Hi All, just to update you all that handwritten Khatas are now illegal. Home buyers who are planning to buy a property in Bangalore in recent times demand E-khatas in the place of handwritten khatas.
Three years ago, the state government has discontinued the handwritten Khata and switched over to A Khata. But still, there are places where builders are providing handwritten khatas to speed up the sale of properties.
As far as I know A Khata has got more value and is eligible for bank loans where as B Khata will not be eligible for obtaining any kind of bank loans as it will have lessor value. Recently the Karnataka Government has announced the Akrama and Sakrama Schemes in which all the B Khatas issued by BBMP will be regularized by collecting some penalty. Once these properties are regularized the value of those properties will increase automatically.
The khata mainly has two elements, the khata extract and the khata certificate. The khata certificate is needed for registration of property and also during transfer of the property from the owner's name to another. The khata extract is taken from the property register
Khata is very much necessary while applying for any loan form bank and license. Khata includes all the critical details related to property which includes the name of the owners, location of the property, dimension of site etc.
