Q:HI, I am planning to book a flat in Charitha Green Woods project. Any suggestion around the Charitha Green Woods project / Sri Charitha developers / their past projects will help me decide. Thanks in advance.

1. biggest eyewash is kaveri water connection. The amount is taken by the builder as "amenities" and the builder didnt even care to apply for kaveri connection with BWSSB. same thing done at Charitha Blossom and Charitha classic.
2. Gym is not provided.
3. within 1 yr flats have developed cracks. So no care taken to do proper curing during construction.
4. Solar water heating system is another farce. The pipes got corroded (due to usage of tanker water) and now the solar water system is unusable.
5. duct covers are of poor quality. one huge wind and the duct cover got blown away leaving the duct open to sky during rainy season huge problem of water getting collected
6. 3 bores were promised. But by the time the owners occupied only 1 bore was working and it got exhausted in 6 months. Now with no kaveri and no water in bore, need to rely only on the 600+ TDS quality tanker water. This causes the water purifiers maintenance very frequently.
Q:Friends, I observed a couple of members talking about disputes. I recently booked a 3BHK. Has anyone heard anything about these dispute rumors? This is the first apartment that I am going to buy, and definitely want to make a smooth ride until possession.

I don't claim to know all about Keerthi Gardenia and the legal position of the title. But It's a fact that there have been certain litigations within a family who inherited this piece of land several years earlier. There after the land was passed on to two more holders before the current owner laid hands. What is also known as a fact is that the current owner has taken interest to resolve these open litigations out of court. Hence there has been fresh "deed of confirmation" and "court order" confirming that the litigations are now resolved. Thus as much as I know, the Project Keerthi Gardenia is now legally clear; or else I wuldn't have dared to put my money there as well :-)
