Clarification regarding resale of under construction flat to builder/third party
Q: Hi , I have booked an under construction flat in Pune and have recently got the registration done too. I have already paid 60 % of the flat cost and yet to avail bank loan. As Iam not satisfied with the quality of construction , I wish to come out of this transaction. Please offer your considered opinion as to 1) Whether I can resell the flat to the builder , If so am I entitled to the present market rate,which is higher than the booking rate. 2) Whether you suggest me to make the full payment and sell the flat to a third party after I take posession of the flat. Sacheen, i have been hearing these days that sales are not good even for leading developers. So what u have thought of seems to be a bad idea currently. The value for resale may not be great too. why dont u try to sell it after one or two years, may be once the values rise..
Only some builders entertain buying back flats from buyers, but some of them do not return the booking amount.. some builders tell u that they will return but for long time u will have to run behind them.. so be careful before doing anything.
