What are the disadvantages one should know before buying a property?

Disadvantages of this locality are: a) Certain road needs to be repaired which connects Begur Road and the area faces lots of water issues during summers. So it is better to check with the developers about water availability.

You will still get affordable homes in Begur Road which is an added advantage and the locality is well connected to Electronic City and other IT campuses such as Wipro, Infosys, Siemens and BHEL. The livability quotient of the locality is high.

The locality is positioned off the Bangalore-Hosur highway and offers excellent connectivity. Apart from the connectivity it offers, the locality outshines other areas in terms of social infrastructure. Redbridge International, Tadmore International School, Candor International and Christ Academy are some of the renowned schools in the region that require a special mention. Fortis and Apollo are some of the well-known hospitals in the area which meet the medical emergencies in the area.

I have an apartment in Begur Road and was thinking of renting it out. How is the rental value in this locality?

According to property consultants, by the third quarter July 2013, the area has witnessed a rise of over 150% (sum up of the last 5 years) in the rental prices. In the last two years, the increase in rental prices have been measured at 30%, from Rs6- Rs 8 per sq ft to Rs 9- Rs13 per sq ft.

The monthly rental of a 2BHK unit will be somewhere between Rs 8,000 to Rs 21,000 while that of a 3BHK unit will be in between Rs 12,000 to Rs 24,000.

What is the reason that Begur road is witnessing continues to see rise in property values?

Begur road is soon going to be the hottest property destination for the IT crowd. The average property price recorded in the area was around Rs 3,500 per sq ft, in the Oct-Dec 2013 quarter. There was an impressive increase of 21% since 2011 Oct-Dec quarter.

One of the primary reasons for the rise in rental values in the area is the lack of ready-to-move-in residential units. SNN Group, Preethi Enterprises, SR Residency and Mahaveer Group are some of the key developers in the area who have come up with multiple projects in the area. Launch of some major projects in the area by the key developers have triggered the property values, boosting the rental values significantly.
The economic corridors that are adjacent to Begur Road have played a significant role to fire up the demand for rented housing units in the area. According to experts, companies such as Infosys, Accenture, IBM, Wipro and Siemens will soon open up their branches in the area.

Begur Road has been witnessing an increase in capital values of multi-storey apartments. In January- March 2013 quarter, the area has seen over 75% increase in capital values when compared to October-December 2012 quarter.

Today, Begur road is one of the developing localities in Bangalore, which is close to Hosur Road, Bommanahalli and Bannerghata Road. It is about 3 kms from Bommanahalli Circle and 7 KM from Electronics City.

In the last couple of months, the property value in Begur Road have gone up tremendously. The area has witnessed a steep fall in rates in the quarter July- Sep 2012, but in the last couple of months, the prices restored to an average of about Rs. 2942 per sq ft.
