Suggestions for the Charitha Green Woods project / Sri Charitha developers
Q: HI, I am planning to book a flat in Charitha Green Woods project. Any suggestion around the Charitha Green Woods project / Sri Charitha developers / their past projects will help me decide. Thanks in advance.
one of the worst builders. 1. biggest eyewash is kaveri water connection. The amount is taken by the builder as "amenities" and the builder didnt even care to apply for kaveri connection with BWSSB. same thing done at Charitha Blossom and Charitha classic. 2. Gym is not provided. 3. within 1 yr flats have developed cracks. So no care taken to do proper curing during construction. 4. Solar water heating system is another farce. The pipes got corroded (due to usage of tanker water) and now the solar water system is unusable. 5. duct covers are of poor quality. one huge wind and the duct cover got blown away leaving the duct open to sky during rainy season huge problem of water getting collected 6. 3 bores were promised. But by the time the owners occupied only 1 bore was working and it got exhausted in 6 months. Now with no kaveri and no water in bore, need to rely only on the 600+ TDS quality tanker water. This causes the water purifiers maintenance very frequently.
I am planning to buy a 2bhk resale flat in Charitha Gardens at Marathahalli bridge. In the SBI website this is listed as approved for loan. But residents say that it is B katha. I am confused. How SBI has approved it? How much is the deviation there? is there any water issue? Is there any litigation? Is it worth buying? please provide your feedback on this project ASAP?
Hi Anusha, Is the land B Khata or the apartments? If it a B Khata property you can convert it to A Khata by paying betterment charges. You can also discuss the same with your legal expert.

The project has been approved by BBMP and banks like LIC, HDFC and SBI is providing home loan for this project. Before booking a property cross check all the necessary documents provided by the builder.

The quality of the work carried in the flats is not worth. 1. Nobody will be there to take responsibility (you have to be behind people to get it done) 2. Up and downs in floor tile fixings. Even when you point them, the worker gets the +ve side 3. Toilets tile will be fixed at your own risk. If it comes in good shape and neatly, you are lucky
hi.. just check inside you will get so many projects with good facilities..(like sonasta,ashish,greenwood,vishnew). as of now road problem is there... may be it will resolve comming days....
in that area, no road, no electricity, no water, decision is urs .. people who already took flat are in pathetic condition .. dont buy flat there .. if u come through that road u will see the condition .. situation will be like that only in future .. its a disputed land .. issue is in court .. so dnt think road will come . it will never come
Hi I have gone through the Charitha from this website. but this build is not delivering anything on time. i have a flat at Charitha classic and people started occupying the same since May 2012, but still there are so many works are pending like Jogging track, Children pay area, Gym. and the worst part is he said total 4 borewells and now only one is in operational. And there is a 20% deviation and you will get loan from LIC HFL only. the other worst part is land owner is keeping major like 11 flats and converting the flats as PG accommodations. So it is better to avoid Charitha develors, Charitha green wood, Charitha classic etc., but be careful before buying any other flat as well.
After lot of discussions now Builder took the responsibility and discussed with others and agreed to remove PG. after many follow-ups finally deliverable are on the way. hope things will settle down soon. i prefer to buy from this builder.
Sorry to say Guys..you will be regret if you already booked. just I want to make sure that no one should go through the pain what we are facing now. I'm one of the victim of Charitha classic . This builder is irresponsible and he never try to complete all the work. Problems till date after I occupied it is almost 8 months. 1. There is no Gym 2. No play Area 3. No Jogging track 4. all the material used in construction is substandard. 5. 10 land lordflats are given for ladies PG.
And one more point whcih is imp to me, i want the apt to look like a dream house, where as this builder looked more concentarted on building some apt and taking away the money. i dont see any diff then a police quarters and classic. for that matter their Blossom looked ok ok. So in a dialemma whether to invest in this apt, after all its our hard earned money. Already Classic is looking very old, garbage all the place, no plants, no greenary, no kids area etc. I request you all to suggest. After knowing all the stories, i am more worried about the landlord because in blore now a days it has become a fashion though they sell their land, but these landlords will retain few flats and will try to sit on other owners. and also having a bar on the terrace that too next to party hall is very scary.... i thin in this matter Jk Ashish which looked better in price is looking veyr good compared to these apts.
Guys, i was also planning to but a flat in greenwoods and for the same reason did some r&D. here is the information which i got from different people. 1) Charithas previous apt, Classic is not yet completed, have gone through their broucher, but to my surprise still lot of work is pending like No Jogging track, no gym. 2) Looks like the landlord is very dominent when compared to builder, i checked with some of the labours and came to know that THE LANDLORD OF CLASSIC IS GOING TO START A LADIES PAYING GUEST. to my surprise when i check with few owners, they were also shocked to know the same. this will be an imp factor to consider since he is the same landlord for greenwoods. 3) I have also noticed that one illegal penthouse has been made by landlord and it looks like its a BAR facility being constructed by landlord. 4) As mentioned in other reviews, looks like still the road issues are existing.
Even now Aug 2013 the builder has not given complete possession of classic there are so many still pending, no generator no lift in proper functioning. no intercom, no borewell (initially promised to setup three borewells now fully on tankers); Not done an ything for party hall or gym so far no jagging track no parking allotment is done and YET asking for maintenance charge of 2200/ - per month when the inmates think that it should not be even beyond 1000/- per month; And at times he puts owners under pressur e by saying you go and maintain yourself; And he always says for any pending task with in 2 days he will complete so that owners do not have much to say anything else; Now you should decide whether to go for it or not;
Another point to be noted he was having an employee who was looking at his accounts who took 3L money from one of the owners w/ receipt and when owner went to builder he said he has not received that money and played good drama to get more money from own r and he removed that employee; His grill worker took 30K from most of the owners promising to do grill work at lower prices an when the time came he simply disappeared and builder did nothing and said he is not responsible for his employees, even now al o the same grill worker is working with him with out doing his pending work at classic;
Once that was solved he put all low quality material tiles, taps, paint, granite doors everything is very very cheap quality; And each of us were literally behind his contractors (so called carpenter, grill worker, tail worker, electrician, plumber everybody involved) to get the work done; Even after repeated demands from owners he never verified the finish of any work; If owner is lucky found some issue then he resolved otherwise big no; He has not done the boundary wall earlier and gave false reasons later on when he started constructing neighbors pressurized him to leave more space for them and he did left good amount of space, causing everybody to lose their UDS This boundary wall construction happened after many requests from owners one point of time they started saying no need to worry about that as we have security;
Hi, I am one of the victims of this builder; Till the time I booked they were very good with words and always responsive and respectful; Once the money is given then they will show their true color like any other builder; The project classic was supposed to be delivered by Oct 2012 and then there was a huge land issue (front side approach road); Which halted the construction by good 6 months, there was legal notice against construction due to some other person claiming the land and then they sorted it out off court and still the case is open in court; In that period the builder was least bothered about customers questions always played down there is no issue and took 85% money from everybody;
I was also planning to buy this one, but then luckily had a look at their previous project Charitha Classic, which is on the way to Greenwoods.
The inputs from the residents there are very bad. This apartment has already been given for occupancy by the builder but the living conditions are not yet habitable, with the garbage lying all around the building. Few info that I could get from the residents there were like lifts not yet functional, no power back up, car parking slots not allotted, intercom not provided.... to name a few. Also the project already has a delay of 1 year and the builder is yet to finish work on the common areas. If you have a look at the current state of the building it in no way looks a newly constructed apartment.
So going by the way the builder has stalled his previous project, I am in a serious dilemma if to take the risk of investing in this one.

1l -- intial booking, collect docs and go for verification, pay 20% and go for agrement, then proceed to loan(presently lic approved),rate will vary based upon your discussion with builder. for my case me and my brother booking. we are expecting 47l with registration.presently we are in doc verification phase with layer.
