i have planing to buy a land in Kolkata. The company call ACE Realtor.

Q: i have planing to buy a land in Kolkata. The company call ACE Realtor. peice of land is behind ruby hospital(about 4km). but the company offers me a receipe and a agreement paper of notary. but wat if the company disappear after having half of my money. i cnt go n search for them. they says it take one month for goverment court procedures. what shud i do & what precaution shud i take before buying it plz help. coz if i loose the money i will in great debt n cant ever get back again
