Q: Please confirm if to process Khata A, betterment charges of 550Rs per SQM or 55.5 Rs per SFT needs to be paid to BBMP? ALso, is this betterment cost for a flat or apartment complex is to paid by flat SFT or the undivided share of land? As for my apartment of 2000SFT and 1 covered car park of 180 SFT, if the betterment charge is on flat SFT then it seems I have to pay 1.2 Lakhs to BBMP to get Khata A? Also, should builder have paid this as this is a statuatory charge?
Like Mr.Nataraju, I too have misplaced the Betterment Charges receipt issued way back in 1989-90. How can I extract the record of payment made to HAL Sanitary Board(before BBMP was created) ?
I have already went under the re-sale agreement to buy an apartment from the seller which was approved by Gram Panchayat by providing Form9 and 11 to the developer, but once i went to sub-registrar office for registration, they are saying we need computerized form9 and 11. Do you have any idea that gram panchayat provides computerized form9 and 11? I inquired and they said they do not have sufficient infrastructure to generate computerised form9 and 11. What should i do now? Can owner get this apartment transferred under Khata 'A' since it has moved to BBMP limits now from Gram Panchayat . Can owner of the apartment get it tranferred to Khata 'A' based on Form9 and Form 11. Urgent help will be appreciated.
Before hand Khata was given in hand written ( form 9 and 11) now this should be issued in electronic form where site photo and owner's photo are mandatory. Ask the owner to show the receipts of the property tax paid by him to the gram panchatyat and they will give you a Khata
I have lost the Betterment Charges fee paid receipt made to RBI. Payment was made approximately 20 years ago. I can search for the exact date of payment to RBI. Is there any way to obtain a copy of lost receipt.
The BBMP has decided to collect Rs 550 per square meter or Rs 51.12 approximately per square feet of DC converted properties or land which are combined into the BBMP and issue Khata.
But for resident apartment owners in my case, we have a OC from BDA, we have been told by 1 BBMP tax inspector to pay per flat? Is that correct as this seems exploitation? 1 to 1.5 Lakhs to get KHATA A does not sound correct?
DC converted land owner who wishes to pay tax for the entire land will get A Khata. However, if the layout is formed is a unauthorized layout or a revenue land without DC conversion, then BBMP will collect taxes for such properties in a separate register called B Khata however this does not guarantee any right of ownership or legal status. It simply collects taxes for area maintenance.While forming apartments, A khata is provided against an affidavit that the developer will pay betterment charges in a short period. A khata is also issued to flat owners by khata bifurcation. But if the developer does not pay betterment charges, BBMP stops issuing A khata to the second purchaser.
B Khata can be converted to A khata by paying betterment charges to BBMP, however there are lot of conditions attached to it. If you want to convert your plot to ‘A’ Khata that is having only ‘B’ Khata, then you should have 1) You should have a DC converted plot 2) Tax are paid completely and upto date 3) Betterment charges for the converted plot to be paid to BBMP .My suggestion is if you have a plot with a B Katha convert it to A Katha at the earliest.
