that the elements provided in the building require such cost for maintenance but declined to comment on how other builders are maintaining a similar set of facilities at a lower cost.

Any particular reason why the builder is charging such high amount of VAT and service tax and even the maintenance charges? Has anyone booked an apartment in this project?

Yes, I also found it to be effective 8% on sale value.. Wondering why given that it should be 4 or 5 %

hey....if you are planning to buy one, you can purchase my flat ...its ready for registration, 2 BHK (620 sqft) flat on 6th floor ( we booked it on 6th floor becuse of hot solar water heater supply)...I am open to sell the same considering some margin for the buyer....Regards Sharad

Hi Shruti, I have seen the project and I feel the locality is good and amenities provide are also good but I personally feel that the flats offers are bit small in size

If you are planning to invest in this project then go for it as you can expect very good appreciation within a time frame of 3 to 4 years.

Yeah I agree with Mr Vivek. One you can go for group buying to get discounts or you can try to negotiate with with the builder.

Hey Shagun, You can go for group buying. Group buying helps buyers to have higher discount while buying properties. They get heavy discount in the property price as well as in other membership costs and maintenance.
