Q: Got to know that Godrej properties are coming up with a new project in Chembur in Mumbai. The project's name is Godrej Central? does anyone has details about this project? how is it for investment purpose?
Hi Guys, I am interested in this project. Currently they are quoting Rs.1.97cr for a 2BHK in a 30:70 scheme. Even this project has a 30 yrs lease, with possession in another 3.5 years. What do you think about this risk and how can we make sure this risk is minimal ?
Hi Ravi, Buying decision depend on one's requirement and financial condition. I would suggest that pre-launch is not good option to invest it just a greed that leads to delay in investment or possession. Hope you take decision wisely.

@Mansoor, I have some currents updates on it. Godrej Icon, Gurgaon is spread over 9 acres and it consists of 9 towers including a 32-storey Iconic tower. The project is being developed as a joint venture with Oasis Build home Private Limited.

Hi guys!! Before investing check all the approvals taken by the developer.. I know they are renowned developers and won't cheat but I have heard that this area comes in the flight path of the Mumbai airport and there are height restrictions which are in place due to which Godrej might not increase the height of the plot which could have been one of the partial solutions to the water logging problem.
Yes it is true.. Also, the project is very close to Mumbai Business Hub – Bandra-Kurla Complex and the Eastern Express Highway. The planning for the project done is appreciative and Godrej Central gives excellent connectivity to all major parts of the city being close to 3 railway stations, 3 highways and 2 airports. It will offer 1,2, 2.5 & 3 BHK apartments. The pricing for Godrej Central is expected to start from Rs. 95 Lakh onwards. So start planning for the project!

Hey Sankalp, as you know about this project, then how much area are they planning to sale in this launch? I heard that the entire project is about 6 lakh sq. ft of saleable area. I don't know if this is true, but have heard from sources that the price for 1 bhk is starting from around Rs 1 crore inclusive of stamp duty.Does anybody know the rate prevailing in that area?? Hi Ashish, I think it is a redevelopment project in Chembur at Sahakar nagar. This project is of MHADA Colony.. I am telling this because residents of 18 out of the 39 units at Sahakar Nagar in Chembur have signed up with a builder to redevelop their properties. This locality is a public housing colony built by the Maharashtra Housing and Area Development Authority (Mhada) in 1954 in Chembur's Shell Colony. With this redevelopment, it will become one of the biggest projects this year..
