Latest Answer: Well it is due to the scarcity of developable land at affordable prices in the main city of Delhi, the real estate activity shifted to the peripheral locations of Gurgaon, Noida and ghaziabad. Gurgaon saw fast growth because of the IT and iTEs companies while Noida and Ghaziabad saw fairely planned and comparetively slower development.

Q: We had entered into collaboration agreement with the builder in that we have agreed on doing registry when building structured is ready . Now the builder pressuring us on the registry. We need to be save as the floor prices have slashed and builder is doing the work very slow and not upto the mark as earlier. We need advice on CONDITIONAL REGISTRATION OF THE FLOOR IN NAME BUILDER so that we have be save and if he didn't fulfill the conditions we can get the registry cancelled.

Latest Answer: Hi, As you have already entered into collaboration agreement with the builder, strictly adhere to the terms and condition. You might go for conditional registration for the property if the builder agrees and you can include your terms and conditions in the agreement to check construction quality. You can also hire a legal expert to help you on what can be done for the conditional agreement for the property and what terms and conditions you can include in the agreement. Thank you.

Q: How about builder's floor as an investment option?
Latest Answer: I lived with my family in a builder flat for 8 years and 5 years ago we shifted to a society flat. My personal experience is that apartment living is hundred times better than living in a builder flat. I dont see much issues in this society. Even though you have the feeling of owning a land in case of builders floor, there is no chance that you can demolish and construct a new building there. It needs so many consents for that. Apartments give a better quality of life with many amenities and facilities. I think thats more important than shares and land ownerships.

The sector mainly observed supply constraints during the year while the demand for retail housing loans has been significant. The growing middle class and urbanization were the main contributors along with many other factors such as scarcity of land, finance at reasonable rate, infrastructure, legal and regulatory framework and the limitations of the private and other stakeholders to provide low income housing. The steady growth has been observed in the housing sector.
