Yes United Daffodils has got approval from BBMP and you can avail home loan from banks like HDFC Bank, Axis Bank, LIC Housing Finance Ltd and State Bank of India

Mostly all builder's flats are sold out.. Very few of them may be left out... About owner's flats, not sure... Material quality is ok ok kind of... lifts are from Kone.. Please enquire about the amenities and get a written proof in your agreement regarding it. Because usually builders promise a lot but finally come down to their senses when actual ground work begins...

Last Week i went to see the project & planned to book , But on the way i have seen a board with City Civil Court Case on Projects Unitied daffodills & Petals Innovative. Seeing that i see theres some Case going on this Project. But donno Exactly wats on this? Can someone throw light on this & get me more details on this.
Hi... The case is internal to the the land owner's family. It should not have any effect on the builder's share of flats... Hopefully!! The land owner also has assured that it won't affect his share either.. But donno... Which ones are you looking at? I had checked, the land belongs to the owner/builder. Physically also if you see, the boundary of this apartment is on the same line as the nearby buildings and Villas, so I suppose there is no encroachment. You can ask the builder for Railway NOC or some docs for verification.
Hi All, you guys were mentioning about the railway line just behind the property. Can we somehow verify that the builder has not encroached the land that belongs to the railway? If that's the case then it will be a big problem in the future.

Hi Ashish.. Builder is not a very renowned builder. He has some projects near Horamavu and Banaswadi. You can contact the builder's agents, they can show you the old projects. Let us know if you are able to find anything.... Current project, location is good, that's an advantage and the work is going on a fast pace. Hopefully it will be completed as suggested.

Hi Amit, I checked with other projects in Bangalore and found that the issues which I mentioned earlier are there in most of the projects, even with the big projects. And the projects with all clear papers are either with rates too high or the locality is not good. So I think with the prime location of daffodils, the rate is reasonably good and will have a good appreciation in future. So I am rethinking :)

Any idea about Kaveri water connection. Builder is saying, the Kaveri connection pipeline is already laid in the area, it's a matter of 4-6 months by when Kaveri water will start. But the builder hasn't mentioned, whether they have applied for connection or not. So, if the Kaveri water really comes to the area as said, who will bear for the water connection? Who will take the responsibility of applying for the connection.
Hi, I got to know that Builder is going to provide Khata B for every flat. Of-course as deviations are there, OC will not be provided. So what are you guys planning now? How do we go ahead?
4) People already living/owning flats in buildings without OC have to worry only if they want to sell and want a profitable exit and if their buyer is a guy who is coming in with a Housing Loan in mind - that too especially only if he is insisting on a Nationalised Bank Housing Loan. You should educate him and encourage him to go to a Private Bank for a Loan to buy your property and thus make it a win-win situation for both of you. 5) Dont worry - nobody is going to bulldoze your building and throw you on the streets just because your builder did not give you an Occupancy Certificate for the building. Only that illegal floor at best may be demolished one day sometime in the next 20-30-40-50........years if the Supreme Court orders.
Baba, Do you mean to say that there won't be problem if the flat is B Khata and without OC ? Is OC issued for the whole building or for each flat in that building?
Moral of the story: 1) You can buy a flat in a complex even if it does not have a OC. 2) You can take Housing Loans from Private banks to buy a resale apartment in a complex which does not have OC 3) 95% of all buildings in Bangalore are all done with deviation with illegal/unauthorised constructions in the top floor either with a swimming pool or so. Anything on the terrace/top floor is unauthorised/illegal - especially if it is not shown/approved in the Sanctioned Plan by BDA or BBMP - depending on the jurisdiction.
Because they know it is illegal/unauthorised. What they do is - they keep it for themselves to let-out/rent out and use that entire illegal top floor for Rental Income risking the demolition of only the illegal top floor if ever and when the BBMP actually comes to demolish it (only the illegal top floor). In such cases, the builder will be the loser and he will lose that illegal top floor. The same is true for Pent Houses too which are constructed as "Deviation". In 99% of the cases, builders openly tell you that it is "deviation" and "unauthorised". They say so, openly, frankly even about the entire top floor - if constructed illegally.
So, how do you sell then? You will have to find a fully funded self financed cash ready guy to buy your flat (somebody who will not go in for a bank loan). The other solution is Private Banks like Axis Bank, ICICI Bank do provide loans for such purchases even if the OC is not available. It is only Government Banks or Nationalised Banks which play havoc with your life when you ask for a loan when they insist on a OC from you. Not having a OC does not mean that the building will be demolished. Usually, builders construct the entire top floor illegally. For example, if a G+4 is approved by BBMP, they will construct the 5th floor with another 2 dozen illegal flats. However, they dont sell it to you.
During the construction of the project, banks are not aware or will not know to what extent the builder will deviate from the approved plan. So, the question of deviation or OC can not be guaranteed. Since banks exist in this world to do business and not bother about your OC, they will give you the loan during construction stage anyways (as they do not know about deviation since the builder will not tell the bank or you nor do you care. You care only about your bank loan. Period). When you put up your flat for resale - the next guy who comes to buy your flat can not buy it from you if you dont have a OC for the complex. Since this new buyer new guy will also depend on a bank loan to purchase it just like you, he will not be able to buy it as his bank will reject the Loan Papers for want of the OC that you could not provide (since your builder did not provide it to you).
Please share your views after reading this.I am quite sure this might be a useful information regarding OC. The OC for the Building/Complex is required by you only if you are going in for a bank loan to purchase the flat there in the complex because the bank requires it as a document to approve the loan for the property. Without that OC, the bank will not approve the loan and hence you cant buy it on Loans/EMI or bank funding. Now, when does one get OC? You can get it only after the building is completed, fully ready to occupy. Not before that. Then how do banks approve the loans without OC since all of you anyway buy flats everyday all over Bangalore?
Also, even if the project gets approved by SBI I am doubtful regarding the above said documents. The builder might present SBI with the plan that is sanctioned by the BBMP which doesn't indicate anything about the deviation (ie Penthouse). Even if the SBI officials actually visit the construction site now for verification, they will be unaware of the penthouse construction that the builder will be doing in future. In that case the project will get SBI approval and we will get loan. But on completion of the project, we may not get the OC due to the deviation.
The builder says that they will construct penthouse on the top floor which is not approved. The builder has told that all the flats in the apartment will be B Khata even though the site is A Khata. As far as I know, the occupancy certificate is for the full building and not for individual flat. So, if there is deviation upon completion of the project, the flats in that building will be B Khata and thus none of the flats in that building will get Occupancy certificate unless it is converted to A Khata. Since none of the nationalized banks will give loan for a flat which doesn't have OC/A Khata, you may find it difficult to do resale of such flats.
Hi All, I am also contemplating to take a flat here. To my knowledge, Khata B means, the flat is yours but the land still belongs to the landowner. The property tax and all will be given on the landowners name. Usually, if there is a violation, then Khata B is issued. Years later, the society of the building may file for Khata A conversion. I'm not sure of the exact process. If there is a violation then how is it going to affect the project? Anyways, has anyone enquired, if SBI Loan approval is there for this project, because, they do quite lot of R&D for any project approval as compared to other banks. The last time I checked with the Builder, they said, approval from SBI will be received in a week or two. That was 2-3 weeks back. Also, did anyone do a legal verification? It will be helpful, if you can throw some light.
Hi Baba/Nirmal, you are right. Builder has approval of G+3 floors whereas he is planning for 2 additional floors. So, I am not sure of the Occupancy certificate, but there won't be Commencement/Completion certificate. If there is no occupancy certificate, how will it affect in future? I heard, when there is a slight violation there will be Khata B issued. This is, I heard very common in Bangalore. But I don't know about it pros and cons. Do you think, the location and other aspects will be able to outweigh this violation issue?
Hi Amit, My main concern here is the builder has got approval for G+3 floors but they have already built the structure for 4th floor as well.So we are not sure if Builder will be able to provide the Occupancy Certificate after the completion of the project due to violations. Did you get the documents verified already by any advocate ?
Hi Baba, I came to know that most of the builders in Bangalore do this. If at all anything goes wrong, that will affect only that is built on the 4th floor. Evrything should be fine upto 3rd floor. But I am not very sure of the Occupancy certificate. Can anybody give more info obtaining occupancy certificate?
Hi Baba, Thanks for sharing the info related to the area. Water issues are there, more or less everywhere in East Bangalore, especially in Marathalli, Doddanekundi and vicinity areas. But the builder claims there won't be any water problems in the near future as such, as they were able to get water at a depth of 500 ft itself. Personally, I'm not sure about his claims. Apart from water, did you find any issues otherwise? Like legal or structural, etc?
Hi Amit, Nimal, I am also planning to book a flat in United Daffodils. The location of the project is indeed good but what my major concern here is water issues in the locality. The builder claims to provide Kaveri water in the apartment but not sure how far it is true. Also one of my friend owns an apartment at VRR Homes just nearby who indicated that water is dried completely on that area and none of their borewells are fetching any water. This project is BBMP approved. The skeletal structure is already up. I think only the last floor is under to be up. Possession is supposed to be by Mar'14. Not sure of the legalities. Anyone who has done, can you please comment!!

United Daffodil is the brand new project located at an excellent locality of Bangalore which is much far from the hasty tones and fuzziness of the city. The project offers extra ordinary 2 and 3 BHK apartments with world class amenities.
The builder is United Builders & Developers. Only concern is that, a railway track goes nearby some about 60-80ft behind the building where some 10-15 trains pass daily. Any suggestion, is it a good investment or not...
