Ordinary Builder vs Reputed Builder

Q: Hi, i'm looking to buy a property and getting to know that a similar property by a reputed builder is very costly in comparision to the property by an oridinarry builder? so i want to kow if i m geeting a ready to move in property, should i buy a property by reputed builder and pay the premium?

The quality and quantity of amenities makes a difference between an established player and normal one. reputed builder will always put the best material and since he has a reputation he will always deliver the best product.

As per me, I think the only difference will be the neighbourhood and the further maintenance of the building, only the people with funds will prefer to buy an apartment from a reputed builder and since they have money they will take a good care of the apartment society.

I feel there is no difference in construction quality between reputed or ordinary builder. The only difference sometimes is the extra fittings - italian marble, or local marble etc...

I feel reputed builders are good and you can trust them with the approvals and deliveries as well.. A good example is Hiranandani Powai - Even years after completion, it commands a price of 25-30k psf and newer buildings just 50 meters from Hiranandani are selling for around 15k psf...Most reputed builders (but not all) have higher standards of construction so it does matter but the premium should never be more than 10%.

Many times the differences (premiums) which have to be paid continue after possession... There are many factors which decides the factor associated with a developer like developer's brand, quality of construction, gentry of residents, amenities, neighborhood, etc...
