In 1997 I had bought a 2bhk flat in Lajpat nagar for Rs 1,80,000. After 5 years i sold the same for Rs 6 lakh. Current rate of 2 bhk here is Rs 45 lakh. You can see the shift in prices.. I am sure the area is promising in terms of returns. Upcoming metro will definitely increase the value of properties in Mohan Nagar. But presently there are many civic issues which need to be solved.
Vivek, are u buying property in Mohan Nagar for living purpose or renting it to others? The rental values are also increasing in the area. On an average the rents vary between Rs.4K to 10K.
In Mohan Nagar, there are 3 main projects- Gulmohar Green, Parsvnath Paradise and Saviour Park. The housing units in these apartments are offered in various ranges which suits buyers of all incoem levels. A 700 sqft 2bhk in Parsvnath Paradise is around Rs 40-45 lakh.
Hi guys.. I am also a resident of Mohan Nagar.. Not only low income people, nowadays there are many rich and middle income people also.. There is good connectivity in this area and that is the main advantage. Shahdara-Ritala metro line has further improved its connectivity.. In 1996 when I shifted to this place, I bought a 2bhk flat and its cost was Rs 1.5 lakh in Lajpat Nagar.. Then in 2010 I sold it for Rs 45 lakh.
Hi Vivek, Mohan Nagar has good real estate potential as it is close to Delhi.. there are so many developments happening in the area. The area lacked proper facilities but nowadays the facilities are being improved. Most of the residents in that place belong to low income group.
