Looking out for 3 BHK apartment to buy in Ittina Mahavir in price range of 30 Lakhs
Q: Review of Ittina builders are very bad when i searched. Can any owners who own an apartment or occupied in Ittina Mahavir post the status and suggest about investing in Ittina Mahavir. Also help me out with current price details which are of for sale, 3BHK apartment in Ittina Mahavir.
Ittina Builder has sold a few apartments in Feb 2014 @ Rs. 2200/- per sq ft. , it seems they are going to flee. There is no water connection, electricity connection or taps provided in the apartment !!! what kind of handover is this ? just for signing the posession letter ? The residents should first gather themselves together before approaching the builder.
Ittina Mahavir is NO way an investment. Best is to keep away from such builders as the property status is also questionable as it is mortgaged with many banks and any time you can receive an eviction notice. Also contruction upto 4th floor is allowed. Remaining (5th and 6th floor whereever constructed) is illegal
Hi Raj!!! First of you are comparing two apartments which are not worth a comparison. Concord manhattan & Ittina mahaveer are not in the same league... Hw much did you shell out for Concorde??? Must be 3 times that of ittina... I am not a hard core ittina fan.. I am currently residing here and the resident association is making good progress in shaping up the society. They are about to open the Gym.. its almost done biut still is not open to people. I ahd gone to HDFC & AXIS bank to apply for the same but my loan application got rejected. Bank said that some 200 owners had taken loan from them and due to delay in the project, the owners stopped paying the bank and thus the bank hv blacklisted Ittina mahaveer. but one thing is for sure that it is affordable... It gives chance to middle class people to own a home among people who belong to your league (The Concrode People)....
Hi Kunal, I missed your reply since a long time. I bought in Concorde Manhattan which is just opposite for 55 lacs 2 BHK in Jan-Feb 2013. I must say that Concorde is a bit more expensive than Ittina, but you get your money's worth.
A colleague bought in Ittina Mahavir (just opposite) for 26 Lacs - 2 BHK in Jan 2013. He faces water problem, electricity problem, dampness on walls, etc etc. Needless to say that this has had adverse effect on his health.. while he is on frequent leave due to stupid water problem and sickness, he is losing out on his career as well. While I have got a promotion recently, he got nothing even though he was better and deserved more. But thats how life is... I am happy I made the correct choice.. as some say ...CHEAP is ACTUALLY EXPENSIVE ... Thanks,
Some residents still get eviction notices from PNB (Pubjab National Bank) !!! .. and are forced to run and beg of the builder to square up the mortgage. It has been mortgaged to multiple banks and small lenders too. This property (Ittina Mahavir Apartment review) has been blacklisted by Banks like SBI, HDFC, ICICI. Nobody is giving a loan for this property Ittina Mahavir.
The 5th (fifth) floor is illegally constructed .. or so I've heard. Therefor the fifth floor can be demolished any day as approval for ground + 4 floors only has been given.
Now you can guess the value of Ittina Mahavir !!! .. I would say sell it at the current value to the 1st customer and reinvest elsewhere.
For the dirt building Ittina Mahavir review , Electronic city, Bangalore, for your kind information, builder is still selling at Rs 2500 per sq ft. i.e. for 919 sq ft flat it is little less than 23 Lacs. However, those who already purchased flats before are trying to get out of the deal as there are problems in forming the co-operative society with each one trying to make money where ever they can.
Coming to the point, Ittina Mahavir and all other Ittina properties construction is one of the worst quality. Leakages are abundant, painting is not good quality, dampness on walls causing health and breathing problems.
Ittina Mahavir apartment cannot be compared to nearby Concorde Manhattans or GVK Ecosphere which have quality in them.
Just an update: After doing a lot of research on which place to buy an apartment, I settled for Concorde Manhattan - Soon I got a promotion in office once the manager came to know my status of owner in Concorde Manhattan. Also, I am seeing success in every field, be it stock market or family etc ,etc. I am really happy I made a good decision of choosing Concorde Manhattan over Ittina Mahavir.
As I have mentioned before, buying property happens once in a lifetime for many perople,dont make a mistake !!! It is also an investment, so invest wisely and reap the benefits.
sure, if you want to pay more like 60 to 70 lakhs in nearby apartments, then go ahead. Although it is not that bad living here as 700+ flats are occupied, and we provide 24*7 water supply which so called high end apartments also don't.

Hey Kathish, I liked the project and was planning to buy a flat in the same. But just now came across your comment so wanted to know what bad reviews have you read about the builder. You comments will help me in making my decision.
Hi Amarnath, first and foremost quality of construction many people have gave poor reviews like water leakage in buildings. You can search for Ittina reviews to know more about the feedback. I am not that sure whether to believe on those let me also search more details and let you know. Keep me posted about your buying as I am planning to buy there as well.
More than water leakages etc, I heard there was a police raid for some illegal activities. So you can understand that it is not a good place for family. It is a low cost housing project .. with problems forever going on.
Sometimes lifts are not working, sometimes water is not there.. sometimes electrical board for the block has fused off. No peace of mind... however, if you like such conditions, it would be the ideal place .... :-) I heard that mortgages of banks are not paid of... and some court cases on ownership of property going on. my best advide.. KEEP AWAY FROM ITTINA MAHAVIR
