The developer can allocate up to 40 percent of the total area of the layout for the development of roads and amenities. The compensation for this deduction will be done by VUDA when it is included in a TP scheme, once it takes possession of the land. Suggestions and objections had been invited regarding the notification.
Another important norm is that if there are no public roads passing through the land, then it is the developer's responsibility to make arrangements for an 18 metre-wide public road. The developer will also have to reserve land for the VUDA for purposes like housing schemes for EWS, slum rehabilitation, parks, gardens, etc.
The department has also proposed to make a variation in the existing GDCR of the development plan of VUDA. As per the proposed variation, the land can be in one or more parcels, but each parcel should have an area of at least 1,000 square metres. And if possible, the plots should have access to public roads. The developer/s of the plots should make sure that the land is free of any encroachments till the intention of a TP scheme is declared.
UDD has added a new clause for amenity spaces in the GDCR of the development plan. With this, despite there is no TP scheme passed in any area, the VUDA will be able to allot space for public roads and other purposes. And to facilitate this, deduction from lands in the area can also be reserved.
Gujarat’s urban development department has issued a notification saying that it will provide amenity spaces in the areas which do not have town planning (TP) schemes.
