Q: What are the future prospects of buying property in electronic phase II? Which area is better for electronic city phase I or electronic city phase II?
My budget is less then Rs 40Lakhs. But I got to see a very spacious flats in ananthnagar with reasonable price and thats a reason I would like to move myself to Electronic city. How better is EC1 than EC2. There seems to be a great infrastrtucture plans with in Phase1 and how far is Phase2 from the proposed metro. Agree thats 75% of IT popolation is in EC-1, who will be the tenant audiance of this area?
If your are planning to buy and sell your flat within 3 years, it is a bad idea. Selling is extremely difficult. It is not as easy as buying and selling a car. For instance. Buy a flat if you are planning to hold for the long term - and that in turn requires careful selection. Plus the taxes and stamp duties that you pay for registration will eat away profits.
I am presently in US can anyone provide me some info about "Ananth nagar" Electronic city -2. I liked the spacious flat (1280sqft 2BHK) and do not want to miss it. Ofcourse I will not be stayying there for next 2-3 years need to know about locality,future improvements and rent perspective. As I am not in bangalore, I couldn't roam around the place myself to enquire more things, Appreciate your advise...
I have booked a flat in EC P1. I have seen projects in phase 2 as well. In my view for short term EC P1 is better but for long term you can consider P2 as well. All boils down to what is in your mind. If it is for you to live then I will suggest don't think much about return and stuff. If the project you are planning is feeling all right, If you are feeling it will be nice to live there, if builder's reputation is good then go ahead. But investment is a difficult ball game. You can consider Shriram Summitt as well on P1. It should not be far away from your budget.
It all depends upon ur budget. If u have 45 lakh u can have 2bkh at elec phase 1 but the same cost u can afford 3 bhk at phase 2. 75% of IT guys stays at phase 1, so u can get rent good rent. Roads, street lights, shops are + point in electronic city. Ananthnagar is a developing area(we may see good appreciation) only after 2 or 3 yrs but in electronic city appreciation is dwelling high on every quarter.
