is this aryan apartment is authentic since till now there is no site office established and also loan facility is not available. apart from that 'Quality builders' profile is also not available. Can you suggest something.

I, am having 3 doubts regarding this project 1. No bank has approved the project till now, why 2. Loading is very high, wrong information about 25% load. 3. Possession time not cleared, some says 2015 and some says 2016 Is anybody help me regarding these issue.

yes, it is not under noida authority; but the dealer showed us all the papers regarding the land, that looks OK. they have taken proper permission also for building upto 7th floor; so that seems fine. rather it is freehold and u would be able to do registry in ur name.(not on lease like in noida auth). Loan part is not clear they are saying that loan frm dhfl is available but not a nationalised bank. construction is also going on in full swing. u are buying frm whom? and what rate they r offering? as they r planning 2nd phase launch, it will soon become more expensive.

Hi, I have booked the flat in aaryan in 40-60 Plan. 40 % has to be given now and rest on possesion. THe builder is taking the responsibility of getting your loan approved. you can also quit at the time of possesion which can give you a very higer rate of return as currently the flat cost is very less in compared to other society near . As per their channel partner e banks are providing you the loan on it up to 60%. Very good investment
I am also a little worried about the loading issue and the bank loan. As far as I know, No bank has as yet approved the project. This is a cause for concern. Please come forward if you have also booked a flat there and we can all get together and talk to the builder when we face a problem.
But mohit you can compare other builders, in low floor apartment how are they taking only 25% loading maximum....and giving good construction quality in interior as well in exterior ....35% loading is very high...aryan builder is not clearing about the EDC, EEC, and fire fighting charges etc...while booking the flat compared to other builders as they clear at the time of booking itself...

d exact loadin for a 2 bhk flat is 35%. n this is juz coz of low rise appt. u cn c loadin is olwyz less in high rise appt. small playing area is there.u cn say child park.

yes the project is good but what about the carpet area they are offering. with 900 sq ft project they are offering only 480 sq ft carpet area which is very less compared to other builders. means the loading for the project is approx 50 % which is not understandable. atleast for 900 sq ft flat the carpet area should be minimum 650 sq ft. Plz suggest your views ??

don't book anything at Aryan apartment, that is just a fraud..property is rejected by all the banks..DHFL has approved but the criteria pf selection not disclosed and asking the rate of interest 13.5

the project got approved with dhfl bank and they are waiting for approvals from other banks now, as now one bank has already approved the project so that means the land is clear , and i have seen all the required documents with one of the agent related to the joint venture of the project as per my knowledge the project is at low prices because of the village land rest all things are cleared and i am about the book a flat.
There is no approval from any of the bank, I had a chat with them just few days back. They said they are putting the request file to Axis Bank.....so many confused statements to different people, its doubtful.
The cost of the property is too low as comparison to that of the Noida other projects, reason is that there is issue with the ownership of the land, still they are not clear that under which authority they will provide the registry. Investigate alot before spending.
