I lived with my family in a builder flat for 8 years and 5 years ago we shifted to a society flat. My personal experience is that apartment living is hundred times better than living in a builder flat. I dont see much issues in this society. Even though you have the feeling of owning a land in case of builders floor, there is no chance that you can demolish and construct a new building there. It needs so many consents for that. Apartments give a better quality of life with many amenities and facilities. I think thats more important than shares and land ownerships.
For investment purpose, you can choose the property which will give him the better CAGR (Compounded Annual Growth Rate which is commonly used to compare returns in Mutual Fund schemes). Builders floor would give better CAGR than apartment. If you are looking at long term, then it is better to consider max 10 years as time frame and not more.
In Noida, if you consider the size & scale of new apartment projects, there are many issues over security arrangements in these projects of over 20 acres and over 2000 flats. Better security is provided only when watchmen are placed near both Entry Gate and Tower entry. Because in big gated communities, it is not easy to screen visitors, regular workers like servants, vendors, etc and vehicles at entry gate alone. Projects like Sun city, Gaur City and Jaypee wishtown provide free entry for all which is not at all safe. In this case, builder floor is better, I guess.
Yes.. Sandesh is right. Builder floor is useful as you save a lot on maintenance. But let me differentiate the viewpoints of an investment eye from end user eye. If you are living in an apartment, you will feel more safe and secure. Though you spend more, you get this respect and ‘brand value’ before your friends and relatives, which many people desire for. Anyways, each person has his own needs and demands. Give your points too.. it is good to discuss on this.
In my view point, builder floors are good for investment purpose for long-term. Loans can be availed easily for builder floors. Maintenance is easy and costs less. But the resale flats are cheaper compared to the new ones. All units may not have proper ventilation if planning is not good. This may not give you the “feel good” factor like one living in an apartment would get.
Hi Amreesh, there are many advantages of buying builder floors. There is great demand for resale properties in builder floor apartments. Project delays and related problems are minimum. Maintenance and society charges are minimum. After 3-4 decades, new building can be built in the same place and it involves less risk. There are disadvantages too- may be no lift facility, not much privacy, no private garden, security issues, parking issues, etc
